Our home offers a modern design with 5 comfortable bedrooms, 3 fully renovated washrooms, 2 living rooms, 2 kitchens and a private heated pool

Plenty of lounge chairs are available in the spring & summer months to lay down and relax near the heated pool (open June 1- Sept 14).

The home offers a total of approximately 2,500 square feet of space between the main floor & finished basement. The home includes:

◆ Heated Pool (open June 1 - September 14)
◆ 5 Bedrooms [2 king & 2 Queen & 1 double Bed]
◆ 3 Baths [2 on the main floor, 1 in the basement]
◆ 2 Fully equipped kitchens
◆ Large Dining Table + Dining table in basement
◆ Backyard with Gazebo, outdoor dining, bbq, benches.
◆ 2 Laundry units

LAYOUT Of THE HOME:
MAIN FLOOR
The main floor features 3 bedrooms, living/dining room, 2 renovated bathrooms, fully equipped kitchen & laundry unit..

BASEMENT
The full renovated basement has 2 bedrooms, 1 renovated bathroom, second laundry unit, second fully equipped kitchen and second living room.

There are 3 ponds throughout the 10 Acre property. We have benches near the 2 nearest ponds to relax and unwind. We have plenty of seating in the backyard patio under the Gazebo plus plenty of additional seating by the pool.


****************POOL DETAILS****************
• The pool is ONLY open from June 1- September 14

• The pool is heated to 82 °F. Unlike many other properties, we do NOT charge to heat the pool. This is included in the rental rate.

• The Pool is cleaned precisely every Wednesday & Saturday by our Groundskeeper.

POOL RULES:
• Children MUST be supervised by an adult at all times when inside or near the pool.

• Pool has a deep end. Not recommended to venture to the deep end if you aren’t able to swim or have consumed alcohol. Guests are responsible for their safety.

********OTHER IMPORTANT DETAILS **********
WATER SYSTEM:
Like most homes located on large rural properties, this home uses well water and a septic system rather than city utilities. Please note that well water naturally contains high levels of iron, which may result in orange staining in sinks and toilets despite regular cleaning with Clorox bleach. This is a common and harmless effect of well water, not a cleanliness issue.

GUEST CAPACITY & SEPTIC LIMITATIONS:
Due to the septic system and well water infrastructure, the property has a strict maximum capacity of 10 guests, including any daytime visitors. This limit is essential to prevent overloading the system.

Parties, events, or large gatherings are not permitted. Please do not inquire about hosting such activities, as our systems are not designed to support them.

A $1,000 fee will be imposed for any unauthorized events or parties.

We do not ask our guests to clean and do not have a chore list.

To ensure the safety of our guests, neighbors and community, you must agree to the following house rules. The below rules also help to ensure a clean home for all future guests to enjoy.

• Absolutely no parties or events.

• Guests must agree to the pool rules stated above

• Max capacity is 10 persons including visitors. The total amount of guests and visitors cannot exceed 10 at any time. You must accurately disclose number of guests at booking.

• Absolutely no smoking of any kind.

• No pets of any kind.

• No outdoor shoes to be worn inside home for purposes of hygiene.
