Beautifully positioned, this sunny and private sub-penthouse studio is the perfect Canberra sanctuary any time of year.

Relax with a coffee and the morning paper on the large and private North-facing balcony. Start your day with a rooftop swim, or curl up with a blanket on the soft, pillow-filled couch (spoiler: that piece of art is a 4K TV in disguise).

Enjoy peaceful bush views and, with the light rail right across the road, Canberra’s buzzing CBD and culture districts are just a few stops away.

The space is inviting and filled with stylish furniture and beautiful art. You’ll be forgiven for wanting to stay in. Calming Rothko and Yayoi Kusama custom prints adorn the walls and that sleek, unassuming piece of art opposite the bed? It transforms into a night of entertainment at the tap of a button (with Ultra-HD Netflix and Binge subscriptions pre-loaded, no less. Because who wants standard definition? Not you). Note that we don't provide Netflix, YouTube and other online streaming platforms subscriptions so you will have to use your own account.

You’ll get a great night’s sleep on the plush queen mattress. And, while it’s glorious facing North, the adjustable balcony louvres stand ready to tame the most fierce of the afternoon sun. Plus the ducted heating and cooling and double-glazed windows keep you comfy, rain, hail or shine.

Perhaps best of all, you have free and unfettered access to the best private rooftop pool in all of Canberra — just two floors above, exclusive and seriously stunning. Take in the sweeping views from Telstra Tower to Mount Ainslie as you lounge with a refreshment, or start your day with an invigorating morning dip. Or do both. Who’s counting?

Back inside the apartment, the kitchen features a two-burner electric cooktop and range hood, convection microwave oven, hidden dishwasher drawer, fridge, toaster, kettle and enough cooking utensils and pantry basics to make even Gordon Ramsey weep tears of happiness.

The apartment is finished with beautiful polished timber floorboards and high, post-form exposed concrete ceilings for a refined and luxurious feel. You have your own European laundry equipped with a washer-dryer, iron and ironing board. And Aesop shampoo, conditioner and body scrub are all included. You deserve it.

You’re not working with just entry-level WiFi, either. You’ll have the fastest-available internet plan with a verified average download speed of 120.60Mbps. Basic plans are for basic people.

Does this all feel a bit nice? I really hope so. More than just somewhere to crash, I’ve tried to create a space I hope you’ll find special and want to visit again.

From this incredible location, you are just:
• 100m from the light rail, and an 8 min ride into the city (trams come every 5 min in peak times and every 10-15 min off-peak)
• 10 min walk to the Dickson and Lyneham shopping precincts (feat. Woolies and IGA supermarkets, Dan Murphy’s bottle shop, cafés and restaurants)
• 5 min walk to the peaceful Lyneham wetlands and Jandura Park
• 10 seconds from the best private rooftop pool in all of Canberra. It really doesn’t get much better than that.

There is a key safe for self-check-in. Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee.

Right on Northbourne Avenue, Canberra’s main drag, you’re above the chaos but close to the action. Every possible transport option is available to you, but with such a leafy green neighbourhood, there’s nothing wrong with enjoying a walk!

Up into Lyneham, you’ve got The Front, an eclectic art cafe with great outdoor seating. And right next door is Tilley Devine for brunch, lunch, or something more shaken and less stirred. There’s also an IGA and Post Office in this precinct.

Up into Dickson, you’re spoilt for choice. Highroad is a truly A+ cafe to start your day, and you’ve also got Woolies, Dan Murphy's, a huge range of shops and, of course, the timeless Canberra institution that is Dickson Dumpling House.

Ubers on Northbourne arrive in a flash, as does Uber Eats if you feel like staying in.

There’s an impressive selection of bars and cafes down on Lonsdale Street and even further into the CBD, the best of which I’ve listed in the guidebook.

A private and secure underground car space is included with easy remote control access. The building has two elevators which are nice and big, and everything’s wonderfully close.

Looking afield, you’re directly in front of a light rail stop that whisks you down into the city or up towards Dickson in a flash. Purchase tickets directly from the platform.

There’s also no shortage of electric scooters around. But the neighbourhood is so lovely and green it’s also really quite nice to walk.

The apartment has a basic selection of breakfast food (muesli, milk, tea, coffee, etc.), though you’ll need to stock up for longer stays — there’s a Woolies and an IGA a short walk away.
1. Let us know if you need to check in early or leave later than the standard check-in/out times. We'd need to collect $20 for the first 30 minutes and an additional $40 for the next 30-minute increments when there is a breach in the observance of standard check-in and out times.

2. I have a STRICT "No Pets Policy" and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.

3. The cleaning fee covers the regular cleaning and linens in the property. As this is not a hotel, please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be requested (minimum of $50).

4. Please be sure you understand our cancellation policies. You can find our current policy on our Airbnb listing.

5. Only those persons who made the reservation may stay at our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.

6. No parties or gatherings of more than the maximum number of people that can book the property. Any non-guests must leave by 10:00 pm. And there should strictly be no loud noise after 10:00 pm. There is a $2000 penalty if this house rule is breached.

7. There are some items in the kitchen (tea, coffee, sugar, milk) that you are welcome to use. Also, the pantry has a few basics (i.e. muesli). We don't stock in the refrigerator or provide any meals.

8. I list my property as not suitable for kids or infants as it is not child-proofed and we don't have baby amenities (i.e. high chair, cot). However, if the kids will be under adult supervision at all times, booking with children is no problem.

9.⁠ ⁠The property will be holding a security deposit for all stays. If no damages are identified, the full amount will be released within 3 days of check-out. In case of damages, necessary fees will be deducted, and affected parties will be promptly notified.
