Mendips View holiday cottage is an annex to our 15th Century converted farm barn. The cottage offers comfortable, warm, relaxing accommodation, excellent facilities and fantastic uninterrupted views across the Mendip Hills and to the rear 80 acres of farm land in an area of outstanding natural beauty.

Included in the stay is the use of the Webbington Hotel Spa/Gym for you to enjoy-one free entry for each weekly stay.

Also on site Crook Peak Cottage, sleeps 4. VRBO reference 1038619 to allow for groups of up to 8 people in total on site.

Close to Weston Super Mare but located in beautiful countryside.

Great place to let your children run around freely without the worry of traffic and strange people.

Thoughtfully and tastefully designed throughout, Mendips view combines wooden floors, wooden doors, beams and a wood burner with a warm welcoming sitting room, dining area, stylish kitchen, downstairs cloakroom. Spacious bedrooms, a modern bathroom and modern en-suite shower room. All rooms have amazing views of the Mendips, surrounding countryside or neighbouring fields; perfect for spotting buzzards, owls, deer, rabbits, badgers and foxes. Listen to the sound of song birds rarely heard in the cities. We have not used a wide angle lens to make the property bigger but instead taken more photos to allow you to get a true image. Also we have a video tour of the interior and exterior.

A private but open garden and patio to the south side of Mendips View is ideal for relaxing or watching magnificent sunsets with a cold glass of wine in hand. If you have a dog, they are welcome to join you, dog lead ties are provided in the surrounding walls.

The accommodation includes Lounge with wood burner, TV, DVD, books and DVD's. A few board games are also available to use. The local Ordnance Survey map and local interests are provided. The kitchen comes fully fitted with fridge/freezer, microwave, electric oven and gas hob, washing machine and dishwasher. All dishes, cooking utensils, glasses and other home comforts are present. Please leave them clean when you depart.

The bedroom with the en-suite has a king size bed and all bedding is provided along with thick luxurious towels. The second bedroom has two single beds, again bed linen is provided.

Groceries can be ordered through Tesco, Sainsburys etc and delivered. Electricity and gas usage is included as is access to wireless broadband. Dried and seasoned (stored for over a year to allow the sap to dry out) wood can be purchased from the owner for just over the price of a pint of beer which has been cut by us and our boys. The money goes to our boys for helping

We also have another 4 bed property onsite advertised through HomeAway, Called Crook Peak Cottage which is a single story.

The water used for showering and bathing is collected from rainwater.

For our foreign visitors, the water from the taps is drinking water, very pure and saves the need for damaging our planet buy purchasing environmentally unfriendly water that has been placed into a plastic bottle for the same price as a litre of petrol!

A security refundable deposit is required and if bringing a dog, a £30 fee per dog. Please note no smoking in the property/entrances of the property allowed.

TERMS & CONDITIONS
Bookings are subject to the following terms and conditions as agreed to at the time of booking

- A legally binding contract will come into existence when we receive your deposit payment and email you a receipt and confirmation of booking for the holiday. The contract binds you and all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking. You will be committed to the full payment and for your arrival. We are solely committed to you and your guests, not offering the booked dates to any other person and allowing you to stay on the agreed dates therefore, if the dates have been held for you, preventing them to be booked by another party and you wish to change the dates, this will be deemed as a cancellation. What we will do is open the dates on the calendar and if any of the days are then booked, we will refund the same amount.

- A non-refundable deposit of 50% of the total holiday price is payable at the time of booking.

Bookings made less than ten weeks before your arrival date must be accompanied by the full amount of the holiday charge.

- The balance must be paid so as to arrive no later than six weeks before the commencement of your holiday. If the balance is not received by the due date as specified on your booking form then your holiday will be treated as a cancellation and you will remain liable to pay the balance of the rent.

- All cancellations must be immediately notified by email. If you cancel your holiday, you are still liable for the full amount. Any epidemic, pandemic viruses or illness`s will not be accepted for reason of cancellation.

We strongly advise that you take out comprehensive travel insurance. If you choose not to then you accept responsibility for any loss that you may incur due to your cancellation.

- Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

Guests will leave by 10 am on the date of arrival and arrive no sooner than 4 pm unless otherwise agreed by the owner.

You are responsible for the property during your stay and it should be left in a clean and tidy condition. All furniture and equipment should be left in the same state as commencement of your holiday. All damages or breakages will be charged and should be reported to the owners immediately. All ovens, cooker, sinks, work surfaces, microwave, toaster and barbecue left in an unclean condition will be charged for cleaning

Dogs must be well behaved, not left unattended, allowed on the furniture or bedrooms. All dog fouling must be cleaned up. Any found after departure will be charged heavily.

