King beds in bedrooms and full King sleeper sofa. Luxury linens and towels! Deep garage fits SUV & gear! Full W/D End unit townhome in a quiet complex, makes it the ultimate retreat to enjoy the serenity of the mountains while still being walkable to everything downtown! You`ll never worry about others above or below you. Located right off Main street, you won`t need your car to get to restaurants, shopping, or night life. You can park a full size SUV in our garage. Both bedrooms have KING size beds with 640TC EGYPTIAN cotton sheets for a Heavenly night of sleep! Luxury Hygro cotton towels. We have the most comfortable sleeper sofa you`ll ever sleep on! Full size King bed with upgraded, comfy mattress. The kitchen comes fully stocked with everything you need: all appliances, glasses, dishes, pots, pans, utensils, mixer, blender, and crockpot. HUGE deck and PRIVATE hot tub! Our extra deep garage will fit a Full size SUV and still have extra room for bikes or gear! Park one additional car outside garage. Humidifiers, fans, CHARGING STATIONS w/ plugs & USB port. We have a pack and play, high chair, and baby monitor, so parents can pack less! ** Please note that grilling is currently not allowed on decks to HOA regulations. The grills must be used outside the garage and must be more than ten feet from the garage wall. By booking this property, you are agreeing to all terms and conditions contained in our occupancy agreement found in Additional House Rules. Check out our 3 bedroom townhome in the same complex if you need something larger or want to be close to family/friends! **We’re following CDC and Airbnb cleanliness guidelines and have increased our cleaning and sanitation procedures to help prevent community spread of COVID-19. We are now paying extra attention to high-touch surfaces: all kitchen, living room, bedroom, and bathroom surfaces are disinfected. All handles, countertops, tables, knobs, appliances, furniture, fixtures, switches, remote controls, thermostats are cleaned and disinfected. All linens are cleaned between each guest. You have access to the entire place, including the garage! Our property managers are available 24/7. The townhouse is in the Warrior`s Mark neighborhood, at the south end of Downtown Breckenridge. It`s convenient to walk to everything in town in under 10 minutes. Pretty much everything you need is walkable, but there is a free shuttle right in front of the complex if you don`t feel like walking.

