The common areas of our property are truly the heart of the home. Enter the cinema room and experience the ultimate movie night with a full cinema screen, ensuring an immersive entertainment experience for all. But that's not all – the gaming room is a paradise for gamers and fun-seekers alike. Enjoy friendly competition with two arcades and a pool table, surrounded by comfortable seating for spectators or those who prefer to relax and watch the action unfold.

As you step outside, you'll be greeted by your private backyard oasis. Take a refreshing dip in the sparkling pool to beat the Texas heat or unwind in the indulgent hot tub, perfect for soothing tired muscles after a day of exploration.

Guest Access:
You will have access to the entire 2343 square foot house and no other residents on the property, plus some amenities are included in this rental.

This established community offers a friendly atmosphere and a rich heritage. Mesquite provides convenient access to the excitement of Dallas and Fort Worth via major highways. Whether you're seeking a family-friendly environment or a comfortable base for exploring the metroplex, Mesquite offers a relaxed and established atmosphere. The neighborhood is quiet, safe, and with a great suburban feel! Close to a beautiful marina and lots of parks.

Other Things to Note:
- Pet-Friendly: House-trained pets are welcome with a $150 fee per pet. Register your pets and clean up after them, especially in the backyard.
- No Parties/Large Gatherings: Only registered guests are allowed. Contact us if you have queries or need clarification before booking.
- Additional Fees: From the seventh guest onwards, a $39 fee per guest per night applies. The fifth bedroom opens for groups of 8+ guests.
- Entertainment: Smart TVs with streaming apps are available. We'll sign out of your accounts if you forget to do so.
- No Indoor Smoking: A $500 fine applies for violations. Smoke outdoors and dispose of cigarette butts properly.
- Pool and Hot Tub: Please note that the pool and hot tub are professionally serviced twice a week during the summer months and once a week during the rest of the year.
As this is an outdoor pool, it’s normal for some leaves or debris to appear between cleanings. This does not indicate the pool is unclean—rest assured, all necessary chemicals are properly balanced, and the filtration systems are regularly maintained for your safety and comfort.
The pool technician accesses the area through the backyard gate. POOL IS NOT HEATED
- Landscaping: Is done once a week.
- Security Cameras: Two cameras are installed outside for security, none inside.
- House Rule Violations: Can result in reservation cancellation, no refunds, and loss of deposit.
- Pest Control: Pest control service is monthly. Contact us if you encounter bugs.
- Other: High-speed wifi is available; no cable.

Interaction with Guests:
While we will not be physically available, we are always available via Airbnb messenger! We do not stay on the premise. We leave the guests to enjoy their privacy, but we are just a text away if there are any questions or concerns. Feel free to reach out to us anytime throughout your stay!
