Downtown Miami Central Business District is the historic city center of what has become Greater Downtown Miami. It is generally bound by Biscayne Boulevard, Bayfront Park and Museum Park on the east, the Miami River to the south, North 6th Street to the north and Interstate 95 to the west.
While it is technically Miami's official "downtown", the term "Downtown Miami" has come to refer to a much larger area. It is distinct from the financial district, which in this case is neighboring Brickell to the south.
Many transportation methods are a couple of steps away from the building.
Anything that you may need is walking distance.
• Renter must sign a lease and be accepted and approved by the HOA.
• Renter must follow and agree to all HOA rules which will be given prior to application approval.
• Renter application will be submitted ASAP to HOA.
➤ The property does have both heating and A/C but we don't guarantee that you can reach a comfortable setting if you're preferred temperature is outside of the range of about 65 - 75 degrees Fahrenheit. Additionally, given the nature of short term rentals, with people being in and out constantly, we can't guarantee 100% uptime as unfortunately some guests will occasionally push the systems beyond their capacity requiring repairs.
➤ We only provide 2 bath towels and 1 hand towel per guest. You are free to use the laundry facilities on the 14th floor or we can provide extra set for $10 per towel.
➤ I am not responsible for lost packages. If a package arrives at the property while you’re away it will be returned to sender. Please make sure that if you are ordering a package you will physically be there to receive it as I will not be able to track it for you.

1. Please contact us via Airbnb messenger for any questions.
2. Smoking of any kind is strictly prohibited in the property, including the balcony. ($400 fine for smoke odour removal)
3. Please be cautious of noise, especially after 10pm. Noise complaints are not tolerated and may result in full deposit charges. You may be asked to leave with no refund.
4. No additional guests are allowed in the home past the indicated number on your booking confirmation. This rule is to prevent large gatherings & parties and be fair to guests who do pay the extra fees. Third party bookings are not allowed.
5. The property must be maintained in good condition with no excessive mess. Extra cleaning costs may apply if necessary so we can effectively prepare for next guests.
6. Please note check-out time is by 11am and keys must be placed as instructed. We can often accommodate late check-outs if we know in advance, but last minute changes may result in $25 charge per each additional half hour stayed.
7. All bookings require the ID of the individual booking and the disclosure of the full names of all guests.
8. Lost keys/fob is a $300 fee to reimburse time, parts, labour, and administration involved.
