Charming country house - newly refurbished and your perfect rural retreat

SUMMARY
A beautifully presented, immaculately clean and very well-equipped farmhouse, with a perfect blend of rural tranquility, elegant surroundings and plenty of day trip opportunities. Built from buttery Charente stone with shutters painted in traditional maritime blue, the house is southerly facing and you need only open the shutters to flood the house with light.

Located in a peaceful hamlet, with its endless skies and vineyard views, there is good local cycling, bikes to borrow, and your own field – for picnicking, flying a kite and kicking a ball. In the walled garden there’s a stylish eating-out area shaded by sails and a games room too with pool table, board games and jigsaws. It has been designed with families or couples in mind and has recently been fully renovated


ACCOMMODATION

DOWNSTAIRS
Step inside from the walled garden into the open-plan living area – big windows and beamed ceilings, Charentaise stone and neutral paintwork, give it an airy feel. Everything’s fresh and cared for: comfy sofas flank a grand fireplace, bookshelves proffer interesting novels; a friendly mix of traditional and modern furniture, with splashes of colour in paintings and fabrics. There’s a large dining table too, with enough space to seat 8.

Wander now into the kitchen… It’s a well thought out cook’s kitchen with all you’ll need. High quality, hanging pots and pans, a pantry and cupboard doors made from old shutters! There’s a Nespresso machine to make a delicious coffee with no mess, no fuss and a quality double oven as well as a microwave. A large family size fridge-freezer gives plenty of space for chilling. Food can be served direct to the garden table via the large French windows or to the dining table if you choose to eat indoors.

Next is the bathroom which is tiled with a white brickwork pattern and has an impressive double shower – perfect to kick start your day. Right next door is the laundry, where you’ll find a washing machine, drier and a ceiling drying rack as well as a handy extra toilet and wash basin.

One double bedroom is situated downstairs and has a large aspect window with uninterrupted views over open fields.

Attached to the main house by a covered walkway is a separate games room with a full-sized pool table and plenty of board games and jigsaws.

Now let’s explore upstairs …

UPSTAIRS
The Master Bedroom is stylish and comfortable with its super king-sized bed, white-washed walls and natural sisal flooring.

The landing area is bright and spacious and houses a comfortable day bed, perfect for escaping for a few moments of peace.

Across the landing is the Triple Room. A solid wooden floor, thick Charentaise stone, white-washed walls and a beamed ceiling give this beautiful room the feel of a typical French style family bedroom. There are three comfortable, single beds with antique side cabinets and lamps and there’s ample storage space in a wardrobe and chest of drawers.

THE WALLED GARDEN - Enclosed in a charming walled garden with beds of lavender, L’Échappée Douce has a southerly facing aspect. This peaceful space is laid with beds of mature plants, separated by gravel paths. Its outside patio is shaded by stylish sails with a generously sized family table to enjoy al fresco dining at any time of the day. Joining the house to the Games Room is a covered terrace with antique, wooden seating – perfect for morning coffee or an evening nightcap.

THE MEADOW - To the rear, framed by country pathways, is an expansive grassed meadow that belongs to the house – excellent for kite flying, games of cricket and football or free play. Be sure to take some time out to breathe in the fresh air and the incredible uninterrupted views of the stunning French countryside.

THE PRETTY HAMLET OF MORTAFONT - L’Échappée Douce, is located in the pretty hamlet of Mortafont. Home to 11 stone houses built at the turn of the last century, it is surrounded by fields, open forest and vin-de-pays vines. The village is quiet, the neighbours are courteous and gentle and the surrounding countryside is breath-taking.

THE NEARBY VILLAGE OF NÉRÉ - Néré is the closest village to L’Échappée Douce, approximately 3 minutes by car. In the village, you will find a boulangerie to buy freshly made croissant and bread as well as an excellent butcher, post office, supermarket and Bistrot St Pierre – a bar/restaurant where you will always get a warm welcome. There’s also a convenient pharmacy and a doctor’s surgery should you need them.

THE EXTRA MILE
We know that the small things matter and have designed the house so that you feel as if you are staying in a friend's well-appointed, elegant home, rather than in an anonymous holiday let.

