Close to the Umbrian-Tuscan border, San Nicolò provides the quintessential Italian property for a family holiday and sleeps 8 people in great comfort. A lovely pool - and unique features in the garden that provide stunning views of the surrounding countryside - makes this a memorable and special place to stay.

Surrounded by fields, woods and olive groves, San Nicolò is an oasis of calm and and tranquillity where you can escape from the pressures of modern life. But, if you need to, you can easily connect to the outside world by wi-fi. And you’re never far from civilization. Within 5 km, there are four fabulous restaurants where you can enjoy the locally sourced seasonal food and wine grown in the valley. Umbertide, a town with all mod cons, is 15 minutes by car. And within a 45-minute drive are the cultural gems of Assisi, Bevagna, Citta di Castello, Cortona, Gubbio, Lake Trasimeno, Montone, Perugia, Spoleto, and many more.

Built on a spur of land on the site of an old church 450 metres above sea level, San Nicolò is a stone built house. It was first renovated in 1995, and we have recently extended the kitchen and built a generous terrace. The house faces south so it catches the sun most of the day, but is elevated enough to take the edge off the heat from the strong Mediterranean sun. Free wifi.

A 300-metre lane leads from the tarmacked road to the property, which you enter through a wrought-iron gate leading to the parking area for 3 – 4 cars. The whole property is surrounded by a laurel hedge, keeping the porcupines out and children safely in!

You get into the house through an ancient dark-oak door, and arrive into the hall. To the right is a dining room with a table that seats 8 people. Through there is a light, generously-sized dual-level sitting room with two doors that lead to the outside. There’s a TV plus a collection of hundreds of DVDs to appeal to all ages. And a log-burning stove if you are there in the cooler off-peak season.

Upstairs are three bedrooms, one with a double bed (with an ensuite bathroom) and two other bedrooms with twin beds that can be pushed together to make doubles. There are fantastic views out across the countryside from all the rooms. An additional bathroom makes up the space on the top floor. Retracing our footsteps downstairs and through the hall, you enter a big, well appointed kitchen with a table for eight that leads one way down a short corridor to the fourth bedroom and separate bath/shower room, and the other way out onto the terrace. The terrace is a special feature of the house, with views east over the valley. There’s a table that can be extended to seat 12 people under a canopy, plus a barbecue to cook those special al fresco meals. It’s a great spot to watch the birds (buzzards, hoopoe, …) flying through the olive groves and - if you’re very lucky - you might catch sight of a cingale (wild boar) or a deer!

THE POOL & GARDENS

The 10m x 5m pool – open from May -September – is wonderfully private. If you're not swimming yourself, there’s a covered area under which you can sit in the shade and watch the swimmers in the pool. Or play a game of table tennis if you’re feeling more energetic. In the south-facing part of the garden – which has been flattened to allow for gentle ball games – there is a dondolo (swing seat) with fabulous views down the valley. Close by up some lavender-bordered steps, catch the evening sun and enjoy an aperitivo on the belvedere – a raised platform under the shade of a huge oak tree.

The whole garden is a delight, full of fruit trees (fig, plum, and persimmon), orchids, geraniums, oleander, wisteria, jasmine and wild flowers from the nearby woods.

Once a week (usually early Saturday morning) our pool expert – Oscar - will come to clean the pool, and Claudio, our gardener, will visit the property, also usually once a week, to check the irrigation and keep it looking beautiful.
Please note that central heating is an extra charge and will be metered.

Lovely villa

Family Celebration at Villa San Nicolò
Dear Owners, Your property is even more beautiful than the photos convey. The villa, surroundings, and views are gorgeous and sumptuous. We looked at the album chronicling the restoration and landscaping of the villa and we were astonished by the transformation. Whoever conceived of the project has a very discerning eye and exquisite taste. There are so many lovely outdoor areas and nooks in which to sit and enjoy the countryside. Restored from an original 16th century rectory, the villa retains the beautiful, traditional and timeless feel of an Umbrian country property. The kitchen was a delight to work in. We enjoyed many delicious at-home meals. We really appreciated the wine fridge and the well stocked dinnerware, glasses and cookware. It was everything one could hope for. The bedrooms were spacious, comfortable, and prettily furnished, with ample dressers and armoires for clothing storage. Thank you for the fans. We were so fortunate to have warm, sunny weather for our holiday. Actually, it was surprisingly hot, in the low 30’s. The beautiful pool was a welcome reprieve from the afternoon heat. Only two features would have perfected our stay. Just a few windows have screens. While there are glorious cross breezes to be enjoyed throughout the villa we were compelled to close all the unscreened windows by the early evening. The mosquitos and other flying insects became too numerous and fierce to endure. This resulted in very warm bathrooms, bedrooms and kitchen. Additionally, more comfortable mattresses would have been greatly appreciated. Thank you for a marvelous vacation, the ease of communications with Emma, and the warm welcome and assists from Katarina. We had a dreamy holiday at the villa and many exciting day adventures to nearby towns in Umbria and Tuscany. We also highly recommend Emma’s husband Martin’s wine tasting tour at the nearby I Girasoli di Sant’Andrea winery and restaurant. An outdoor Sunday lunch at nearby Ristorante Calagrana was gracious and delicious. The leaflets and information on nearby sights, restaurants and events available in the “study” of the villa was also very useful and much appreciated ! Many thanks ! Warmest regards, Debra Gellman

