Villa Rubra is a spacious, newly built holiday villa that beautifully blends traditional Tuscan style with modern comfort. Set over three floors in the historic, traffic-free village of Sassorosso, this property is ideal for large families or groups of friends looking for a peaceful, authentic countryside holiday far from the crowded tourist hotspots. With five bedrooms, four bathrooms, two distinct living rooms, and three large terraces, there is plenty of space for up to 13 guests to relax without feeling crowded.

The villa features a lovely private pool and a garden offering uninterrupted, panoramic views of the dramatic Apuan Alps. Inside, the house is finished to a high standard with traditional furnishings alongside essential modern amenities, including a well-equipped kitchen and a smart TV.

Sassorosso itself is one of the most picturesque villages in the Garfagnana region, famous for its historic buildings constructed from local red marble stone. Situated 1,000 metres above sea level, the village enjoys fresh mountain air and stunning scenery. Because the narrow streets are virtually traffic-free, it is incredibly safe for children to play and explore. An excellent local restaurant is just 1 km away—an easy 15-minute walk from the house. For a change of scenery, there is another local bar in the village of Massasassorosso just 2 km away.

LAYOUT AND ACCOMMODATION

The villa is arranged over three levels, sleeping 13 people (plus one baby). The interior features traditional chestnut staircases and local red marble details. Please note that due to the layout and steps, the house is not suitable for individuals with mobility difficulties.

First Floor (Entrance Level):
- Large red marble terrace leading to the entrance hall.
- Comfortable living room.
- Bedroom 1: Family room with one double bed, one single bed, and a large en-suite bathroom with a bathtub.

Second Floor:
- Reached via a chestnut staircase from the living room or directly from the entrance hall.
- Large, spacious living and dining room.
- Bedroom 2: Double bedroom.
- Bedroom 3: Twin bedroom (two single beds).
- Separate bathroom with a large shower.
- Direct access from this level to the garden and pool area.

Third Floor:
- Bedroom 4: Family room with one double bed and one single bed.
- Bedroom 5: Triple room with three single beds and an en-suite bathroom. This bedroom enjoys direct access out into the garden.
- Separate bathroom with a shower.

OUTSIDE SPACE AND SWIMMING POOL

The outdoor areas are designed to make the most of the valley and mountain views, split across beautiful terraces and a two-tiered garden.

- Red Marble Terrace: Located at the front of the villa, fully equipped with a sun umbrella, deckchairs, and an outdoor lounge setup overlooking the village and valley.
- Garden (Level One): Features the private swimming pool (10m x 4m, with a constant depth of 1.4m), alongside an outdoor dining area with a large family table, umbrella, and seating.
- Garden (Level Two): A dedicated solarium area equipped with sun loungers, umbrellas, and panoramic views over the valley.

ADDITIONAL FEES AND HOUSE RULES

- Returnable security deposit: €300 cash required on arrival, refunded at check-out subject to inspection.
- Final cleaning fee: €150 per stay.
- Bed linen and towels: €15 per person (includes small, medium, and large towels).
- Local tourist tax: €1 per person, per night (applies only for the first 5 nights, and only for guests aged 14 and over).
- Energy and heating: Liquid propane gas (for heating, hot water, and cooking) is charged on departure based on actual consumption at €4 per cubic metre. Please note that gas consumption costs are fully included in your rental price during July and August.
- Children: One baby cot is available free of charge.
- Pets: One dog stays free. Additional dogs are welcome at €50 per dog.
- Parking: Free public parking is located on the road 100 metres from the house. You can drive within 30 metres of the front door to unload luggage and shopping.

Thank you for your review. We are glad to hear your group enjoyed the stay, appreciated the quiet location, and made good use of the large outdoor dining area. Regarding the mattresses, although they were replaced less than five years ago, we have asked the owner to check them and look at replacements if necessary. As for the pool, it was recently newly lined this year, it is normally cleaned twice weekly, and tested every week to ensure chlorine levels strictly align with regulations. Schönes Haus, ruhige Umgebung, sehr freundliche und hilfsbereite Vermieter. Man muss mit längeren Fahrwegen rechnen, wenn man die Umgebung erkunden will. Ansonsten alles prima!