We can do your food shopping before your arrival or deliver everything you need for a first night barbeque. There will always be a supply of the basics – washing up liquid, soap powder, toilet roll, soap, salt & pepper, olive oil – so no mad dash to the supermarket will be required when you arrive.

A wonderful holiday
We had a great two weeks at this lovely house. The weather was very hot but the garden had lots of shady areas. The house was very well equipped with everything you would ever need. Maria and Tony the housekeepers were extremely helpful. A great house in a lovely area

Immaculate well equipped house in a scenic rural location
The house was beautifully presented, immaculate and very well equipped throughout. There were some nice personal touches such as wine & food left for us on arrival by Maria & Tony the housekeepers. They didn't disturb us but were at the other end of the phone should any issues arise. The weather was fantastic so we didn't avail of the great games room but instead dined outside in the lovely walled garden and played rounders in the field out the back, the parking in the field was also a big plus. The house was located right beside vineyards & sunflowers & was idyllic with lovely walks. Nére is a very short drive away with it's lovely boulangerie and it was a great base for travelling. Poitiers, Cognac, íle de Ré, Bordeaux, Niort, Saintes & La Rochelle are all within driving distance. This property comes highly recommended.

We’re the Page family, originally from Bath. We all look forward to escaping to France whenever we can. Here are the things that each of us particularly loves –

Rachel – I’m a keen cook and I love shopping for fresh produce at the markets & enjoying leisurely meals outside in the walled garden. You might catch me having a morning coffee in the french sunshine (or a glass of rosé watching the sun set over the open fields) or you may find me packing a picnic breakfast to take on a day trip to Île de Ré (definitely a favourite for me!).

Steve – I love the fresh air & being able to throw on my trainers and go for a walk or a bike ride, right from the front door. When it’s a bit chilly, I appreciate the cosiness of getting a good fire going in the lounge, and when I fancy a trip out, I like wandering through the old streets of Saintes & finding a friendly bistro for lunch. But most of all, I love the silence – it really is so peaceful.

Joe – The shutters on the bedroom windows make it truly dark at night, so we all sleep in – I love that! Finn & I like taking bikes, a map (when Mum insists!) and some water and going off to explore. We also get to do the croissant run by bike in the mornings and that’s fun.

Finn – I enjoy a good games tournament while we’re in France, which always culminates in a pool match. I’m a bit hit & miss with a cue but it’s good fun. On a clear night, the stars above the house are incredible. It takes a while for your eyes to adjust but you really can see everything.

Hella – I LOVE the little coconut macarons that we get from the market at St-Jean-d’Angély – especially with a hot chocolate. If there’s enough wind, I'll be flying the kite on the meadow or riding my bike around the village. I also look forward to getting pizzas from the Friday evening food truck – particularly because I am able to have a drink at the bar while we wait for them to be ready. A ‘Diabolo’ is my favourite.

Why they chose this property

We first visited Charente Maritime in the summer of 2009 and fell in love with the wonderful climate, the relaxed pace of life and the beautiful landscape of vines and sunflowers. We explored many villages before finally settling on the peaceful hamlet of Mortafont with its endless skies and vineyard views for our holiday home.

The house is secluded and private and to the south it is enclosed in a charming walled garden with beds of lavender. This peaceful space is laid with beds of mature plants, separated by gravel paths. Its outside patio is shaded by stylish sails with a generously sized family table to enjoy al fresco dining at any time of the day.

To the rear, framed by country pathways, is an expansive grassed meadow that belongs to the house – excellent for kite flying, games of cricket and football or free play.

The village is quiet, the neighbours are courteous and gentle and the surrounding countryside is breath-taking.

We wanted our second home to be within easy striking distance of the ferry ports in the north but far enough south to enjoy more sunshine hours over a longer period. The proximity of regional airports like La Rochelle and Bordeaux were an added bonus.

We have kept interiors simple and light - white painted walls and some revealed old stone with original beams. Tall windows flood the downstairs rooms with light and together with the original shutters, keep the house beautifully cool in summer and cosy in the winter.