A holiday to treasure
As you drive up and up the hill/mountain to San Nicolo the views are jaw-droppingly beautiful and remain so when you reach the house. Although not isolated the sense of peace and privacy is overwhelming and very relaxing. Everything about the house was well thought out and ensured that we had one of the best family holidays yet. Many thanks to Katarina for waiting for us and showing us around.

Lovely house in a fantastic setting
This is a beautiful house set within gorgeous gardens.The property has everything you could wish for for a relaxing week in the Umbrian countryside. There are several shady spots to eat and relax and numerous good restaurants within a short driving distance. The owners left generous welcoming gifts of fruit and wine.I have no hesitation in wholeheartedly recommending this property.

Don't look any further - this is the place!
San Nicolo is a truly amazing place which everyone will enjoy. The house is phenomenal - it has the right mix of charm with modern comforts. There is lots of space (including numerous outdoor seating and eating places) so no one is under each other’s feet, there are ample bathrooms and there are lots of extras to help with any holiday – such as a stocked larder, board games, pool toys, reading material, DVDs etc. It is quiet and secluded and has a beautiful outlook. This is our second time to San Nicolo and we will be back – when you have found perfection it is hard to improve on. The surrounding area is full of quaint and beautiful villages and towns to visit and the owners have done a great job of ensuring any guest has ample information about the local attractions, sights and restaurants. No need to look any further – stay here! I know we will again.

My name is Emma, I run a small rentals agency based around the Niccone Valley where I have lived for the past 25 years, not far from San Nicolò. I know the area well so do ask me any questions. We are delighted to have taken on San Nicolo for 2017.
The owners of San Nicolò are: Born and brought up in the UK, we bought San Nicolo to give an added dimension to our busy working lives in the UK (I'm a publisher, my wife a novelist) and it has just done that. We love being there either on our own or as a family because it offers a fantastic blend of being secluded (you can smell the freshness in the air, so different to the pollution of the South East where we live) but within spitting distance of some wonderful villages and towns where we relish the fantastic fresh food, drink the locally grown wine and enjoy the local festivities. And appreciate that unique Italian blend of ancient architecture with sophisticated modern design. Ticks all our boxes! We also are active people, so like to walk in the amazing countryside right outside our doorstep, through the olive groves and the woods to the ridge with fabulous views north and south.

Why they chose this property

Having spent many happy holidays in Italy, and eventually wanting to buy somewhere, we fell in love with San Nicolo because of its elevated position on a south-facing spur of land, catching the sun's rays for most of the day, and the many different spots in the garden where you can look at the views of the valley, not least the belvedere raised on stilts where you can sit and contemplate the world!

We loved the fact that it had a mature garden, that gave it the feeling of an oasis, which is different to many of the properties we'd stayed in up to that point that tended to be less lush/more bare. Having a tarmac road almost up to the gates is a big bonus in an area that where the white roads are not always ideal for modern cars.

It also fulfilled a dream of having a place where you are able to pick and eat figs off your own trees, and make a bit of olive oil from the olives on the property. Now it really feels like a home, and I hope that you'll feel the same way about it.

What makes this property unique

Great value, great location, wonderful views, happy blend of seclusion and proximity to mod cons, great DVD collection, many special places where you can get away from the group for some peace and quiet, and other areas where you can enjoy all being together, notably on the recently built terrace outside the extended kitchen. Pool to refresh and exercise in. Table tennis if you fancy it. Not too huge to make it daunting for a couple or family of four, but plenty of room for bigger groups up to a maximum of eight.
