heat pumped lounge is ideal for winter evenings or open the French doors onto the private treelined lawn where the kids can play on the picnic area.

Sunny deck completes the relaxed atmosphere.

Quiet friendly tree lined street (house is on Ann Street! - well away from any main roads)..with fully fenced section and gate

Town, shops and supermarket are a short stroll away or drive to gondola and dine up the mountain overlooking the city.

The property gives excellent value and has charm complete with rimu panelling doors and rimu latticed ceilings and kauri cornices in rooms

The house style is relaxed and tidy families are welcome.

Special conditions:

Note the hot water cylinder is the original. It gives good hot water but not high pressure as modern hotels but plenty of gravity fed water to shower and original bath...

Smoking not allowed in house.. or anywhere on the property

and up to two cars will fit there.. or a car and a boat

    Kitchen well equipped, house had a great central location, manager was very easy to deal with. Water pressure was terrible though.

  • Worried that the deck wouldn't hold up, was in a bad state...

    Worried that the deck wouldn't hold up, was in a bad state of repair. With littlies the holes in the deck posed an attraction so covered with mat from indoors. Were warned about the low water pressure but goodness me, playing the taps got a result, not a good one but a quick shower turned into a looong shower with most time spent trying to get a good balance between hot and cold. Previous 'residents' didn't do a very good cleaning job, least of all dusting. Moved a bed to vacuum underneath, dust was very thick, obviously not been done for ages. Some powerpoints not working, security lights not working. However, all that aside I found it very homely and quite enjoyed tidying the place up to our standard. We would return if accepted!
