Morning sun streams into the kitchen, into the Master bedroom, onto the deck & the courtyard. It's a perfect setting to be woken up by the sun & start your day. You may want to have your breakfast out in the courtyard, or sip your morning tea on the deck enjoying the amazing view in a tranquil setting. If you choose to sit in the cozy Bay window inside, you can engage with the cooks in the kitchen.
The ground floor has an open plan living area with a beautiful large kitchen. The kitchen is fully equipped with a gas hob, oven, large fridge/chiller/ice maker/freezer, double drawer dishwasher, cappuccino maker (for stove top) & coffee plunger, a pantry stocked with basics & filtered drinking water. While you cook, you have a view of the ocean and a window that opens right out onto the courtyard for a BBQ any time of the day.
The dining room with its Bay window ideally seats 4 people, but provides comfortable seating for 6 people. You may want to add a small fold out table for extra table space. There are plenty of chairs in the house.
There is an office table in the living area for your lab top. Super fast fiber internet provided. In the Loft, there is a lovely lounge to hang out in with stunning views of the ocean. It has a 36' TV, but you might just want to relax with a book or a magazine under the roof.
All beds in the house are provided with soft cotton linen.
The bathroom is downstairs, opposite the second bedroom and has a bath tub, a shower in the bath, a vanity & a heated towel rail. Fluffy cotton bath sheets and towels. A second toilet with vanity is upstairs under the roof. A walk-in-wardrobe is up in the loft, plus extra clothes hanging spaces and shelves.
The courtyard outside the lounge/kitchen has fantastic sea views. A rustic large table fits 6 people. A spacious area to hang out in and just relax and enjoy. A gas BBQ for those inspired to fire it up for a lunch or an evening dinner.

Special conditions: Minimum age for adult guests is 25 years. Not suitable for children under 2 years of age, due to 900mm high deck without protection and a staircase in the house. No parties or events. House to be left in tidy condition. Large sun umbrella needs closing when not in use due to occasional sudden high winds. Drawer dishwasher instructions to be followed. Water to be used with care. No extensive showers and turning tabs off when not used e.g. while brushing teeth. I am on rainwater supply. Thanks.

The Master bedroom with a king size bed has windows right around with panoramic sea views. Open the French doors out onto the deck and the bifold window right out to have this beautiful view.

We had a marvellous time at 38Sea and would love to think we could return one day. The setting is magnificent, overlooking Palm Beach, and the cottage itself very homely and comfortable. We immediately settled in. You are surrounded by the fruit trees of the owners' orchard, and their organic garden (they kindly offered us produce on a watering visit one evening!) We could barely tear ourselves away to visit the local Waiheke sights. A wonderful, restful home for the week.
