Modern, fully furnished and fitted garden apartment in one of London's most expensive and sought after boroughs.

Ideally, this apartment is most comfortable for two guests sharing the main bedroom. There is, however, a pull-down double bed in a separate room that also provides access to the outside rear yard and the washing machine room. (see photographs). There is a supplementary charge per extra person using this bed.
The space
Before going any further with your enquiry, I must point out that this apartment is not suitable for families with children under the age of fourteen and such enquiries will not be accepted.

That said, this is a spacious, one and a half bedroom, ground floor, self-contained flat in an 1860's period conversion with many new features, high ceilings and modern furniture, fixtures and fittings. Accommodation for up to 4 with a double bed in the main bedroom with ensuite shower room and, in a separate room, a pull down double bed, both with fitted or flat sheets and duvets with a choice of down or hollow fibre pillows. Two single duvets can be provided if required. Fully equipped kitchen with fridge and freezer, microwave, toaster, electric kettle, filter coffee maker, gas hob and electric fan oven, family bathroom with bath and shower, bathroom scales, towels and facecloths. A hairdryer and multi-point plug adapters are also provided. Fully furnished with under floor heating, Virgin HDTV and FREE Superfast broadband and WiFi. A workdesk equipped with screen and printer is also available for guests to use via USB cable. Cleaning and fresh linen and towels are included in the standard price but for a stay of more than 2 weeks there would be an extra charge for cleaning and fresh bed linen but only if requested.

Laundry facilities - washing machine and separate dryer - are housed in a separate room, accessed via the second bedroom. This room can also be used for guest storage - suitcases, luggage etc.

Check-in Welcome Pack is provided including some basic foodstuffs, which the host will modify if guests have any dietary issues (Vegan, nut or grain allergic), to be taken into consideration.

Your host is usually on hand to help vacation planning, advice for restaurants, excursions and travel arrangements, in greater detail than below.

The Garden Flat is very close to mainline trains, tube and bus routes connecting to Central and West London. Not far away is the M40 to Oxford and the Cotswolds, M4 to Heathrow, Windsor, Bath, Bristol and the West Country and the M1 to Birmingham, the Midlands and the North (20 mins) and, of course, to the famous Kensington High Street.

Westfield Mall and Shepherds Bush Green shopping and banks are a 5 minute walk away. There is a corner convenience shop (open 0800 to 2100 7 days), incorporating laundry/dry cleaning (not open on Sundays and will home deliver) and a Post Office, which is open on Sundays and provides an ATM service. A hairdressing salon, , and Italian (CIBO) and Lebanese restaurants (Alounak) all of 200 yards away, both with a substantial reputation and with two local run cafes.

Holland Park's summer opera season is an annual event, Leighton House is a few minutes walk away with Kensington Palace and Gardens and the Royal Albert Hall further down Kensington High Street. The Victoria and Albert Museum, the Natural History Museum, and the Science Museum are just a few bus stops away with the Brompton Oratory and Harrods a few more in Knightsbridge.

For lovers of Royal history, Kensington Palace, Buckingham Palace and the Queen's Gallery are at the end of a short bus or tube ride from Kensington High Street (Bus no 9) and not much further on is the Royal Academy in Piccadilly, and the National Gallery, Trafalgar Square (also bus route no 9). Westminster with the Abbey and the Houses of Parliament are accessible by tube from Kensington High Street as is the Tower of London and other historical sites further east. There are a number of bus tours around London, which you can hop on and hop off as you wish as well as guided walks to see some historic sights and sounds by day and night, some of which start in Kensington.

Summer or winter the River Thames offers a splendid way to see the London's sights. A river boat from Westminster Pier to Greenwich, the home of the National Maritime Museum, the Cutty Sark and a thriving market is one of the most popular experiences. Saturday's Portobello Market in Notting Hill is a stiff walk or an easy bus ride from the apartment, while further afield Camden Market and Petticoat Lane are both easily accessible.

Other historical sites include Hampton Court, Syon Park and Kenwood not forgetting, for lovers of plants, Kew Gardens and the Physic Garden in Chelsea. The Geffrye Museum is a fascinating experience for those wanting an insight into London's housing and Camden's London Jewish Museum provides a historical background to the Jewish contribution to British life with many conferences and exhibitions. And for young and old alike, do not ignore the Museum of Childhood in Bethnal Green - fascinating!

Nowadays, paying for public transport is almost totally cashless. You can pay using your phone or contactless card or buy an Oyster Card to get around by public transport - but always ask what is the best option for you and yours about which will be the best value package for your stay. And you might want to use one of Boris's Santander bikes. There are two docking station within a five minute walk from the apartment. They are not free but a good way to get some exercise and see London. eBikes can be found parked around on pavements, for which you will need to download an app.

Elsham Road is a quiet, tree-lined street (see the photos not the streetview which is of the Holland Road) without free parking except at certain times during the evening, at weekends and on Public Holidays. Some short term Parking permits are able to be purchased from the R B K & C offices. Parking at Westfield, Shepherds Bush has reasonably priced over night parking, currently less expensive than using meters.

It is a perfect location for anyone attending public or private sports events, business shows, fairs and art exhibitions at Olympia - see their (eco. co. uk) events page for dates.
