About this property

Hidden gem on the edge of the Cotswolds

The Little Barn is a beautifully, sympathetically and stylishly renovated two bedroom cottage within the grounds of a former farm that was once owned by the local Monastery. The cottage itself is spacious and fully equipped with everything guests should need for a truly comfortable and restful stay. In this era of sustainable living, The Little Barn benefits from solar panel energy, a Tesla battery for energy storage and use, recycling facilities and energy efficient appliances and lighting.

The cottage is warm, cosy and inviting boasting a fully furnished kitchen complete with all mod cons including a washing machine, dishwasher and microwave. Basic condiments (salt, pepper, oil), tea, coffee, sugar, a cafetiere, washing up liquid, tea towels, tin foil, cling film, sponges, dishwasher tablets, laundry materials and bin bags come as standard, as do a couple of treats upon arrival.

Beyond the kitchen and the other side of a lovingly restored archway, is the lounge where guests will find a Smart TV (including Netflix, Prime Video and Freeview Play), an Amazon Echo Dot, a comfortable corner settee that doubles as a bed, an extendable dining table and French doors that open onto a quiet outdoor space. For younger guests, there are books, toys and games. For older guests, there is a chess set and playing cards.

Upstairs, there is a tastefully refurbished bathroom with over bath shower, a gorgeous master bedroom with king sized bed and plenty of storage, plus an attractive twin room. Both bedrooms have space for a travel cot if required (available upon request) and both overlook the surrounding fields that stretch to the Cotswolds and beyond.

Towels and bed linen are provided for our guests including bedding for the downstairs sofa bed and travel cot as appropriate (guests do need to ask ahead for sofa bed and cot bedding - in case we are not on site at the time of the booked stay).

Wifi is available throughout the property free of charge. Heating and hot water are included in the fee.

Important note: The Little Barn has a maximum capacity of 4 guests plus one infant. If you are travelling with more than one infant then the cottage may not be big enough for you all. Please do check with us before booking.

Guests have sole use of the cottage and outdoor courtyard. Access to the cottage is via a lane leading from the main road. Once inside the gate of Highwood Farm, there is a designated parking space to the right of the main building and further parking adjacent to the wooden fencing.

We regret there is no disabled access to the property.

We live on site but are very discrete. We believe it is important for guests to have total space and to enjoy their stay in peace, secure in the knowledge that they will not be disturbed.
We don't tend to meet and greet guests as there is a lockbox housing the key to the property. We do however message after check in to make sure guests are settled and happy and there is a useful Information Folder in the kitchen of the cottage.
Although we both work, we are easily contactable if needed and very responsive to any queries.

The Little Barn is situated at the end of a quiet farm lane and is a perfect base for exploring the Cotswolds and surrounding areas. There is no through access hence it is utterly tranquil and a haven for those seeking beautiful countryside and an escape from the normal stresses of daily life. The surrounding fields are a paradise for walkers and the local village of Kingswood is just a short drive away. It can also be reached on foot if the mood takes you. Within Kingswood, there is a handy and friendly Spar which doubles as a Post Office / cash point. Guests will also find a delightful Public House that serves good tasty food, a gym with 'pay as you go' classes, a park and play area, the local church and the remains of the Abbey. There is ample parking at the park with further parking in and around the village.

The friendly market town of Wotton-under-Edge is a further mile away by car and here guests will discover several eateries, a butcher, a couple of bakeries, several barbers and hairdressers, two grocery stores, two medical centres, two dentists and an array of local craft, produce, antique and gift shops. There is also a traditional cinema, a Tourist Information Office, free parking, an art centre and an open air pool (open during the warmer months). The pool has recently been extensively refurbished and is a real oasis on hot summer days.

The beautiful town of Chipping Sodbury is just a short distance away and the cities of Bristol (30 mins), Bath (35 mins) and Gloucester (40 mins) are all within easy reach. All three cities abound with history, activities, shopping and wonderful sightseeing walks and tours. A particularly lovely way of taking in Bristol is via 'cycle the city', guided or self guided. Just ask us for details if interested.

Again only a short drive away and guests will reach the stunning Cotswolds where places like Tetbury, Westonbirt, Uley, Cirencester and Malmesbury are well worth a visit. These beautiful artsy towns and the surrounding villages teem with history and are stuffed to the brim with cafes, antique palaces and boutiques. The Little Barn is a handy gateway to this beautiful part of England.

The 102 mile Cotswold Way is on the cottage's doorstep and is easily navigated. This beautiful collection of walks offers guests breathtaking views, dramatic gorges, rolling hills, forests and every kind of landscape a person could wish for, not forgetting the abundance of numerous castles, historic houses, country parks, museums and art galleries. The delights of the area are arguably some of the best in the UK and we can offer more details upon request.

An independent means of transport is a must when staying at The Little Barn. The village of Kingswood can be reached on foot across the fields but to reach anywhere else, own transport is vital. There are train stations in Yate and Cam if needed. Public bus transport is very limited. We are very happy to advise on the very efficient local taxis. The Uber service is not very reliable in the area.

The Little Barn is one of five rental dwellings within Highwood Farm. Of the five, it is the most recently renovated property and we have striven to make it a beautiful setting for a relaxing and peaceful home away from home.

Guests are invited to check out our Facebook page entitled 'Highwood Farm Holiday Cottages'. We update the page regularly with local photos, news and appropriate information.

We also have a website entitled www.highwoodcottages.com.

Perfect stay
We had an amazing stay at Highwood Farm. The location was ideal, and the accommodation was spectacular. Super clean and well appointed. The host had great tips for local excursions. We were travelling with our son, and there were plenty of toys to keep him entertained during downtime. Would recommend a stay to anyone I know!
