This modern purpose-built detached holiday cottage sleeps up to a maximum of four. The property is built on a hillside and is accessed from the private car park by way of a gravel path leading up to outdoor steps and to a balcony with garden furniture. Through the front door entrance you find yourself in a spacious and relaxing open plan living/dining room. The cottage is light and bright with views of the garden grounds, over the town and to the hills beyond. There is a smart TV and a book exchange library for those who prefer a 'real' book. The dining area is at one end of the living area. A half flight of stairs takes you to a fully fitted kitchen. Across the hallway is the bathroom with bath and shower over. A further half flight of stairs takes you to both a double and a twin bedroom, each with ample cupboard and drawer space. Gas central heating and double glazing throughout ensures a cosy year-round getaway. Our cottages may not be suitable for people with walking or breathing difficulties because of the hillside location, or for small children because of the open plan configuration.
Private Parking on-site. The Scottish Borders offers an unhurried way of life. Our wonderful countryside offers quiet roads, history and heritage, castles and country homes. In addition, glorious sandy beaches and an awesome rugged coastline are all within an hours drive.
Come and stay for a few days or longer at Larkhall Burn, the perfect base for a visit to the Scottish Borders and beyond. A wealth of things to do and see within an hours drive, encompassing Edinburgh, Hadrian's Wall, Alnwick Castle. Holy Island and St Abbs Head and St Mary's Loch to name but a few..
Our self-catering cottages are situated on the hillside each with it's own balcony, affording views of the town and surrounding countryside. Each cottage is purpose built offering modern comfortable accommodation, which is fitted out to the highest standards and includes gas central heating and double glazing.
The location is within minutes walk of the town centre and all its amenities and facilities, so you can leave the car behind in the on-site car park and enjoy a choice of restaurants, pubs, (some with local evening entertainment) a fitness centre with 25m swimming pool, tennis and squash courts.
There are regular farmers and continental markets held in the town centre; annual festivals include the Jedburgh Callants Festival at the end of June/begnining July; Jedburgh Half marathon in October and rugby at The Riverside. There is an excellent Visitor Centre for information about 'what to see and do' during your stay. The cottages provide seclusion and privacy. Local visitor attractions include a 12th century abbey, Mary Queen of Scots house and a Georgian Reform Jail, as well as waymarked walking and cycling routes. The perfect base for a short or longer stay holiday to enjoy the wonderful open countryside.

A wonderful place to stay, will certainly be back!
Our family loved the relaxed, calm atmosphere of the cottages and their location. Everything needed for a short break was there and Margaret gave the impression that nothing would be too much trouble if we had any particular requests. Jedburgh is great for a family break and coming home to the cottage each evening finished the day perfectly. I cannot recommend highly enough, we are already planning our next trip with extended family.

A warm welcome, beautiful holiday home.
we have been here few times and it is always nice to come back here. the cottage was very clean. there is much to see in the area and a beatiful coastline. many historical monuments and nature. the welcome was warm, we felt like home, we were sorry we had to leave. we hope to return here again. we can warmly recommend this stay and thank you for the pleasant days

Quiet location with nice views in centre of Jedburgh
The house we stayed in had all we needed. The location is very good as it is a 1-2 minutes walk to the centre of Jedburgh with all facilities nearby. The views from the house over Jedburgh and the forest are very relaxing. We had great weather during our stay; the location and the house is suitable for both cold and wam weather. Parking is free and near the house.

Short stay
Decided to have a look for somewhere to stay short notice and the wife found a property on Border breaks. Very easy to book and received a confirmation email straight away. The day before we went, we received an email with directions on it to the property location. This is due to the fact that, there is a one way system in place in the town centre. Very easy directions to follow. The property is about a 2 minute walk from the town centre. The property was very clean and well presented.
Easy to find in this perfect small border town. Very warm welcome from the owners who lived on site together with helpful information about the local area. The property was immaculate and well thought out with everything we needed.
We were very impressed with Border scenery and local walks. The friendliness of the local people and evidence of their pride in their town was a joy to us.
This is a very nice cottage amongst several on a hillside, a 2 minute walk from beautiful Jedburgh town with its abbey ruins, castle/jail and river.
Peaceful, well equipped and very clean. It has lovely views from the balcony over the abbey and Jedburgh town.
Margaret and John are very friendly hosts and willingly offer tips about local and more distant places of interest.
A perfect base to explore the Scottish borders/Northumberland.