The owner and cleaner reserves the right to enter the property at any time.

Guests should not cause a nuisance to other neighbours.

No responsibility is accepted by the owner for personal injury, loss or damage to personal property including guests vehicles.

Short weekend break
Could not have asked for anything more. This was a home from home. Fully utilised kitchen, downstairs toilet, dining area and cosy living room with log burner, large tv and Netflix and Amazon prime, yippee! Two comfortable bedrooms, one en-suite shower and toilet. Main bathroom with bath and toilet. The location was not to far from lovely country walks or beaches. My husband had a lovely time chatting with Gary, very friendly. Cannot wait to book for spring 2024.

Tolles Cottage, sehr gemütlich. Man hat Platz ohne Ende. Oben zwei Schlafräume (1x großes Doppelbett, 1x zwei Einzelbetten) mit jeweils eigenem Bad. Im Erdgeschoss eine sehr gut ausgestattete Küche, ein gemütliches Wohnzimmer und ein Raum mit Esstisch und Stühlen sowie eine weitere Toilette und Zugang zur Terrasse. Das Cottage liegt etwas abseits, doch man hat dadurch auch seine Ruhe. Sehr guter Ausgangspunkt für Ausflüge z. B. nach Bristol oder Bath, aber auch Salisbury und Stonehenge. Die Gastgeber Gary und Heather sind sehr freundlich. Nützliche Hinweise (z. B. Bedienung des Backofens) wurden von den beiden gut vorbereitet und im Cottage hinterlegt. Wir haben 5 Nächte dort verbracht und wären gerne länger geblieben, doch das nächste Zeil unserer Rundreise war bereits gebucht. Im Nachhinein war es die Unterkunft, die uns bei unserer Reise durch den Süden Großbritanniens am besten gefallen hat.

The property was in a beautiful remote location, just perfect to get away from it all.Gary was a perfect host and sold us some honey which was produced on his property also free range eggs. Had everything on site that you required, had Netflix and board games flr the evening. Thoroughly enjoyed our stay.

Pretty and welcoming cottage
There is no swimming pool or gym. We had a very good week, nice weather and a lovely cottage. We were able to walk up dogs on Brean Beach, which seems endless. We visited Glastonbury and Wells, both of which were very dog, friendly and good to look round. The Mendips are pretty and we went up and down Cheddar Gorge a few times just to admire the scenery. The cottage was very well equipped with a big comfy bed. It is fun to feed the chickens and ducks. Any food scraps you may have and our hosts were friendly and helpful.

This is one of our two holiday rentals with VRBO, the others being Crooks Peak Cottage

Mendips View has been built to a higher standard than present day building regulations require, the walls, floors and ceiling are packed with the highest quality insulation to keep the occupants comfortable and cosy whilst sat enjoying the two totally different views.

Heather and Gary have known each other since our school days, finally getting together at the end of the 20th Century.

We moved to this area in July 2002 where we were very lucky to purchase Hamwood Park originally a 15th Century Storage Barn for seasoning (drying) cut timber. It was converted in about 1980 but not to the standard that we have been bringing it to, WE-Gary and Heather, have physically put on the new roof amongst many other restorations.

Mendips View was converted from a freezing cold single story building into the fantastic cosy cottage that we now offer for others to come and enjoy the very clean air (you will sleep soundly) along with the stunning countryside of the West Mendip Way, excellent for walkers.

We both up keep our small holding and enjoy the variety of the many holiday makers that come and stay, many returning several times throughout the year.

We as owners are close by to help you enjoy your holiday but also to leave you alone to relax.

We encourage you to really appreciate the location by feeding our ducks and chicks if you wish or bounce on the trampoline. One of our visitors actually returned early from a day out as they wanted to come home! We love our home and enjoy others enjoying it, leaving you to relax or assisting you with planning your days out if you wish.

What makes this property unique

As soon as we drove up our secluded farm lane, parked next to the Dutch Barn looking at the house our stomachs were both knotted.

We were blown away by the enormity of this handsome place whose lounge is bigger than the footprint of our 1930 house that we moved from. We still drive up our lane in disbelief. Gary still thinks of only being the caretaker not the owner!

The air was sampled before we moved here and is of a very high quality amongst the total quietness of the countryside.
It is located within easy access to many of the local interests whilst being simple to access due to being out of the rat race traffic.

If you like street lights, noise of people returning from the pub etc, this is not the place for you. If you like peace and quiet and want to return home refreshed and relaxed then a stay is highly recommended. Many of our short break visitors visitors come back for a full break.
