The house is located in a safe and convenient part of Christchurch. It is a few minutes walk to St Albans Park where there is a children's playground and a cafe selling great coffee. There are local shops 2 mins walk away, where you can find a range of takeaways, bakery, restauarants & groceries etc. It is 3km from Merivale & Victoria St where where there are some of Christchurch's best restaurants. 1.5km from Edgeware shops and The Palms giving you numerous dining and shopping options.

The house has ultrafast unlimited broadband, Netflix as well as the freeview channels.

The main source of heating is a logfire, the is also 2 oil heaters and a fan heater and heating in the bathroom.

There are 2 generous sized double bedrooms with Queen beds. Beds are fitted with quality mattresses and linen & have electric blankets on them for the colder months. In the third room there is a single bed with a pull out trundle bed. The matress on the single & trundle bed are good quality adult orthopaedic mattresses. The master bedroom has a walk in wardrobe and second double has a built in wardrobe.

The Kitchen and bathroom are modern. The bathroom has a bath with a wonderful, powerful shower over the bath. The bathroom is warm with good heating and heated towel rails.

The Kitchen has good quality appliances with dishwasher and induction cooktop. There is a large pantry and fridge freezer.

The washhouse has a modern washing machine and dryer.

The house is well set up for children. There are toys and children's books as well as a cot with linen, highchair and pushchair. The deck is fully enclosed as is the section and there is off street parking in a very quiet road. There is Netflix with many childrens movies and programmes. Please note there is no trampoline as shown in the picture.

The section is a sunny with expansive lawns, gardens and fruit trees. There is an outside dining area and BBQ.

Special conditions: No one in the party to be under the age of 21. The condition does not apply to family groups. The person renting the property can not on rent the property to a third party. The property is not to be used to host events or parties.

    Quiet, clean and spacious home, conveniently located no more than 10 minutes from downtown. Surrounded by a charming garden that will clearly be lovely in spring and summer. Beds are comfortable and (shared) bathroom is well-appointed, well-lit and very clean. Don't miss the high-quality espresso shop, Ristretto, around the corner in the morning!
