House with private pool 90 km northern of Rome

The property is located 90 km northern of Rome, 5 km from the village of Fornole and 10km from the town of Amelia. It lies in a very quiet area with beautiful panoramic views. The pool is of 9 by 4 meters, the depth of the pool goes from 1 to 1,40 meter and has stairs on one side. The pool area is equipped with sun umbrellas and sun beds. The pool is encircled by lawn. The house has a large porch equipped with tables and chairs to eat outdoor, from here you can enjoy a very great panoramic view. Near the porch you will find a barbecue and table-football. The house has on the ground floor living/dining room with well equipped kitchen, bedroom and a toilette. The living area has 4 sofa seats, TV, stereo/CD player. The kitchen is equipped with electric oven and stove, De Longhi coffee machine, mixer, fridge. There is a washing machine in the toilet. The bedroom on this floor has a double bed. The other 3 bedrooms are all on the upper floors. In all bedrooms there is a fan and mosquito nets on the windows. On the first floor there is a bedroom with double bed, this room has an en-suite bathroom with toilet and small tub. It is possible to add an extra bed in this bedroom. The second bedroom has 2 single beds that can be joined upon request. This room has also a sofa bed. There is also a bathroom with toilet and shower on this floor. The fourth bedroom is on the second floor and has a double bed. The house has Wi-fi internet connection. There is a fan in every bedroom and all the windows have mosquito nets. In the garden you will find a nice gym area with Technogym Unica and a cyclette. The last km to the house is a gravel road not suitable for sport cars or other low vehicles.

Supermarket, bar, ATM and some other shops are available at 5 km in the village of Fornole. The nearest restaurant/pizzeria is at 6 kms. In the town of Amelia there are several supermarkets (COOP and Super Conti are also open Sunday morning), some butchers, bakers, fruit & vegetables and bars (almost all kind of shops are available in Amelia). Recommended restaurants: La Gabelletta (outside Amelia on the road in direction of Foce), La Locanda del conte Nitto (in the old town of Amelia), Il ristoro del Falco (restaurant/pizzeria). If you want to visit Rome, the railway station of Orte is at a 20-minute drive, there is a train to Rome every 30-40 minutes, and in 45-60 minutes you are in the center of the city. If you want to go by car, the drive to Rome's ringroad is of 45 minutes, we recommend to leave the car in the car park of Villa Borghese.

On the estate there are the holiday house and, at few meters, the owner's house (on the southern side of the holiday home). The pool lies on the northern side of the holiday home. Pool and garden of the holiday home are NOT USED by the owner for the privacy of the guests.
