Casa Niria is centrally located in a charming residential neighborhood, just minutes away from Modica’s stores,cafes, and restaurants. This two bedroom two bathroom house with exposed stone walls, features, a terrace with panoramic views, gourmet kitchen and free WIFI. The house has air conditioning throughout as well as central heating for the winter months.

Casa Niria in Sicilian means, ‘ home in the area of Saint Andrea,’ and is a beautifully restored, family friendly, two-level heritage home with a panoramic view of Modica Bassa; a UNESCO World Heritage Site. The restorations were done by a master stone mason to combine all the charm of a heritage home with the open concept of a contemporary lifestyle and is a stunning blend of old and new: original stone walls combined with ceramic floors. Decorative tiles and polished lava stone counters complete the kitchen.

Ideally suited for family living, the house features an entrance way courtyard, two bedrooms on the first level with an adjoining three-piece bathroom. The master bedroom has a double bed. The second bedroom is a double bed that can be made into two singles if required. The top floor is open plan with a living room , dining area and for those who like to cook, a fully equipped kitchen. There is also a five - piece bathroom with tub and laundry area with a washer and dryer. An outdoor terrace, complete with outdoor seating for four, overlooks Modica’s historic baroque centre where one can savour the ambiance along with a glass of wine or an early morning coffee. The house itself is located in the Centro Storico, a charming residential neighborhood just minutes away from Modica’s cafes, restaurants and shops. Being within a closed courtyard adds an extra security feature. Free parking is available nearby, approximately 3-4 walk minutes away from Casa Niria. Please note approximately 2 minutes of the walk would be up hill, (which some guests may consider a fairly steep incline, but others not). For stays of ten days or longer it is possible for Giorgio, the property manager to obtain a permit from the local Commune, which will allow you to park in the street 1-2 minutes walk from Casa Niria (subject to space). Giorgio will need your rental car documents on arrival and it can take 2-3 days to obtain the permit.

About Modica - “With its steeply stacked centre and spectacular baroque cathedrals, Modica is one of Southern Sicily’s most atmospheric towns” (ref. Lonely Planet). Modica is a vibrant community with interesting shops, friendly people and breathtaking vistas. The town is spread over the sides of two valleys where two river torrents merged into a V shaped rocky gorge. During medieval times many of the homes were carved from sandstone into caves (grottos) overlooking the torrents. These torrents are now running underground and the main street, Corso Umberto 1, runs along the old river bed. A labyrinth of streets climb up the gorges where over 100 baroque churches are interspersed with cobbled lanes, ancient steps and fine nobles’ houses. You can see the homes carved in sandstone as you walk in the city along the wall of the gorge.

Surrounding Area: Modica is perfectly positioned as a home base to explore nearby cities, beaches, and areas of interest in southeast Sicily. It is easy to take day trips by bus, car, train or bike to Noto, Syracusa, Ragusa, and Scicli, all of which are UNESCO sites. Take a day trip by bus or car to Catania to visit the spectacular open-air market and the Duomo, another great adventure. The famous ceramics of Caltagirone are only a two hour drive away and well worth a trip. For those who like the beach, blue flag beaches of Pozallo, Sampieri, Marina di Modica and Donnalucata are just a 20 minute drive away.

The area is known for its excellent year-round climate, rich cultural and historical attributes, baroque architecture, outstanding Sicilian gastronomy (wine and food) friendly local people and affordability. The area’s delicate blend of history, nature and the sea has contributed to its rich delights including fresh produce year round, and local specialty recipes for chocolate, wine, olive oil, ricotta, and pastries. Modica also has excellent restaurants. Ragusa which is nearby has two Michelin-rated restaurants.

Fabulous stay
We could not have been more pleased with this apartment.. Nick had a very detailed notebook that was extremely helpful. The view from the patio was beyond beautiful, especially at night. The apartment was well equipped! They provided a lot of food for us, going far beyond expectations. Giorgio was just a delight and so helpful. We stayed there four nights. Would definitely stay there again.

Great location for taking advantage of all Modica has to offer. Bit of a steep walk up to the house, but worth it for the fantastic views . Enjoyed the terrace very much . Well equipped kitchen . Sicily Grand Tour
We stayed in the property for 5 nights in the middle of a two week trip. Its clean, private and well equipped. It worked great for my wife and I but i could imagine it handling a party of four very easily. It's location in Modica is convenient to many pastry shops, bars and restaurants. Its location provides an excellent base for trips to Ragusa, Noto and Syracuse has well as the beaches of Porto Modica, Porto Ragusa, and San Pieri.

This property exceeded our expectations in every way. The owner is great to work with, the host in Modica, Giorgio, was wonderful. The pictures on the VRBO website do not do this place justice, it is even better than the photos. Immaculate, well stocked, well located, comfortable, and spacious...with a breathtaking view. We would definitely stay here again.

We are a family of three from the UK, who have spent numerous fabulous holidays travelling through Italy, and Sicily in particular. On one of our visits to Modica we saw Casa Niria advertised and decided to purchase this wonderful property, having been won over by the stunning view of Modica Bassa from the balcony. The house has been beautifully restored by a Canadian couple who originally bought it in 2013 and it benefits from many home comforts.
We have become close friends with the property manager Giorgio and our children, being of similar ages, play together during our visits.

Why they chose this property

We purchased this property because of the panoramic view, central location and historical setting.The view from the terrace is spectacular. We also felt that being located within a beautiful enclosed courtyard added both privacy and security. We picked Modica because of the warm climate, and Modica felt like a real Sicilian town where people work and live.The town’s people are friendly and we felt we would be living in a safe environment, free to explore all the wonderful sites in and around the city. Modica is a place we can call home. Being centrally located it is an easy walk to shops restaurants and historical sights.

What makes this property unique

Although it is a heritage building Casa Niria is a comfortable home and well suited for family living.Casa Niria also has all the necessities associated with modern living: Wi-Fi, HD Smart TV, A/C, central heating, dishwasher, clothes washer and dryer, a fully equipped kitchen, window screens and a terrace. One of the two bathrooms has a bathtub when you just need to soak. There is a collection of movies on flash drives, DVDs for easy viewing. Giorgio, the property manager, will ensure that your stay is both worry free and memorable. He will welcome you to the house and explain how everything works. He is knowledgeable about the area and speaks perfect English.
