About this property

Indipendent villa with private pool and garden

Villa Petrognano is an independent farmhouse situated in Petrognano, 500 meters above sea level and 15km north-east of Lucca, on the "oil and wine route" that runs from Matraia to San Gennaro.
The property is surrounded by a manicured terraced garden and a swimming pool of 8 × 4 meters, olive groves and vineyards, and enjoys a splendid view stretching from the hills to the plain of Lucca. Looking towards the west, you can spot the enchanting view of the sunset over the Mediterranean Sea.
Villa Petrognano is on two floors, with traditional terracotta floors and wooden beams on the ceiling. The house consists of three large double bedrooms, and 1 full bathroom on the first floor, with all rooms facing a magnificent view and on the ground floor a living room with sofa bed for two with a digital TV, separate kitchen, separate dining room furnished with a large fireplace and second full bathroom.
Adjacent to the main building is the " limonaia", once used to store the plants in winter and currently converted into area for outdoor dining, with barbecue, wood stove and dining table for twelve people.
I started managing this property in November 2016, when the pool was already closed. More photos of the open pool will be published in early spring of 2017, when the pool will re-open.
In the village of Petrognano there is the beautiful Villa Gamabaro with a horse riding school attached. For those who like trekking, there is a path through the forest behind the property that will take you to the top of Mount Pizzorne.
The food and the closest bar / restaurant are located in the village of San Gennaro, 2 km from the villa.
In the trattoria in S. Gennaro, San Gennaro, you can taste the famous Florentine steak at a more than fair price. The other nearby villages, Matraia and Valgiano, offer several restaurants and wineries for wine tasting. The first large supermarket is located in Zone, about 6km away.
Villa Petrognano is an ideal choice for those seeking a vacation dedicated to relaxation and tranquility. It is ideal for large families or a group of friends who want to enjoy privacy and the beauty of the Tuscan countryside. The location is also ideal for visiting the nearby city of Lucca (15km), Pisa (35km), Florence (65km), the beaches of the natural park of Marina di Vecchiano (30km), Viareggio, Forte dei Marmi and Pietrasanta, the town of marble artists (35km).
Other high-interest destinations are the countries of the Garfagnana, Barga, and its Apuan Alps, a favorite destination for hiking.

Tuscan experience for 6 Kiwis
A very challenging drive up to the property with many narrow switchbacks not easily negotiated by a 9 seater van. The view from the top is worth the effort. The lands and gardens are very well maintained with great outside lighting for nighttime arrivals. The house is 1923 standard Italian with steep stairs and has its quirks. For instance the fridge is in an alcove off the living room and has a pile of things, including shoes, on top of it. The freezer is in the shed outside with the dishwasher and washing machine and the remains of a few broken loungers. There are two bathrooms but only the downstairs one has a shower - which 6 of us had to share. The kitchen is full of “ stuff” but not 6 cups or 6 tumblers for drinks. However there were wine glasses! Plates and crockery needed a good wash before use. The tables also needed cleaning before use and there were many insects in the dining room which we had to spray for many days. The bedrooms varied in size but were adequate and bed linen was clean, and changed halfway through our stay. As were our towels. Beds were very comfortable. A few of the cupboards were locked and could not be used which made for cluttered rooms. The pool was used a lot and we enjoyed it even though there were not 6 usable loungers. In summary, we got used to the quirks and made it all work for us. We enjoyed visiting local villages such as Petrognano and San Gennaro and going further afield to Florence, Cinque Terre, San Gimignano, Lucca, Collodi, Montecarlo and so on. (Parking a large van in some of these places was a challenge also!) So if you’re up for an adventure and like driving, go for it. But hire a smaller car.

A great place to stay
A delightful house in a truly stunning location. The outside eating area was a huge bonus, giving shelter from both sun and rain. The fact that the house is quite a long way up, not only gave stunning views of the surrounding countryside, but also meant that the ambient temperature was a few degrees less than lower down, which was very welcome. The pool was a great success. It would benefit from more thought about the smaller details, such as providing more than three decent wine glasses for a house that could easily sleep 6 adults. The mobile WiFi connected to the Vodaphone network, and could only manage an "E" data connection, which was so slow as to be virtually useless. Our own mobiles, on O2 had no difficulty connecting to 4G data, so we just used them instead. As I said, minor details, which did not detract from an excellent holiday.
