Firstly, Why Frinton? Frinton is home to four established country sports clubs: A world-class tennis club with grass and hard courts, an outdoor swimming pool, an 18-hole and 9-hole links golf course; a sailing club; and a cricket club, all of which are over a hundred years old.

During the warmer months, Frinton provides a rich cultural offering - hosting music and theatre Festivals – all of which are within walking distance from Byfields. The Frinton high street provides a range of boutique/specialist shops, restaurants, bars, and supermarkets –within a ten-minute drive, there are several shopping precincts, including a brand-new M&S Food Hall and an Aldi. For entertainment further afield, Walton and Clacton offer fun piers and additional shopping opportunities within a 15-minute drive.

Secondly, what makes Byfields so special? Byfields is a brand-new holiday let that offers an outstanding location. Recently renovated, the imposing six-bedroom home commands quite the presence on the town’s smartest street. It is a leisurely 200m stroll to the beachfront, but the rear of the house packs the biggest punch – a terrace, garden and vista that is likely to be unmatched. The landscaped garden is broad and long – and one can imagine everything from garden parties and marques to games of croquet and touch football – all at the same time if desired! The manicured garden and cabana (with Wi-Fi) present lots of lovely nooks to enjoy a cocktail, sit and read, do some work, or enjoy the peaceful million-dollar view over the golf course and horizon. All of which can be enjoyed from the full-length terrace that runs the width of the house and can be accessed from both the kitchen and the family room/snug. The terrace (elevated above the garden) has ample seating for comfortable ‘lounging’ and alfresco dining, aided by a top-of-the-range Weber Gas BBQ - which means the incredible vista can be enjoyed all day long. And for the kids, there is a giant trampoline and numerous outdoor garden games for endless outdoor fun.

Byfields, recently renovated, is a 6-bedroom home on the town’s smartest street. It is a 200m stroll to the beach, the rear of the house boasts a terrace, garden and vista. The landscaped garden is broad and long and can accommodate everything from a garden party to croquet or a game of touch football. The living rooms and bedrooms are spacious and styled beautifully to ensure comfort and practicality and the house is decked out with everything you might need for an amazing week by the sea!

And inside...?

When you enter Byfields, you are immediately aware of the spaciousness and grandeur of this old home (but with lots of modern touches). The entrance hall is light and bright and provides access to all the downstairs rooms:

The formal living room – new, comfortable lounges/chairs surround a gas log burning fire, and in the bay window overlooking the garden is an old partner's desk - for those that need or want to work or just a peaceful spot to catch up on some admin.

The snug is the heart of the home – a luxe velvet L-Shaped lounge, SMART tv and gas log fire mean this is the optimal place to snuggle up with friends and family for movie nights – with French doors opening out to the terrace and extraordinary garden vista. The snug is also home to many games, puzzles, and books for guest enjoyment.

Formal Dining Room – for those special occasions, this antique table can sit 12, so whether it be a birthday celebration, a Christmas dinner or a Sunday lunch, this room can provide a regal air, and the great storage means that there is no shortage of elegant table settings.

Family Kitchen – the epicentre of most family homes, and this is no exception. A large country table can comfortably seat 10, and for those with culinary inclinations, the vast (48 inches) Aga-style 8-ring cooktop also houses two gas ovens, a grill, and a warming drawer. In addition, there is a built-in electric oven and free-standing microwave. There is ample countertop space and the cupboards and shelves are filled with cookbooks and all the paraphernalia required to create gastronomic goodness. As food lovers, we have created a kitchen we would want to cook and play in. The new double-fronted Samsung fridge /freezer provides inordinate internal space, ice, and filtered water. A second ‘pantry’ fridge further supplements this for overflow or drinks, and a dedicated temperature controlled 80 bottle wine fridge for those that take this kind of thing seriously! The adjacent pantry/laundry houses an abundance of brand-new appliances, from a Kitchen Aid and Nutri-bullet to top-of-the-range Samsung washing machines and dryer.

The Double Garage – houses an electricity port for charging electric/hybrid cars and is currently home to a state-of-the-art ping pong table, darts, and everything a family might need for a day at the beach – from paddle boards/ surf-boogie boards to deckchairs, windbreaks, and icebox, and garden games.

The Games Room/Teen Retreat – situated above the garage but accessed via the utility room is a haven for teens and a great living/play space for kids/adults of any age. A full-size pool table, foosball, and SMART TV with PS4, a good assortment of current games, including NBA, Call of Duty, and numerous games for younger children. There is comfortable seating and plenty of bean bags with excellent space and storage for many people.

The entire house is dotted with interesting art – a collection accrued through years of travel and living in various countries. And all rooms on the lower floor have ceiling fans for those days when a cool breeze is desirable.

Heading Upstairs… where all six bedrooms look out to the lush garden and magnificent vista. Four of the six bedrooms have Super King beds and double sofa beds; one has two sets of bunks, including an additional two trundle beds, and the last bedroom has two single beds, which have been designed to attach to create a fifth super king bed if required. All bedrooms have overhead plantation fans and new White Company bed linens.

First Floor:

The Master Bedroom – this spacious bedroom (one super king) and large ensuite bathroom also houses an extensive walk-through dressing room. The bathroom has a separate bath, shower, and double vanity with ample storage and ventilation.

The Singles Room – next door to the master suite is a bedroom with two single beds (or one super king), a wardrobe, and shelves.

A sizeable Super king Bedroom with a bay window, built-in dressing table and two separate cupboards with both hanging and shelves.

The Bunk Room – a large bedroom with two sets of bunks and additional trundles tucked underneath – and lots of lovely storage.

There are two good-sized bathrooms (in addition to the master ensuite) on this floor with showers.

Second Floor

At the top of the house, the height and angles make the views even more magical as the sun rises or sets for the day – including sparkling glimpses of the golf course and coastline. The two oversized Super king bedrooms are indulgently sized with fulsome storage and comfortable furniture. There is plenty of room if the sofa beds need to be utilised, and there is one massive bathroom with a decadent bath and shower, plus a double vanity.

So, in a nutshell… Byfields is a ‘home’ away from home. From the beautiful bedlinens to the fully decked-out kitchen, you hopefully won't ever feel any sense of compromise. The house imbues warmth and luxury without feeling stuffy or old. It can transform from a beach house in summer to a country house in winter – each season offering a different way to enjoy the home.
