The gem of a shared property with lake access, panoramic views, modern features and best location San Marcos, this is the ideal place to get away from it all and relax. Perfect for romance, retreat, mediation & healing, this is a home where heart & soul can breathe deeply. Enjoy light washes, fresh breezes, amazing gardens, a decadent sauna and so much more. Luxuriate in Atitlan’s powerful magic, join us in paradise!

Constructed and furnished with high quality materials to meet western standards of living (clean water in the taps), this villa is a place of comfort. Large rooms flow sensibly, many windows, outdoor spaces, and ample movable furnishings create many options for relaxing and living the good life.

This is the main house on a property that has three smaller private apartments. Because this is a shared property, we ask all our guests for quiet and respect of one another.

In this main house there is a luxurious bedroom with volcano views from a large king sized bed, a beautiful bathroom with shower and soaking tub. There are two futons in the sunroom that can be converted into beds if you are traveling with children or very quiet friends.

Enjoy a magnificent sun room with fireplace that is perfect for taking in the majestic view, outdoor covered patio with dining space, kitchen, formal dining room, outdoor garden corridor, sauna, abundant flowers, herb gardens, hummingbirds, butterflies, dragonflies and so much more.

Outfitted to be our own home, this house is equipped with everything. We love to cook and eat healthfully, so there are many tools and spices, like a Vitamix. The kitchen has everything you need to prepare and serve a lovely meal.

Linens are quality, pillows are plush and there are many, and the bed is barely used and very comfortable!

Water coming into the house is multiple times and then UV filtered, so shower and sink water is safe to consume. There is a super extra filtered tap in the kitchen. Plus I supercharged our water with vibrational technology. We love and celebrate our water, it’s our pride and joy!

We offer cleaning and laundry service, transport coordination, site seeing resources, and recommendations for enjoying yourself while in San Marcos. We can arrange for you to meet local healers and wellness practitioners that we recommend, source organic products (please coordinate in advance), and more. Just dream it and we’ll do our best to make it happen.

While our orientation is to comfort and joy, our priority is the health and wellness of the global and local ecosystem. As such, we ask our guests limit showers to 2-5 minutes, sparing water wherever they can, same goes for doing dishes. Please, bring your own water bottle, buy one made of glass at a local market, or borrow one of ours and use that to refill. Wherever you can, please try to limit the plastic packaging you buy and bring into the house. Plastic's final resting place on the side of one of the beautiful mountains that amaze you.

If a door opens, the space is for you to use! There are some spaces on the property not available for guest use, which will be clearly indicated by locked doors.

There is a room in this house that is not available for guest use, which we use as a storage room. If it is accidentally left unlocked, please be respectful and do not enter it.

This is a shared property and there will likely be others around during your stay. Please do not go into other people's space.

The grassy garden is shared respectfully by all.

We ask that communication take place within the booking application -- we are multiple managers taking care of you and it helps when we all see every message.

Of course if you need urgent help, you may use one of the phone numbers provided.

Some people prefer freedom and independence, so we go to great lengths to give our guests all the information they need to have a smooth stay without needing us. At the same time, we are passionate about hosting and love to give people good experiences, so we are available to help with whatever may arise.

Of course being on the lakefront is a dream, and our piece is in the sweetest part of town. Just outside the hustle of the center, but close enough to walk, we think it's absolutely perfect, ideal. The neighborhood is residential, which helps with peace and quiet.

Being situated on a road gives us drive-up access, which makes moving with luggage convenient, especially for people who come the whole way by road.

A new dock is being constructed just beside us, which we expect to make it easy for people who come by boat from Panajachel. The dock should also make it super convenient for guests who want to hop on boats to go around the lake.

San Marcos is a new age mecca and wellness workers from around the world make pilgrimages to experience and share their offerings. A robust social and dining scene has developed around tourism and there are many places to go and activities to get involved in. There are community groups to join to find out what's going on, and you can also watch the posters hung around town. Synchronicity is a San Marcos specialty, and if you stay open magic could find you.