In consideration of the monies received and the mutual promises contained herein, we, Travis Smith and Shawn Buchanan DBA
Smith & Buchanan, LLC, the owners (“Owner”) of 216 Village Point Drive, Breckenridge, Colorado (“Property”), give a license to use
the Property to the undersigned, (“Guest”), on the property and dates described on the Reservation Confirmation and above, under
the conditions stated herein. The term “guest” includes Guest and his/her invitees. Owner’s Agent refers to Owner or any person or
entity appointed by Owner to serve in that capacity.
Occupancy Terms: The dates, payment and payment terms of this occupancy agreement will be as is stated above or have been
provided by owner in a separate rental confirmation sent by email from Owner or Owners Agent. Changes must be in writing; such
writing may be an e-mail.
Payment Policies: All payments are due at time of booking. 1⁄2 due at booking and 1⁄2 due 30 days prior to check in for
reservations less than 21 days. 1⁄2 due at booking and 1⁄2 due 60 days prior to check in for reservations more than 21 days.
Reservations made through online booking sites are subject to the online booking site payment policy.
Cancellation Policy: Reservations made through online booking sites are subject to the cancellation policies of the online platform
in which the reservation was made (VRBO, Airbnb, etc.). All refunds will be subject to booking fees incurred by Owner from VRBO,
Airbnb, etc., regardless of when cancellation is made.
For reservations less than 21 days made directly through owner: A full refund will be given to cancellations made more than 30
days prior to arrival, 50% refund for cancellations made more than 14 days of arrival, and No refunds made 14 days or less of
arrival.
For reservations more than 21 days made directly through owner: A full refund will be given to cancellations made more than 90
days prior to arrival, 75% refund for cancellations made more than 60 days of arrival, 50% refund for cancellations made more
than 30 days of arrival, and No refunds made 30 days or less of arrival. At owners discretion, in the event the owner is able to rent
some of the canceled dates to another guest, the owner may refund the value of the rebooked nights to theguest.
Security Deposit: Guest agrees to be responsible for the care and security of the Property during the stay. Guest will be asked to
provide Owner with payment for damage insurance at the current rate or a separate payment of $250 to serve as a security deposit
to remain with Owner until an inspection of the unit is completed following the Guests’ departure. Guest also agrees to pay Owner
the amount of actual damages to the Property, any personal property of Owner located on the Property, and any damage to
property damaged by Guest or their invitees within the Village Point Townhomes At Breck above and beyond the insurance
coverage or the $250 arising from any such damage , as well as for missing items, excessive clean-up, removal of pet or smoke
odors, any other costs incurred by Owner due to Guests’ stay and, if necessary, the cost incurred in removing Guest from the
Property. If the unit has been inspected and no costs are assessed the security deposit will be refunded according to the policies of
the booking site used (VRBO, Airbnb, etc.). Security deposits for all other bookings will be refunded within 14days.
Entry/Check In: Guest will be issued an entry code for the door. Guests may not change the code. Guests should contact Owner’s
Agent if there is a problem with entry. Check in time will be any time after 4PM on the scheduled day of arrival. An earlier check in
time is only possible with Owner or Owner’s Agent’s permission. Location and instructions for entry will be provided through
Owner’s Agent prior to arrival.
Check out: Guests must check out of unit by 10AM on scheduled day of departure. Failure to check out promptly at 10AM or
causing the delay of housekeeping to prepare the unit for the next guest may result in an additional fee up to maximum amount of
one night’s rent.
Notification: It is Guest`s sole responsibility to inspect the Property upon arrival. Guest agrees to inspect the entire Property to
ensure that it is free of hazards and properly equipped. Guest assumes the entire risk of injuries arising from use of the Property.
Guests will take reasonable measures to prevent slips in the bathroom, on staircases, on balconies and throughout the Property.
Guest shall contact Owner or Owner’s Agent at the number to be provided if anything is unsatisfactory within 24 hours of arrival.
Guests should exercise additional caution during winter or other times when snow and ice may be present.
Linens, Supplies and Maid Service: Your unit will be cleaned and prepared with fresh bed and bath linens prior to your arrival.
There is NO daily maid service or linen freshening. An initial supply of paper products, soaps, shampoo and trash bags will be
provided. Once the initial supply is used it will be the Guest’s responsibility to replenish the supplies if they so desire.
Smoke Detectors: Guests are reminded to check all smoke detectors upon check in. Smoke and carbon monoxide detectors were
checked prior to your arrival. It is the Guest’s responsibility to contact Owner or Owner’s Agent if there are any concerns or
questions about the working order of the detectors.
Restrictions on Property Use: Guests are prohibited from engaging in any unlawful activity or any other activity that constitutes
a nuisance. Violation of this provision will result in immediate eviction without refund, and Guest will be held liable for any damages
to the Property, contents and grounds.
Parking: There is parking for 1 vehicle in the garage and 1 vehicle directly in front of the garage. Guest is responsible for ensuring
that vehicle does not block thru traffic. Guest must have vehicles removed before checkout time so as not to block future Guests.

Windows and Doors: Guests must keep windows and doors closed during the winter months. Failure to do so may result in a
charge to Guest for any damage caused by open windows or doors.
Fireplace: The fireplace is gas only. Do not throw any paper or any other combustible materials into the fireplace.
Plumbing: Do not flush anything other than toilet paper in the toilets. No feminine products should be flushed.

Home was exactly as pictured/described. Clean and perfect for our family of 5. Just a few min walk away from shuttle to various lifts. 10 min walk to village and Main Street. Hot tub was a major plus after spending all day at the slopes. Would definitely book again.

Wonderful stay close to town

We’ve stayed in Breckenridge many times and had a wonderful visit at this property. It’s an easy walk into town while still being quiet and tucked away. Highly recommended!

Perfect house and as advertised. The first VRBO we have stayed at that was truly “fully stocked.” Great communication from the owners and a truly perfect home for a weekend away. Thanks guys….it was awesome.

Fabulous stay

We thoroughly enjoyed our stay here. We loved that there were 2 king bedrooms and the beds were incredibly comfortable. The living area was warm, inviting, and comfortable. We also liked the decor-especially the moose busts. The hot tub was a nice treat under the stars. I would absolutely stay here again and recommend it to friends and family.

