Amazing Pool House Mins from Strip! Outdoor Oasis!

Welcome to your Las Vegas Airbnb Pool House dream!

Our home has three bedrooms 2 bathrooms and an outdoor oasis, a fully stocked kitchen and everything else you and your guests would need for a perfect vacation.

The living room has a full bar set up, dining table and fooseball table with board games for the all ages. The outside has a pool and spa to relax in with plenty of patio covering and some sun loungers under the shades. There is a BBQ, a firepit, corn hole & a basketball hoop for fun!

Sleeping Arrangements:

Master Bedroom: 1 Queen Size (Bed 1)
Bedroom 2: 1 Queen Size (Bed 2)
Bedroom 3: 1 Full Size (Bed 3); 1 Twin Size (Bed 4)
Living room: Queen Size Pull-Out (Bed 5)

You have full access to the home.

Spa can be heated for no cost on short stay.
Pool can be heated for $150 one time fee.
House rules occupancy limits, there cannot be more than 8 persons in or on our property at any one point in time. Unless approved by the owner.
-Violation of this can lead to the immediate removal of all persons without refunds.
-Extra guests will result in additional charges.
-All guests must respect and follow all guidelines of the HOA. Including loud music violations, quiet hours starting at 10 pm, excessive noise, or any complaints from neighbors will result in immediate removal of the property with no refunds, please be respectful.
(Pets must be disclosed to owner) pet violation of $400.
-$200 smoking fee per day violation.
-$150 late check out fee (11am check out)
-$75 stain removal fee
-$40 loss of any keys, or remotes
-Review and report back any issues during check-in, please. Inventory is accounted for after each stay. Any new issues that occur during your stay will be subject to charge.
Ex: Smoke damage, physical damage, excessive cleaning needed, missing items, etc.

Parking: Cars must be parked inside the garage at all times possible, no more than 3 cars for the stay.

Pool/spa:
Spa can be heated at no cost and the Pool can be heated for $100 a day fee. (During colder months). ($150 one time during summer months) Must get approval from owner prior to heating pool. Please make sure to turn off the heater as any excessive use can be charged.

Trash Day: Friday morning each week, trash bins need to be placed on curb for pick up and returned to side yard within 12 hrs of pickup. Failure to remove trash will result in a third party trash services being requested for pick up and cost $150 minimum fee.

If there is a maintenance issue, please contact us immediately and let us know so we can take care of it as soon as possible.

We do have surveillance around the outside of our home. If we find that cameras have been shut off to hide any of the following, we will charge a fee of $500 and reserve the right to enter the home with no notice. We are not here to violate privacy, but this is our home and want to ensure the integrity of our home and the protection of our guests.

No parties or events. We have a community noise ordinance and also have surveillance on the outside of our home. Noise must be kept to a minimum after 10 pm. If there are reports of excessive noise and complaints from neighbors or through the authorities, we will have to have guests vacate the property immediately. No refunds will be made available.

Injuries/Medical: By booking this airbnb you are agreeing that all injuries and harm to any person on the property is not liable to the owner or host of the home. Any injury caused form slipping, drowning, falling, etc will be responsible for you and your guests. We are not liable for any harm including death. Please watch your kids and pets around the pool and follow all rules on signs.

INSPECTION OF PROPERTY: The Host routinely monitors the property to keep it in good repair. Upon arrival, guests should promptly report to Host any damage to the property, its contents, mechanical failures, or any other issues. Hosts will make every reasonable effort to repair and resolve any issue immediately. Failing such a report, the Manager will assess any damages at the end of the reserved period as the guest’s liability.

MALFUNCTIONS OF INTERNET, TELEPHONE, OR ENTERTAINMENT AMENITIES: If the internet service, telephone, television, or any other entertainment amenity, malfunctions during the use period, the Owner will use his/her best efforts to have the problem corrected as quickly as possible. However, Member recognizes that periodic malfunctions are unavoidable and beyond the Owner’s control, and assumes the risk that such an item may not work during all or a portion of the use period. Member understands and agrees that such a malfunction shall not entitle Member to cancel this agreement or to receive a refund of any payments or tax.

TERMINATION: If Member or any member of his/her party violates any of the terms of this agreement, or interferes with a neighbor’s rights to quiet enjoyment of his/her property, the use will be terminated immediately without prior notice or an opportunity to cure the violation. In the event of termination, Member will be required to vacate the Property immediately, and Member hereby authorizes Company and Company’s representative to enter the property and remove the belongings of Member and other occupants. There will be no refund of any rent or tax if this agreement is terminated.

DAMAGES: Member and Credit Card Holder hereby authorize Manager to charge the credit card on file and withhold amounts of the security deposit for theft, extraordinary cleaning, or damage during use beyond normal wear or tear. In the event that such theft or damages occur, or extraordinary cleaning is required, an invoice will be sent within fifteen (15) days and a credit card will be charged.

Injury: The Tenant acknowledges that the use of a pool and activities around the pool involves the potential risk of serious danger and bodily injury. The Tenant further acknowledges that these risks may be the result of the actions or inactions of the Tenant, their minor children, guests, or anyone else using or around the pool. The Tenant will use the pool at their own risk and assumes all risks of bodily injury resulting from or around the pool located on the premises. The Tenant releases the following parties from any loss or damage to property, physical injury, or death as a result of the pool and its use: the Landlord, their employees, heirs, and successors. This release extends to the injuries of any party, both directly and indirectly related to the use of and around said pool.

Needs work and privacy…and a permit

A leaf blower and a hose would do wonders. It’s obvious the yard hasn’t been cleaned up in a while. Chose not to use the pool/spa. There’s a security camera right above the spa!!! I understand you want security, but at least put it on the other side of the yard. Made us feel like we were being spied on. Please run a vacuum and clean the rugs. The city posted a violation notice on the garage while we were there. Guess the owner doesn’t have a permit for short term rentals. And they use a secondary method to secure payment. Made me nervous. Make sure you have Venmo. Good parking.