By Foot, Tuk Tuk and Lancha Boat!

San Marcos is a walking, tuk tuk, and taxi boat place, so cars are not needed. If you bring one, we can try to help you find parking for it.

Central San Marcos is a short (5-7 minute) walk along the lakefront or by road. If you’d rather take a tuk tuk we have provided numbers of our trusted friends. A tuk tuk from San Marcos center to us should cost 5q per person during the day and 10q per person at night. If the price matters to you have exact change and don’t ask the driver how much they want.

Taking a lancha boat to go to another town on the lake is super easy. Just walk along the lakeshore towards town and hop on a boat going in your direction from the main San Marcos dock. The new dock being built just beside us could make it very convenient to take boats around the lake!

Quieter, cleaner and better kept than most places in San Marcos, we are still in rural Guatemala.

INSECTS: There is a vast array of wildlife, some we enjoy more than others -- expect insects.

NOISE: In local celebrations 'bombas' are launched into the air, producing loud booming sounds. A nearby social spot sometimes plays music until 10pm. There are tuk tuks, dogs, lancha boat sounds in the landscape. We are in a quieter part of town, but still, there is sound.

This is our private home, and since we've been spending more time out of Guatemala we thought to make it available for others to enjoy. We'd very much like to return to our home in as good or better condition than we left it, so please treat it well.
- Read all these rules before you request to book. There are no surprises if you do your part.
- MIND YOUR IMPACT, leave people and things better thank you found them. Respect and ethical behavior is required, behavior otherwise will not be tolerated.
- PAPER IN THE BIN - do not flush toilet paper
- NO PLASTIC WATER BOTTLES LEFT BEHIND - we are moving towards being zero-waste, there is beautiful clean water coming out of every faucet in your unit, you don’t need to buy water. Please don’t. You can buy a drink in a glass bottle and refill it. If you must buy plastic, please take it with you.
- QUIET HOURS - 100% of the time. The world is loud enough - let’s offer each other peace. If your sounds are loud enough for someone outside your space to hear, that is violating this rule. We are very serious about this.
- CONSERVE WATER - please limit showers to 2-5 minutes max, Water is a precious resource here
- COMMUNICATION - Please communicate via Airbnb or WA message. Unless there is a medical emergency, do not enter other people's living areas, and do not shout at gates or knock on doors.
- SAVE THE DRAINS - DO NOT flush sanitary products. It is a nightmare for our system and horrible karma for you. Also, please do not send huge amounts of hair down the drain.
- NO MEAT - we value all life & create our space intentionally for life to flourish & be well here. As such, we ask that you bring no animal flesh onto our property.
- NO KILL ZONE - This is a No Kill Zone. Please honor life and kill no living being. If there is someone in your space that you wish to leave, put a glass over them, slide the map underneath, and carry them outside. If you must consume animal flesh, please do so at a delicious restaurant and do not bring animal flesh into our space.
- DON'T FEED THE ANIMALS - except the black and white cat, Kito. She lives here and if she'll eat what you are offering she may have it. All other animals are not encouraged to stay, we want them to find their way back to their own homes.
- SAFETY FIRST - if you are out late at night, please take a tuk tuk home (we have trusted drivers, just ask). Don’t leave your computer outside and walk away. Theft is opportunistic, don't tempt a thief.
- CLOSE & LOCK all doors and windows before leaving the house each time, and leave on a light if it is nighttime.
- COMMUNAL EFFORT - Respect the privacy of other guests, please stay within the space you rented & do not go into other guests spaces. Leave common spaces free of anything you bring to them, including the lawn.
- RESPECT THE SPACE - If you break it, replace it, or leave cash for us to. Things happen, we understand, but this is rural Guatemala and the lengths we go to bring you amenities are typically difficult or impossible to duplicate.
