Luxurious barn conversion in Wealden countryside with Visit England gold award. The original barn dates back to the mid 19c and was stabling for a former Coaching Inn. Much of the original features have been retained and the blend of new and old has been managed perfectly by the owners and a team of skilled craftsmen who clearly know their job. You are bordering meadows and forestry with some great walking opportunities directly from the barn. This is a very central location for the whole family to enjoy the stunning English countryside. Free-range chicken and duck eggs, vegetables and home reared meats are available to purchase during your stay. The Farm Spa is a short walk away where you can pre-book a range of massages, facials and therapies for during your stay. The property includes access to a 6-person hot tub in the neighbouring spa, by appointment and for age 18+ only.
The Coach House comprises of two buildings, the main barn with 4 bedrooms sleeping 10 and the adjacent annex. Sleeping 12 people in beds (without compromise!) and a day-bed in its own room to sleep up to 14. On the ground floor of the barn are 2 double bedrooms with super king-sized beds, both with en-suite shower rooms including WC and basins. One of these is a wet-room with some disabled facilities. There is a contemporary, well equipped, open-plan kitchen, dining area with a range cooker and a large dining table. A huge sitting room with amazing barn-height vaulted beamed ceiling and log-burning stove is also on the ground level along with a further bathroom with bath, WC and basin. Upstairs are two further large bedrooms each providing 3 single beds, these share a bathroom with bath/shower, WC and basin. The annex provides a further super king-sized bedroom, with en-suite shower room including WC and basin. The adjacent garden room, with 50in flat screen TV and floor based games plug in connection, sofa and piano, includes a further quality day-bed to create a sixth sleeping area (which can be made as twin singles or a super-king) for the 13th and 14th guests, also with its own w/c with basin. Outside you have a patio area with gas BBQ, courtyard garden with secluded grassed bank and a child-safe pebble pond. Also a large, open double-bay garage is included with the property and plenty of off road parking. booked with the owner during your stay. Private use of the hot tub (ages 18+ only) can be booked directly with the owner during your stay for £20 per session for up to 90 minutes.

A well designed and laid out property with easy access and plenty of parking. There is a well-equipped kitchen with plenty of crockery, glasses, and cutlery with two dishwashers and a large fridge and freezer. The seating area has big comfortable sofas but this area would be improved with the addition of a couple of armchairs. Disable people can find it difficult getting up from a sofa this would improve the disable facility of the Coach House.
We were disappointed to be told we had misunderstood that we could use the hotub. The owner said that they do not allow children in the hotub but that he would allow it if an adult got in too (would not allow an adult to supervise). He also said to the children ‘if they got in, there was only one getting in and one getting out’. He made us and them feel unwelcome, so we declined. I understand that some places don’t want children in their space, but this should clearly be portrayed in the description.

Hi Lucy,
I am sorry you were not happy with the usage of the hot tub during your stay. While the property itself accepts guests of all ages, sessions in the hot tub are advertised for 18+ only, so the owner did make an exception in this case, albeit with some caveats to ensure safety. I understand that we could work on the communication side of things, so apologies for that once again and glad to see you enjoyed other aspects of your stay.
This property has been lovingly renovated and provided plenty of space for the 13 of us who stayed at the property. It had everything you needed as far as kitchen equipment, two dishwashers and laundry facilities.
The surrounding farm was lovely to walk through, and those who had treatments at the spa were very happy.
Although not a complaint the open-roofed bathrooms in the bedrooms were a little odd, and the pillows for most of us were too big.
Otherwise it was fab and wouldn't hesitate to recommend it, the communication with the owners was good and the location perfect.
We had a very enjoyable stay at this property, very clean, super large lounge, comfortable seating and plenty of kitchen equipment so nothing to be disappointed about. We enjoyed the Kings Head Christmas meal which was just a 10 minute walk away. The icing on the cake was a large Christmas tree and a very warm house when we arrived.
