2 Cozy Bedrooms: Unwind in our thoughtfully decorated bedrooms. The master bedroom features a queen-sized bed, while the second bedroom offers a comfortable full-sized bed with twin trundle, ensuring a restful night's sleep after your daily explorations.
Inviting Living Area: The living room beckons you to kick back and relax on the comfortable sofa and enjoy your favorite shows on the flat-screen TV. Open-concept design allows for easy flow between the living, dining, and kitchen areas.
Fully Equipped Kitchen: Prepare homemade meals in the well-equipped kitchen, complete with modern appliances, ample counter space, and all the essential cookware you might need. .
Bright and Airy Bath: Our pristine bathroom offers a shower/tub combination, fresh towels, and complimentary toiletries.
Expansive Fenced Backyard: Step outside to your own private oasis – a spacious fenced backyard where you can bask in the Colorado sunshine. Perfect for families and furry friends alike, the backyard provides plenty of room to play, dine al fresco, or simply soak up the breathtaking mountain views.

Please do not enter the basement. This is a very old home and the basement is not safe for guest use. We currently have a gate up along with a sign that states not to enter.

We have a team close by for anything you may need.

Prime Location: Just minutes away from popular attractions such as Garden of the Gods, Pike's Peak, and the historic Manitou Springs. Downtown Colorado Springs is a short drive away, offering a plethora of dining, shopping, and entertainment options.

For stays longer than 30 nights we do require a lease agreement, background check, copy of drivers licence, and a one time insurance fee to be paid before your arrival. For stays 30-59 nights it will be $230 and each additional 30 night block of your stay will be an additional $80

-if you turn it on, turn it off
-if you break it, fix it
-if you use it, take care of it
-if you make a mess, clean it up
-if you move it, put it back

It is recommended that guests have travelers insurance for the duration of their stay

No Smoking!!!
-Damages will be incurred if found that there has been smoking

Quiet Hours are from 10pm to 6am. No more than the authorized # of guests at the house during quiet hours.

No disruptive events or parties. Airbnb guidelines state that if a guest is reported for a disruptive party or violating Airbnb's party and events policy, they may be subject to suspension or removal from the Airbnb Platform. In addition, the host may also ask that you vacate the property and no refund will be given.

Do not use the WIFI to download illegal content. There will be no tolerance for digital media copyright infringement. Xfinity internet monitors for this type of activity and will let us know, they may even shut down our WIFI which you will be held liable for.

Fee schedule for violating house rules:
-Unauthorized late check-out: $50 immediately, $50 for every 30 minutes after checkout (i.e. +$100 at 30 min after checkout, $150 at an hour after checkout).
-Smoking of any kind in the unit or anywhere it can be wafted back into the house (ie. near doors/ windows): $100
-Unauthorized Parties or events: $250
-Additional guests beyond what was approved when booking: $35 per guest, per day
-Pet cleaning fee (for any unauthorized pets): $100-$300
-Deep clean fee, if required (i.e. vomit, carpet stain, bodily fluids, or excessive trash, etc.): $100
-Broken/damage items: charged at replacement value
