Security Deposit & Guest Agreement
To ensure the safety and protection of both our guests and our property, a $500 security deposit is required, along with a signed rental agreement. This process will be facilitated through a secure guest portal created individually for each reservation. These measures help us maintain a respectful and safe environment for everyone.

Security Cameras
For safety and security, external security cameras are installed in non-private areas. These cameras are not actively monitored during your stay but serve to protect both guests and the property. Camera locations include:

Front porch/entrance

Front and back of the property (facing the street)

Side of the property

Second-floor stairwell (aimed at the stairs)

Basement stairwell (aimed at the stairs)

There are no cameras inside the unit or in any private spaces.

House Rules & Guest Responsibilities
Cozy Corners reserves the right to cancel or modify reservations if it appears that a guest has engaged in fraudulent or inappropriate activity, or if the reservation was made in error.

A $500 pre-authorization hold is required at check-in and may be applied toward damages, rule violations, or incidentals at the sole discretion of Cozy Corners.

Potential Charges Include:
Noise Violations: Noise levels exceeding 75 dB three (3) or more times → up to $500

Smoking/Vaping Indoors: Prohibited → $500 fine per occurrence

Property Damage: Must be reported within 4 hours of check-in, or it becomes the guest’s responsibility

Early Check-In / Late Check-Out: $20 per instance

Pet Fees: $25 per pet per day, capped at $500 total

Unauthorized Guests: $50 per guest per night

Extra Cleaning: If the unit is left unreasonably messy → additional cleaning fees apply

Lockouts: Require property manager assistance → $50 per occurrence

Lost Key: $50 fee

Extensive Damage: If repairs prevent re-rental after 5 PM on checkout day, $150 per night will be charged until the property is rentable again (as determined by Cozy Corners)
