Cottage-Ensuite-type C - 4 People

A two bedroom cottage to sleep 4 in a twin and a double. The cottage is accessed by way of a balcony with garden furniture to a large open plan living room with a smart TV and a book exchange library for those who prefer a 'real book' The dining area is at one end of the living room. A half flight of stairs takes you to a fully fitted kitchen which includes a gas hob and an electric oven, microwave, dishwasher and fridge freezer amongst other things and on the other side of the half landing fully fitted bathroom with a bath and shower over. A further half flight of stairs, takes you to the bedrooms which offer you a double bedroom with fitted wardrobe and dressing table area and a twin bedroom with a fitted wardrobe.

Recently built to full residential standard, each cottage offers exceptionally comfortable modern accommodation. The cottages are built on a hillside and set in several acres of secluded gardens which have pedestrian access to the town centre. Full gas central heating and double glazed throughout. On site parking means you can leave your car behind and walk to town to enjoy the many amenities and facilities to be found on your doorstep. These include proprietor owned shops, a supermarket and a range of pubs , cafes and restaurants - there are some sample menus in the cottage.

Visitor attractions include a 12 century abbey, Mary Queen of Scots house and the Castle Jail. There is a Gateway Visitor Centre for information of what to see and do in this enchanting area of Scotland. On summer evenings there are historic walks around the town and the guide will describe the historic importance of many of the buildings to be found in the conservation town centre and give you an idea of the turbulent history of the area.

The properties may not be suitable for people with walking difficulties due to the number of steps but the proprietors live on-site and can assist.
The Scottish Borders offers an unhurried way of life. Our wonderful countryside offers quiet roads, history and heritage, castles and country homes. In addition, glorious sandy beaches and an awesome rugged coastline are all within an hours drive.

Come and stay for a few days or longer at Larkhall Burn, the perfect base for a visit to the Scottish Borders and beyond. A wealth of things to do and see within an hours drive, encompassing Edinburgh, Hadrian's Wall, Alnwick Castle. Holy Island and St Abbs Head and St Mary's Loch to name but a few..

Our self-catering cottages are situated on the hillside each with it's own balcony, affording views of the town and surrounding countryside. Each cottage is purpose built offering modern comfortable accommodation, which is fitted out to the highest standards and includes gas central heating and double glazing.

The location is within minutes walk of the town centre and all its amenities and facilities, so you can leave the car behind in the on-site car park and enjoy a choice of restaurants, pubs, (some with local evening entertainment) a fitness centre with 25m swimming pool, tennis and squash courts.

There are regular farmers and continental markets held in the town centre; annual festivals include the Jedburgh Callants Festival at the end of June/begnining July; Jedburgh Half marathon in October and rugby at The Riverside. There is an excellent Visitor Centre for information about 'what to see and do' during your stay. The cottages provide seclusion and privacy. Local visitor attractions include a 12th century abbey, Mary Queen of Scots house and a Georgian Reform Jail, as well as waymarked walking and cycling routes.
The perfect base for a short or longer stay holiday to enjoy the wonderful open countryside.

Quiet location with nice views in centre of Jedburgh
The house we stayed in had all we needed. The location is very good as it is a 1-2 minutes walk to the centre of Jedburgh with all facilities nearby. The views from the house over Jedburgh and the forest are very relaxing. We had great weather during our stay; the location and the house is suitable for both cold and wam weather. Parking is free and near the house.

A warm welcome, beautiful holiday home.
we have been here few times and it is always nice to come back here. the cottage was very clean. there is much to see in the area and a beatiful coastline. many historical monuments and nature. the welcome was warm, we felt like home, we were sorry we had to leave. we hope to return here again. we can warmly recommend this stay and thank you for the pleasant days
