Mansfield is 2 hours from Melbourne.
Finally, just a couple of things to note:
1. When requesting a booking please provide a brief description of the purpose of your stay and the ages of all guests; and
2. Our hot water is an electric boiler and not a continuous gas supply like people have in Melbourne. As such, if your guests have long showers the hot water will run out fast and it will take 12 hours to re-heat.
Have a great stay!

HOUSE RULES
Check in is not before 4.00 pm
Check out is not later than 10.00 am
Needless to say, it is important to set some ground rules for occupation. We encourage all guests and visitors to engage in responsibility, common sense and honesty.
We expect the house to be left in the condition it was at the start of your stay.
For example, breakages are inevitable. We have no intention of subtracting the cost of a couple of broken glasses, plates or cups from the bond. It is more important to us that we know so that we can replace things so that the next guests can enjoy the property. We provide a host of amenities and the expectation is there is give and take. By the same token, if the gas on the BBQ runs out then, whilst that is unfortunate, common sense dictates that you go and get a new one from the servo.
Neighbours - Our direct neighbours have occupied their properties for decades. We respect their right to peace and quiet. Please do not disturb our neighbours and refrain from offensive noise and anti-social behaviour. Parties, functions, loud music, shouting, loud noises and the like are absolutely prohibited. Please ensure your dog does not bark incessantly.
Guests are restricted to a maximum of 10 people residing at the property.
In circumstances where our cleaner reports that more beds have been used than were booked and we reasonably suspect that more people resided in the house than were booked, $50 per person per night will be deducted from the security deposit held.
For groups where the occupants are all adults we require details of the ages of all adults staying and photographic identification with address details for all adults staying. We reserve the right to refuse booking requests where we consider that the age demographic of the guests as a group may be inconsistent with the family orientated nature of the residential offering provided.
Rubbish - The council bins are situated outside. Please put the bins out on the nature strip before you leave.
Hot Water - Unlike Melbourne, there is no town gas connection and as such the hot water is electric and is a limited supply. It is not a continuous supply system. So if you come back from skiing and several people have long showers then you will use up all the hot water. It will then take 12 hours to re-heat. We prefer to not be contacted at 10.30 at night with guests telling us the hot water system is broken and demanding refunds when, what has actually occurred, is they have used it all up. Go easy with the hot water.
Electricity and air conditioning. Unfortunately, due to a combination of higher electricity prices and guests taking unreasonable advantage of the air conditioning at the house we have had to add a cost for recovery of electricity in the sum of $10 per night.
Locks – Please keep the house securely locked when you are not at the property. Occupation of the property is at you and your guests risk.
Smoking – Smoking is strictly prohibited inside the house.
BBQ – The BBQ must be left clean after use. A cleaning fee of $50 will apply if required and subtracted from security deposit if the BBQ is left unclean.
Dogs - No dogs are allowed in or on beds or in bedrooms. Please clean up all dog poo and waste when you depart. When you are out of the house, the dogs must also be out of the house or confined to the laundry area which has a dog flap. Dogs must not bark to the annoyance of neighbours. Dogs must not sit on the furniture. Dogs must not wee or poo inside the house. Any animal wee or poo found inside the house will unfortunately result in the entire security deposit being forfeited and the person that has booked the stay indemnifies us for all further costs we incur in cleaning.
Departure - When leaving please ensure that all doors are locked, ensure the wood fire is closed, ensure all other heaters and air conditioning are turned off, ensure that the toaster, kettle, oven and hob are turned off at their source, ensure all rubbish is out in the Council bins and those bins are out on the nature strip and the dishwasher is finished and clean, empty and left open.
If the house left in an unsatisfactory state then any additional cleaning costs will be deducted from your security deposit.
By making a booking you agree to all of the above HOUSE RULES.
