Being well travelled for business and pleasure myself both with and without my children I know what it takes to make a place homely for both adults and kids alike and that is my aim for all of our properties, to create a home away from home for all. Similar to our other place nearby (Viewfield House); Airyhall House is an established family home (although it is exclusively for guests use only). It has recently been renovated specifically to improve it for guests so will meet our very high standards and I guarantee will be ideal for you and your family/friends to enjoy without anything at all to worry about. As with all of our properties our objective is to provide somewhere I would want to stay with my children. Good quality furniture, linen, towels and soft furnishings are provided throughout and brand new Silentnight 3 Zone Memory Foam mattresses are provided on beds with mattress protectors (which have received excellent reviews from 100s of client reviews and countless others from other booking sites, many people saying it is the best nights sleep they have ever had).

Due to its really spacious nature and open living areas you could not have a better place to stay and enjoy gatherings with family and friends or for business trips.

Built from Aberdeens' famous granite, this great corner plot gets sunshine in the garden, accessed directly from the family dining room patio doors, for most of the day. Outside seating is available.

Significant renovations and updating have taken place to modernise including; fully rewired, kitchen/dining lounge extended, cloakroom and family bathroom.

Being in a very quiet street, there is minimal passing traffic.

Below is a brief summary of what the property has to offer:

Front house: Space for 2 cars/vans or 3 smaller cars on the drive plus free street parking.

Ground floor:
Spacious and bright hallway.

Bedroom 1 - Spacious and bright bedroom with a double and single beds, bedside cabinets and lights.

Bedroom 2 - Spacious and bright bedroom with a double bed, bedside cabinets and lights.

1st door to the left, under the stairs: a cloakroom toilet with wash hand basin, fan, radiator. Handy when travelling with young children or those who find stairs difficult.

Next to the left: modern, open and bright plan kitchen and dining lounge; opened up and extended to form a beautiful area to prepare meals with company and dine in with lovely views into the bright garden. Dining table and chairs enabling 10 persons to be seated. Iron, cleaning products/utensils in the cupboard. Very well equipped; range or pans, casserole dishes, etc. Dining table. Selection of tea, coffee and hot chocolate is provided.

Ample lounge seating is provided with our huge 4-5 seater sofa and a further red leather sofa and single-seater. TV with smart features, NETFLIX, etc.

Access from this room direct to the patio area and lawned garden via the patio doors.

Bedroom 3 (upstairs front) - King bed.

Bedroom 4 (upstairs rear) - Double bed.

Bedroom 5 (upstairs front box room) - Small double bed (note photos still show our old single bed but has a small double now).

Family bathroom - Beautiful designer bathroom with large bathtub, separate power shower, wash hand basin and towel radiator.

Excellent quality brand new bedding is provided throughout and all are fitted with mattress/pillow protectors.

Outside: Spacious back garden is very secluded and private due to being fenced and has a lawned area for children and four-legged friends (note it is not 100 'dog proof' so it is up to owners to ensure that dogs remain in the garden) to enjoy and also a patio seating area.

IMPORTANT NOTE: No large non-family groups (folks coming to the area to party!). I have had to remove guests in the past, police involved, etc and have measures in place to prevent this occurring again so please do not try to book unless you are the right type of guest.

In line with our policy of openness and to provide bookers with an idea of the spacious nature of the accommodation, the generous room sizes are outlined below.

Guests have access to all parts of the property.

Bedrooms that are not used will be locked (strictly only persons booked into the house are allowed in unless by agreement with myself). As I travel regularly I cannot be guaranteed to be around to meet in person but I have support for all of my properties and I am always available via telephone as and when required. Please enquire if you have any questions. Please feel free to contact one of us, including my lovely next-door neighbour who lives 5 minutes away and helps with the house, on the contact numbers provided in the information pack if you need any further information or have any issues during your stay and we will be glad to help and resolve anything that may crop up.

Excellent Manager but place needs some TLC
1. Customer Service was top notch. Having an early check in, the playpen being supplied as well as a mattress and a pad was very handy for us and we really appreciated working with Colin. 2. There was a bag in the driveway with soil in it that was left out when we arrived. The backyard has weeds knee high and the yard waste was tucked behind a tree. 3. There was a table and chairs outside in one part of the garden, however they weren't in great condition. 4. The house is listed as a 5 bedroom - however it is a 4 bedroom with the living room turned into a bedroom. Taking away the living room means there wasn't enough room for our family to sit together without utilizing the plastic kitchen chairs in the kitchen. We were saddened to see that it had been converted and there wasn't space in the house to relax together. 5. The bathroom on the main floor is literally too small to turn around in. There was no privacy and with no storage for even a toothbrush it was not convenient. The lock on the door often became stuck as well and someone from the outside would have to help pry the lock open and let the person out. 6. The bedrooms upstairs are all small but adequate. 7. The bathroom upstairs was extremely dangerous to shower in. We are from Canada, and the safety codes may differ, however even if the bathroom is to code it is dangerous. The bathtub, toilet and shower all touch - they are side by side in a very very small space. With this being said, you have to squeeze beside the toilet to get into the shower, which had no light fixture cover over the light above our heads, and mold on the drain plug which was very badly repaired, showing silicone attempts to cover the hole. The tile on the floor is not meant to be floor tile - it is glossy wall tile - meaning that as soon as there is water on it, the tile becomes very dangerous and slippery. There is not a mirror in the bathroom at all. The tub stopper was stuck and the tub just slowly drained on its own. 8. The kitchen was not adequately stocked with the items we would expect. There were mismatched glasses, plates, bowls etc. The oven was so old the knobs were worn down and we couldn't read them. 9. I was flabbergasted when there was not a dryer in a rental that was meant for 5 people. We had two little ones with us due to rain often, it was impossible to wash clothes and dry them in good time. The bedsheets and the towels were rough to the touch due to the way they were dried.
