Discover elegance in the coveted River Park neighborhood of Sacramento. This charming home exudes vintage appeal and offers top-notch amenities, including a pool (seasonal), hot tub, and inviting indoor and outdoor spaces. Within a stroll to Sac State, Glenn Hall Park, and scenic American River, it also provides seamless access to the city's extensive network of bicycle lanes and trails, including the picturesque American River Parkway. Welcome to a haven of sophistication and convenience!
The home is fully stocked, with a spacious kitchen, new appliances, and everything needed for cooking, baking, and BBQing. The home features two master bedrooms, each with queen-sized beds and attached bathrooms, and the office/den has a queen-sized sofa bed with a luxurious SlumberAir mattress. The office includes a dedicated space for remote work, complete with printer and office supplies. The backyard includes an outdoor lounge area, dining set, sparkling saltwater pool, and hot tub. The pool is seasonally solar heated to extend the swim season, but it is not heated in winter. The hot tub is available year-round.
You’ll be close to Sacramento’s many popular attractions: the California State Capitol, Old Sacramento, Railroad Museum, Convention Center, Crocker Art Museum, Golden One Center, Raley Field, restaurants, shopping, and more. Close to Highway 50, I-80, and Bus-80, and only 20 minutes from Davis.
Cleanliness is key! We thoroughly sanitize the home before each stay and offer disinfecting wipes, soap, detergent, hand sanitizer, and disinfectant spray. If you are bringing your own, please do not use any that contain bleach or harsh chemicals that could damage or discolor the furniture or fixtures. Thanks in advance.
IMPORTANT NOTES
As a pool property, extra caution is required. Children under 6 and non-swimmers are prohibited. Remember no lifeguard is on duty: never swim alone, supervise children closely, and be aware of slippery surfaces. Thank you.
Cleaning Expectations & Fee Transparency
In accordance with the new California short-term rental law (AB 2202), we want to be fully transparent about cleaning responsibilities and fees. We aim to provide a clean, comfortable space for every guest. Our standard cleaning fee covers routine turnover services, including laundry, sanitizing surfaces, and general tidying up.
To help us maintain this standard and avoid additional fees, we kindly ask guests to:
1. Take out all trash and place it in the designated bins
2. Load and run the dishwasher (or hand wash used dishes)
3. Leave used towels in the bathroom or laundry basket
4. (Optional) Strip used beds and leave linens in one place.
5. Report any accidental spills or damages right away.
Extra Cleaning Fees May Apply If:
Sometimes, extra cleaning is required after a stay. To be fully transparent, here are examples of situations where an additional fee may apply:
Excessive trash or mess left throughout property -- $150–$350
Unwashed dishes or cookware left out -- $15–$30
Extremely dirty or stained sheets/towels -- $25–$75 per bedroom
Bleaching required for linens/mattresses -- $50–$100
Carpet/furniture stains -- $50–$150
Biohazard cleanup (e.g., vomit, bodily fluids) -- $100–$250
Unapproved pet messes or excessive hair -- $75–$150
Strong lingering odors (smoke, etc.) -- $550-1000
Outdoor areas left dirty (trash, BBQ mess, etc.) -- $25–$75
We only apply these fees when necessary and always document them with photos and cleaner invoices, if applicable. Thanks for helping us keep our place in great shape for you and future guests!
Guest Access:
Parking is available on the private driveway for up to two vehicles. Street parking for one vehicle (in front of home only, not in front of neighboring homes please) is also available.
Please note that we need to have a record of all vehicles that will be on-site. This is a requirement of the City of Sacramento. Thank you for your cooperation!

1. Welcoming Guests: We warmly welcome guests who are 25 years of age or older to book our property.
2. Safety First: To ensure everyone's safety, we kindly request that, as noted above, children under 6 years old and non-swimmers do not access the property.
3. Smoke-Free Zone: To maintain a clean and healthy environment, we have a strict no-smoking policy. Please refrain from smoking, including cigarettes, pipes, cigars, and vaping, anywhere on the premises, even outside. Violations will result in immediate eviction, a fine of up to $250, and additional cleaning fees.
4. Respectful Quiet Hours: We value a peaceful environment and observe quiet hours starting at 10:00 p.m. Please be mindful of noise levels, especially regarding music, to allow for a serene atmosphere.
5. Celebration Guidelines: While we love to see our guests having a great time, we kindly ask that you refrain from hosting parties. Any additional guests not included in the reservation must receive prior approval from the host. We want to ensure that our property remains comfortable for all, and any unauthorized parties will incur a $650 party fee.
6. Neighborly Consideration: Our home is nestled in a friendly, family-oriented neighborhood. Please drive slowly and keep an eye out for children, pets, and neighbors. Let's cherish the tranquility of our surroundings and ensure noise does not extend beyond our property after 10:00 p.m.
7. Pet-Free Haven: We regretfully cannot accommodate pets on the property.
8. Extended Stays and Holidays: For longer stays, a deep clean may be required, and additional cleaning charges may apply. Please be aware that holidays such as Thanksgiving and Christmas may involve extra kitchen usage, leading to potential additional cleaning fees as well.
