About this property

Detached stone Farmhouse, 1/3 acre, stunning views, near lake and river beaches

La Grange is a beautiful traditional detached stone French farmhouse of 200 m2 situated on a hill in the Dronne Valley on the right bank of the river Dronne near Riberac in the Périgord blanc area where the climate is warm and temperate.

The traditional stone farmhouse and barn have been converted retaining all of the original features. The south facing, sunny property, has four double bedrooms, two at either end of the house making it ideal for two families to share. There are two bathrooms one either end of the house and a separate toilet. There is a traditional French farmhouse kitchen with wood burning stove. The lounge is 63 m2 with a full height ceiling and chimney breast in original stone with an open fire and french doors leading to the garden. There is also a snug with french doors leading to the garden. The grounds are in excess of a third of an acre with some trees much needed for shade in the summer. The house is on a hill and the views from the property and garden are beautiful, perfect for relaxing, enjoying a glass of wine and watching the evening sunset.

The Dordogne is one of the most visited regions in France, it is deeply steeped in history, littered with authentic castles, fortified towns and vineyards. There are 6 waterways across the Dordogne offering excellent water activities including canoeing, kayaking, sailing and fishing. France is known for its food, and the Dordogne region is acknowledged as one of the most important food regions of France. The whole of the Dordogne abounds with places to eat and you will never be far from something to suit both your taste buds and your pocket.

April through to October is undoubtedly the best time to visit the Dordogne. Spring brings warmth, bags of fresh market produce and beautiful flowers. Summer is busier and very hot but there are plenty of ways in which to cool off. September and October is less busy when crowds and searing heat mellow, and the grape harvest begins. For committed gourmets, the black truffle season, December to March, is memorable and after a long walk in the winter the open fire and wood burning stoves are an absolute treat.

There is so much to see and to do, the area offers something for everyone, whether you want to relax in tranquil surroundings, explore the local markets, enjoy the many walks and trails, take in some sightseeing, wine tasting or participate in leisure activities or more extreme sports. There are lots of local markets to explore and the Friday market in Riberac is extensive and well worth a visit. The nearby towns of Riberac, Brantome known as 'Little Venice' and Aubeterre-Sur-Dronne with its monolithic church are well worth a visit. There are lots of restaurants, cinema, open air swimming pool, kayaking, fishing, river beaches. La Jamaye is 20 minutes away and is a protected nature reserve with a large recreational lake in the middle of the Forêt de la Double with beaches and water sports facilities. It is a protected nature reserve of 210 hectares, the lake is 35 hectares. There is supervised swimming in the summer months, fitness trail, hiking, fishing, picnic area, play area. The lake is highly recommended, perfect for swimming, sunbathing and enjoying a snack or a meal.

The house is rural, within the small hamlet of La Courberie, but not isolated, there is a local shop in Villetoureix for essentials including fresh bread. Riberac is 3 miles with supermarkets, doctors, pharmacies. Travel links are excellent, 55km (40 mins) from Bergerac airport where there is excellent car hire available or fly to Bordeaux which is about a 90 minute drive. If you prefer to drive there are excellent ferry routes from the south coast. The drive from Caen is about 5 hours.

The ground floor comprises:
Open plan 63m2 lounge and dinning room with double french doors to the garden with exposed stone and lots of beams, snug with beams, TV for watching DVD's only, DVD player with a selection of DVD's, double french doors to the garden, equipped kitchen with woodburner and with exposed stone and beams, washing machine, cooker, microwave, fridge/freezer, ironing board/iron. There is a downstairs shower room with toilet. The house has Wi-fi.

The garden is 1/3 acre where you can relax on sun loungers, enjoy the peace and tranquility whilst enjoying the stunning views and beautiful sunsets. The large yew tree offers much needed shade in the summer. There is an eating area, two very large tables, one which can be moved under the yew tree. There is a BBQ for eating and drinking al fresco. Cas france business trip
We found the property well appointed, hot water issue was sorted quickly, and I can't complain about the response either, very good, location was ideal and the view early in the morning was great, and again in the evening as the sun went down.

About the host

We currently live in Hampshire in the south of England. We are both now semi retired, we have always loved France and returned to France year after year with our three children and extended family. It was always a dream to one day own a holiday home in the south west of the country.

Why they chose this property

We always wanted to buy a traditional French farmhouse and in 2015 we were able to buy in the south west region of France. We bought the property in the small hamlet of La Courberie, Villetoureix predominantly because of its location and lovely views. There was no structural work needed to the property but there were essential works including a new eco friendly sceptic tank, new electrics and renovation work to the kitchen and bathrooms as well as removing a significant amount of wallpaper! The traditional farmhouse part of the house which hosts the kitchen, downstairs shower room and two bedrooms is perfect for winter living with a large woodburner in the kitchen. The winter evenings are very cosy. The barn conversion also provides great family accommodation with lovely beams and imposing open fire with fantastic views of the garden and valley beyond. The house lends itself perfectly for two families to share with two bedrooms either end of the house each with a bathroom. The grounds extend to 1/3 acre which adjoin farmland and with the house on a hillside the views are stunning.

What makes this property unique

The farmhouse is on a hillside with lovely views, perfect for enjoying a glass of wine and watching the evening sunsets. We have retained all of the properties original features, retaining all of the stone and beams. The house is rural but not isolated and although we wanted a traditional French house in a quiet area we also wanted access to good local facilities including restaurants, cafe's, shopping and leisure activities and the house provides us with both. The house is in the Dronne Valley and the Dronne River is only a few minutes away.