Great location, with easy access to Main Street and the beaver run lifts. We have 3 young kiddos so the two bedroom with 2 king beds worked well for us. We will definitely consider this house for future visits.

We stayed for two nights. We wenting skiing both days and boy was the private hot tub a delight! Two king size beds were comfortable and kitchen was well stocked with everything needed for a family home cooked meal. Owners were attentive and responsive when we were checking in. We would highly recommend this condo and would stay here again!

Colorado staycation

Had a perfect weekend at Travis’s place — we had a moose welcoming committee and the hot tub was piping hot to keep us in shape for 4 long snowboarding days. This is a perfect place if you like to cook — the kitchen is far better than any rental we’ve stayed at before — and the beds were so comfortable!! I can’t wait to come back.

This townhouse surpassed the beautiful pictures shown on the VRBO listing. Location - perfect! Ambience and fully equipped kitchen made our stay so pleasant. We were a family of 6 (including 2 teens) - the large deck and spa were such a hit as well as the ability to dine on the deck! Great property - great owners!

Relaxing getaway

Excellent location to peak 9. Free Bus is a short walk from place comes every 10 mins. After a day on the slopes the hot tub was a nice relaxing way to spend an evening. Place is immaculate and well appointed with all your needs. A great stay for our family. Would definitely recommend and return to when staying in Breck.

Beautiful property and very well equipped!

The owners have really paid attention to detail and stocked the home with everything you could need. Modern and beautiful condo with excellent location and privacy. There are great instructions for everything and even the light switches are labeled.

Perfect in so many ways

This rental checks all the boxes for our annual trip to Breckenridge. From the location, to the welcoming and attentive owners, to the hot tub... I could go on and on. It's everything we could hope for in a home away from home. We look forward to renting it again.

Wonderful extended stay in Breckenridge

We loved our stay here. Everything in this condo is first rate, including the owners and management company. We had absolutely everything we needed in this fully stocked unit. We especially enjoyed our private hot tub that we used daily, the private garage to store our bikes and gear, the big smart tvs in every room, and how nicely this unit has been updated. You just can’t find that in many places. We also appreciated the great location. It was quiet and private but we were able to ride our bikes everywhere to restaurants, bars, grocery stores, and all the way to Frisco on the rec path. There were so many nice features-many spa towels and lots of extra linens, fully stocked kitchen, nice fireplace, great bathroom lighting, cozy blankets for sitting outside, great grill, great beds. And also a shout out to the great management company. We only needed a couple little things (like a smoke detector battery and hot tub fix). They had someone there within an hour!!!! We’ve never had as good an experience. We will be back.

Perfect stay in Breckenridge

This property is a true gem in a quiet area of Breckenridge but easy to walk to everything! The property has everything you need to settle in for a few days or a week +! Comfy king beds, great linens and top-notch furnishings. We loved the hot tub and only wish we had used it more! The communication from the owner and property manager were clear and much appreciated.

Family Weekend

Easy check in process. Property was as described, great location, quite, private, within walking distance and easy drive. We cooked a few meals there and kitchen was well stocked. Beds were comfy, soft towels (loved the shower) and plenty of extra towels which was nice as we used the hot tub each day. Guys loved the big TV in living room to watch the Open!

Great place to stay!

We loved our stay here. Easy 10 min walk to town and easy shuttle to the mountain. Didn’t have to use our car once during the 4 days we were there. 3 extremely comfy king beds. We had everything we needed for a long weekend stay. Would definitely come back!

It's the perfect place to feel like you are at home and enjoy our beautiful complex and still be less than 10 minutes walking to the lift at peak 9, shops, and restaurants of downtown.

What makes this property unique

End unit townhome offers lots of privacy and quietness but so close to all the action of downtown! Spacious, well lit, open-concept floor plan of the upper floor makes it ideal to cook and entertain. Vaulted ceilings allow for a ton of natural light! Both bedrooms have King Size beds and the most comfortable King sleeper sofa you will ever experience in the living room! Extra deep single car garage that will fit full size SUV like Yukon XL or perfect for storing bikes or extra gear, garage is a little less than 21 ft deep!
