Arlington House is located in the vibrant Angel neighbourhood of London, where a dynamic and trendy blends seamlessly in historic charm.
My 2 bedroom is located on the ground floor, and benefits from a double sofa bed in the living room which accommodates up to 6 guests.
King's Cross station only 20 minutes away on foot where you'll find the famous Platform 9 and 3/4 from the Harry Potter!
The space
Nestled on a quiet street, our charming flat boasts a prime location just behind Sadler Wells theatre and a short 3-minute stroll from Angel Underground station. Travelling to King's Cross? It's just one tube stop away (4 minutes) on the Northern Line!
Accommodation includes two serene bedrooms, one with a king bed and the other with a queen, each offering built-in wardrobes and hotel-quality linens for a peaceful slumber. A hairdryer, hand held clothes steamer, iron and ironing board are available for freshening up. Family friendly too - a travel cot, with mattress, and high chair are included. (Please make sure to bring your own cot bedding should you wish to use these facilities.)
The living dining area seats up to 6 guests across two sofas. One of the sofas turns into a double bed. Enjoy your favourite TV series on the Smart TV (own log-ins required), or explore our board game selection! For those who wish to work from home, there are two tables; one in the living area, and the other in the kitchen. Wifi speeds are are fast as 390 Mbps download, and 35 Mbps download!
The kitchen is equipped for self-catering for home cooked meals. Appliances include use of a microwave, gas stove, oven, integrated fridge freezer and a washing machine. A second smaller table by the window is a perfect place to enjoy your tea or coffee in the morning light.
The bathroom features a shower-over-bath setup, perfect for a quick, refreshing shower or a leisurely soak, a hand wash basin, toilet and mirrored wall cabinet.
There will be some complimentary tea and coffee, as well as miniature travel sized bottles of shampoo, shower gel and soap. Other items included are a washing-up pack, toilet roll and kitchen roll which will last a couple of days. If wish to purchase more for your stay there are convenience stores a few minutes' walk away on St. Johns Road.
Guest access
You have access to the entire property with no disruptions. Should a maintenance query occur, you will be asked permission first before we access the property to carry out a repair.

Check-in/ check-out:
- Our standard check in time is after 3 PM. Check out is before 11 AM. If you wish to check in or check out outside these hours please let us know. This is subject to availability and a fee.
- Please be on time when checking out. Our cleaners are often there at 11 AM on the dot and have a busy schedule. A £20 charge per half an hour will be applied for unauthorised late check-outs or early check-ins.
Keys:
A £50 fee is charged for call out if you forget the keys and lost keys are charged at £100 for replacement locks. Please be careful with them.
Parking:
There is no parking with the property. The are many cost efficient ways to find a parking space online or with the apps:

PLEASE NOTE, if hiring a Zip Car, parking is not included and must also be purchased with use of the car.
Laundry facilities:
There is a washing machine in the property. The closest recommended launderette with industrial tumble dryers is 264 St John Street Launderette & Dry Cleaning, 264 St John St, London EC1V 4PE, which is less than 10 minutes walk away.
Smoking:
Smoking is strictly forbidden. A fine of £200 will be charged when discovered.
Additional guests:
No extra guests are allowed in the property at any time without prior permission and no parties/loud music allowed. We are very conscious of being in a residential area and any violation of either rule will incur a £250 fine.
Lost property:
Please be careful not to leave anything behind when you checkout! A separate company deals with shipping lost property and charge a minimum £25 per item plus shipping costs.

Please note that before your booking begins, you will need to verify your details and ID through Know Your Guest. You will also be given the choice between paying a refundable deposit or buying a non-refundable damage waiver. We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking.
