Tall pines, perennial gardens, and the Damariscotta River make up the scenery around this picturesque Christmas Cove retreat. Located on Rutherford Island’s highest hill, Middlepoint is the ideal setting for a private multigenerational gathering.

Inside, find coastal cottage decor and distinctly New England accents -- hardwood floors, exposed beams, and even a secret back hall. The first-floor master suite includes a soaking tub, and the expansive back deck offers chaise lounges, a hammock, and a six-person table for alfresco dining.

Coveside Marina & Restaurant is 3 blocks away, and nearby Island Grocery is the place to go to stock up on vacation goodies. Take a 7-minute drive to visit the historic Pemaquid Point Lighthouse.

LIVING AREA

Traditional New England meets coastal cottage at Middlepoint, where hardwood floors, braided rugs, and period furniture add warmth.

A vibrant area rug accents the spacious, sunlit living room, where two white couches and several accent chairs invite conversation beside the fireplace.

An office provides a quiet work space complete with a large desk, monitor, and printer.

KITCHEN & DINING

Granite counters line the large kitchen, which is equipped with a gas range, two ovens, and a fridge. Pristine white cabinetry contrasts with the sleek stainless steel appliances.

The dining room holds a large table with comfortable seating for up to eight, as well as picture windows showcasing stunning ocean views and a decorative cast iron wood-burning stove.

BEDROOMS & BATHS

The serene master suite awaits with a queen bed, 55” flat-screen TV with Netflix access, and two patterned sitting chairs from which you can relish the view. A shared en-suite bathroom features a tub, shower, and a double vanity.

Upstairs, the second bedroom has a queen bed and a unique en-suite bath setup -- two closets converted into a water closet and a shower.

The third bedroom features a comfy queen bed, while the fourth bedroom, which is accessible through the third or a secret back hallway, has a king bed. The guest bath on this floor has a tub/shower combination.

A bright half bath features a corner pedestal sink.

OUTDOOR AREA

Step onto the deck to take in the surroundings – expansive ocean views, lush perennial gardens and tall pines. There's a propane grill, a dining table for six, and chaise lounges to soak up the sun and take in the John’s Bay vista.

THE LOCATION

Enjoy quiet, picturesque seclusion and proximity to Christmas Cove and South Bristol center. Coveside Marina & Restaurant is within 3 blocks of your door, and renowned Osier’s Seafood is less than a mile away — a must-visit for lobster roll lovers. Fresh Damariscotta river oysters can be sampled at Gliddon Point Oyster Farms or nearby Mook Sea Farm. Take a peek into the past at Colonial Pemaquid State Historic Site and the Thompson Ice House, just 2.2 miles away. The picturesque town of Damariscotta is just up the road.

If you are bringing a dog on your trip, the nightly pet fee is already included in your quote when selecting "Yes" to pets. If you would like to add more dogs, please contact us. The nightly fee ranges between $150 and $200, depending on the bedroom count, and will apply for each additional dog.

Family reunion
Size of the house was more than enough for the 8 of us. Large table was great for meals and playing games. View out the windows and from the deck was unbelievable. Only negative was cell phone reception was spotty. Would recommend for family get togethers.

Beautiful location and a lovely house very comfortable.
When we arrived at the house it was not clean beds we undone food in refrigerator dirty towels on bathroom floor and floor with piles of dirt. We called management who called cleaners and the cleaners got right back to us and came and cleaned the house beautifully. Rough start but worked out fine in the long run.

Beautiful home and location
We thoroughly enjoyed this property and its fantastic location. The kitchen was well appointed and the views from the dining area and deck were marvelous. The property was clean inside and out, and obviously well managed. The only item that prevented me from giving it 5 stars overall was the water pressure in the showers which varied from a trickle to a slight spray. This may not be remediatable due to the property’s location, but if it can be improved the property would be perfect in all regards. Damariscotta was a twenty minute easy drive and provided good food shopping and restaurants. The roads on the island, and the Rutherford Preserve afforded good walking and viewing of the cove and the river. It would be fun to have a guest book for signing and comments about places to go and things to do. We will most certainly consider a return to this property.

Beautiful property and great old home with a great view and landscaped grounds.
The old house is wonderful but needs some TLC, one shower was out of order all week s hi h no one informed us about, the other showers need attention one constantly leaks and other one in MBR also does not adjust making it hard to use. The weather was in the upper 80’s the last half of our week and most of the windows did not have screens and would not open or close the upstairs was in the mid 90’s and very uncomfortable even with a fan running we were hesitant to leave the doors open with just the screen door and the front screen door has a ripped screen. I would not rent it again until the above issues were corrected. We also weren’t provided with 8 washcloths and two partial rolls of toilet paper for 4 bathrooms? It would be nice if you provided at least a small supply of dishwasher detergent and washing detergent as you requested us to wash the towels and run the dishwasher before we departed. I feel like we were not provided with what we expected or what we would have provided

We had a great time! The house had amazing views and was located in a very cool area. The town had nothing available in it but you didn’t have to drive too far to find something.
