About this property

Very well equiped and very comfortable modern condo located on the northeast side of Playa del Carmen in a gated community. Forty five minutes away from the Cancun airport. Xcalacoco Beach just a three and half minute drive very short distance walk .Residents and guest of our neighborhood have free beach club entrance (free Lounge chairs at the exclusive Beach with drink or food purchase ) next to princess and Petit Lafitte ; ten minute cab ride to downtown Playa del Carmen, shopping and restaurants.

Enjoy two beautiful swimming pools, with out door bathrooms showers and changing room in a palapa each swiminpool area has a perfect combination of natural palm tree shade and sunlight . You can also enjoy the poolside BBQ grill, with lighted outdoor bathrooms and changing rooms. Also Right outside the condo's back patio door is a small swiming pool with outdoor bathroom and shower and a prívate Argentinian grill. A jungle hiking trail is just a few steps away, that leads to a nearby sports area which includes tennis and basketball courts and a soccer field. Villas Balam is surrounded by incredible nature, a natural water pond, greenery, and natural areas for wildlife. The condos area is located in a safe (24 hour security)upscale neighborhood, perfect for couples or retirees on vacation.

You can appreciate a home atmosphere, and still be close to downtown Playa action when you want.

Wonderful experience at Salvamar

WE just spent 2wonderful months at VILLA BALAM...Everything in the listing was as described...The directions to get was easy to follow and once we arrived at the villa we felt at home immediately...The whole area was beautifully kept and clean. Edgar the manager and his staff were very friendly and efficient.. LU Roma the owner communicated with us frequently by phone or email to make sure everything was ok..If anything did come up et was promptly fixed..We were within 12 min.of grocery stores, beaches and entertainment. We would recommend this villa if you want a beautiful peaceful surrounding. We give a 4+ star rating...thank you LU. ROMA..

Excellent location, layout, with a few glitches.

Strengths: This ground floor condo is full of immaculate, clean, modern and new furniture and appliances. The owners thoughtfully leave some food items such as beverages, sauces, canned goods, etc. in the fridge and cupboards to get you started, just in case you don’t have time to do a grocery before arrival. We were delighted to find a hand-written note welcoming us to the unit, and offering us one bottle of wine or champagne, on the house. How sweet, and very appropriate, for New Year’s Eve! The location of the key box and code are supplied when you rent this unit. The friendly and very professional condo manager, popped by for a short visit shortly after our arrival, both to explain how things worked, and to show us the larger pools which are across the street, less than 1 minute walk from the condo. Located in a quiet, gated community, you will have to show ID at the main entrance gate, and then again at the secondary security gate, to access the villa from the complex. Within a day or two, they remember you, and wave you by, always very polite and friendly. The WIFI and Netflix password is found on a card, located on the shelf below the flat screen television, in one of the bedrooms. WIFI is high speed and consistent. The clothing washer/dryer was new and very efficient. There is also a very large clothes drying rack that can be set up in the condo space. We used this most of the time rather than using the clothes dryer option of the washer/dryer. Two beach umbrellas and two beach chairs are provided. Two bicycles are included with the unit rental. One of these two bikes is actually an adult tricycle which could use a tune-up, for a more comfortable and smoother ride. Outside the dining room area, is the large Jacuzzi, not used much by residents. Weaknesses: Water temperature- The hot water, in this condo, is tepid at best. While the water boiler was set at maximal temperature, we suspect it was malfunctioning, as it delivered inconsistently cool/warm water. Tepid temperature showers were the norm. Noisy water pipes- noise from water running through the pipes woke us up at 3:30-5:30am most nights. Television- You’ll find only one television in the unit, and it is located in one of the bedrooms. It is not convenient to have the whole family lie in the bed to watch television. Overall: A+ for looks/amenities, C-/D for the water/noise issues.

My husband and I just purchased this brand new condo this past September 2015. We start renting in January 2016. We fell in love with the neighborhood, the lush green manicured areas and surrounding nature, and its close proximity to the beach. In fact, the area is called Selvamar, meaning jungle by the sea.
We all work really hard and spend a good amount of time and money making everything as great as we can for guests and maintaining our home so it's as nice and confortable as it can be.All amenities inside the Condo ( furniture kitchen utenciles and utilities are HIGH END Top quality

In addition to the jacuzzi, sumptuous pool, bikepath and nature trails and homey open floor-plan, we have equipped our condo with high quality accoutrements for our guests' comfort: high thread-count cotton sheets, plush towels, new pillow-top king matares es, modern furniture with over-sized leather sofa, 72inch ULTRA HD flat-screen TV, dishwasher machine,Tefal cookware, heavy tempered glass showers, and energy-efficient washer/dryer in the laundry room.
