Stay at an unique, brand new 3BR/3BA duplex built by an architect! This is perfect for groups, families, and corporate travelers seeking the premium experience. Enjoy a beautiful sun deck, full kitchen, washer/dryer, high speed internet, Netflix, Hulu, Disney+, and ESPN+, where available., fresh linens, and towels every single stay in the upscale Fountain Square neighborhood. Come stay in your home away from home, located just minutes from every attraction in downtown Indy!

The Space:
The house is large yet cozy, suitable for a family, group of friends, or business travelers. It has all of the amenities necessary to enjoy your stay. There is dedicated off-street parking spots in the back as well as ample street parking on Hosbrook and Grove Ave.

Bedroom Configuration:
Bedroom 1: 1 queen bed
Bedroom 2: 2 single beds
Bedroom 3: 2 queen beds
Living/Common Area: 1 sofa bed

Stairs may be required; wheelchair not accessible.

Guest Access:
Guests have access to the entire apartment, the sun deck. The backyard is shared. Parking is included.

The Neighborhood:
The house is in Fountain Squre. This is close to the Indy Cultural trail, fine restaurants in the city, music venues, multiple breweries, distilleries, Bankers Life Field House, and Lucas Oil Stadium.

Getting Around:
On nice days and evenings I prefer the easy 10-15 minute walk to the heart of the neighborhood. During inclement weather or if you just don’t feel like walking everything in the neighborhood or downtown Indianapolis is generally a $5-$8 Uber or Lyft ride.

Other Things to Note:
The house is protected by a cloud based security camera so you can feel safe and this is an wealthy upscale neighborhood (as evidence by the home prices) so crime is very very rare and extremely persecuted.

There's a $100 penalty fee for removing smoke detectors
No weapons or firearms allowed of any sort. Violators will be reported to police and the contract will be immediately terminated.

To abide by all legal requirements and HOA rules, you WILL be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal and, in some instances, complete a criminal background check. Failure to provide these documents will result in a cancellation and denied entry.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:
- You agree to be bound by our rental terms and conditions.
- You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

Minimum age requirement of primary person booking should be:
1. 22 years old for out of town guests
2. 25 years old for local guests


No weapons or drugs allowed; zero tolerance means police will be called for violating this rule.

Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 10pm-7am each day.

Long-term stays (30 days+): Long-term guests will be subject to a background search and credit check.

No heat
We had no heat for 1 whole day of the 2 days we stayed. As in the inside temp of the house was 58 degrees. There were no extra blankets either and when we at minimum requested space heaters communication went silent for hours. Then at 230 AM they tried to move us to another property which could not accommodate all our needs ie: parking. It was miserable and i would NOT recommend this ever. I plan to file a formal complaint for how this was handled.

Great location
Stayed here for a game at Lucas Oil Field and it was perfect for being walkable (25min) to the stadium and close to some fun places in the Fountain Square area. Apartment was clean and had plenty of space. There a few small issues. A few light bulbs were burnt out, upstairs bathroom vent didn't work, the window in the upstairs shower doesn't offer privacy so I wouldn't use it if you were a woman with the light on! Overall, the stay was good, but a little more care could be taken to keep everything working. It's run by a large rental company so be prepared for a lengthy "check-in" and billing process that is separate from VRBO. It was kind of a pain.

This property was in a great, quiet, safe neighborhood location and walkable to Fountain Square. Parking was behind property but street parking was also easily available. The property seemed well maintained however could have been cleaned better. There was an unusual smell when we first arrived that seemed to disappear as our stay went on & we bought air freshener spray. The dishes/cookware all needed to be washed before use. Stove was extremely dirty, especially oven and drawer on bottom of stove. Rug in living room could use a good scrubbing. The place could be outstanding : more comfortable seating options, both at the dining table and couch & chairs and hire a better cleaning company. Hooks in the bathroom or a place to set clothes would also be a nice touch. Would most likely stay again.

This house was perfect for our needs. We walked to Lucas Oil Stadium and Gainbridge Fieldhouse
There was great communication with the manager, no issues checking in at midnight. House was just like description, plenty of room. Dormer bedroom upstairs was huge and nice for my kids to sleep. Bathrooms were all updated. I would stay again if we come back to Indy.
