Hey, thanks for checking us out and welcome to our little corner of old England in New England. Our historic farmhouse was built in 1792 and comfortably sleeps 20-22 people in 10 bedrooms (with 9 bathrooms). With around 6000 square feet of airy, light-filled living space, it offers two family rooms, two dining rooms, a screened deck, and a three-season porch with table tennis. The property is perfect for large groups such as wedding guests, family reunions, and retreats.
Before reading further you should know that from Nov 2026 we operate a ONE-WEEK minimum for all reservations, and we only accept a handful of bookings per year. There is no instant booking option so you will need to enquire with us before booking.
Formerly a bed & breakfast, the Orchard Farmhouse is decorated with antiques, natural fibers, sunlight, exposed brick and timbers, clawfoot tubs, and wood floorboards. Despite nods to modernity such as whole-house high speed wi-fi, a smart TV, a few jetted tubs, and a large well-equipped kitchen, the house manages to retain the relaxed vibe of an era long ago. We love playing board games, corn hole, badminton, and roasting marshmallows around the fire pit whilst gazing at a sky full of stars. It's generally a chill atmosphere around here.
But that doesn't mean there isn't plenty to do! The public boat launch into Lake Winnipesaukee is one mile down the road (with plenty of room on the grounds to keep your boat). Set in ten acres of apple orchards, woods, and lawn, the farmhouse offers the peace and quiet of country living, with the convenience of nearby shops and restaurants. Approximately two hours drive from Boston, the house is located in Moultonborough, directly opposite The New Woodshed, three miles from Castle in the Clouds, five miles from Bald Peak Colony Club. Leaf peeping in autumn (Sept Oct) is usually outstanding. Children are welcome but with both a pond and a stream on the property, (not to mention regular bear sightings) they need to be closely supervised at all times outdoors.
Nearby attractions include: Squam Lake; the towns of Meredith, Wolfeboro, Sandwich, & Tamworth; hiking in the Ossipee and White Mountains; alpine and cross-country skiing; antiquing, leaf-peeping, boating; Tamworth Distillery, The Barnstormers Theatre, The Winnipesaukee Playhouse, The Loon Center, Weirs Beach, The Kancamagus Highway, Franconia Notch.
If pristine perfection is what you're after, this is not the place for you. If you're more into quirky, comfy charm - then you’ve found your home away from home at The Orchard Farmhouse.
