Beautiful rural barn sleeping 6 guests in 3 bedrooms

As well as the main barn, we have The Annexe situated in the grounds, which can be booked as part of your booking to sleep an extra two people for an additional charge of 200.00.

On Arrival

This stunning property offers the best of open plan living with fantastic countryside views. It is an immaculately presented and newly renovated cottage style barn conversion. It also comes with a separate annexe in the garden.

Lobby

With plenty of storage for shoes and coats, a WC and basin.

Real lobby/utility/WC

From the rear door you enter the utility room with washing machine, tumble dryer and clothes airer, perfect for wellies and muddy paws.

Kitchen

This lovely modern kitchen is very well equipped and benefits from a range of wall and base units and an electric ‘AGA' oven, large American style fridge freezer, toaster, dishwasher, coffee machine, microwave, and a large Island with drawers.

Open plan dining room and lounge

The lounge/diner benefits from exposed beams, an inglenook fireplace with a wood burner, full height windows letting in lots of light and has access to the downstairs bedroom which benefits from French Doors leading out the the front courtyard. This spacious area is newly decorated in grey tones and features a central staircase, tiled flooring, large comfortable sofas, driftwood coffee table, lamp, Smart TV, barn style doors, cosy rugs and a dining area with table and chairs to seat 6.

Bedroom 1 downstairs

Gorgeous cosy twin bed room with a beamed ceiling, two single beds, wardrobe, bedside tables, lamps and a large window feature.

Stairs lead to the first floor landing area which serves the two double bedrooms and the modern fitted shower room

Bedroom two upstairs

Beautiful warm king sized bedroom with a vaulted beamed ceiling, bedside tables, lamps and vanity unit with mirror.

Bedroom three upstairs

Lovely size room with double bed, bedside tables, lamps, cupboard, wardrobe space and freestanding mirror.

Family bathroom upstairs

Tall beamed ceiling, large corner shows enclosure, tiled walls, wood panelling, large basin area with plenty of storage, mirror and WC.

Garden

Outside the property benefits from a large gravel driveway and access to the rear courtyard garden and annexe. Currently arranged with plenty of sitting area and provides the perfect entertaining space for alfresco dining in the Summer months.

The former triple garage has been converted into a one bedroom annexe sleeping a further 2 guests, which comes with a fully equipped kitchen, sitting room, shower room and a king sized bedroom.

Please note:

Both main barn and Annexe can be booked together and are will be reserved to do so in peak season. If you wish to book both properties, please choose this option on the booking form.

If you wish to book either property separately, please contact us to discuss.

There is enough parking for both properties and plenty of outside space for you to enjoy, both at the front of the main barn and in the rear garden between The Annexe and main house.

The house and Annexe can be booked separately on request, but The Annexe is not available to be booked separately in peak seasons, unless guests staying in the main barn do not require it. The added charge for the Annexe is £300 and can be added on at the time of booking.

Idyllic Norfolk cottage

The cottage is immaculately presented in an idyllic rural location which is in easy reach of many of the coastal locations such as Cromer, Sheringham and Mundesley. Everything is provided including a thoughtful welcome pack with lots of tasty goodies. North Walsham is also close by to purchase groceries and other essentials so very handy. Only one minor complaint…the shower in the annex property was difficult to work, particularly the temperature control. Other than that, a perfect holiday setting. Would definitely stay again.

A fabulous holiday

This is the second time we have stayed in Meadow Barn and this time we also brought the grandparents and dog! The Annex was beautiful and my parents were very comfortable. The only thing I would say is that they found it difficult finding the perfect temperature in the shower. It seemed quite temperamental, however we couldn’t fault the cleanliness, decor, comfortable beds, kitchen and everything provided for a very happy stay. The barn was a perfect home for my husband and 3 children. There were basic essentials provided for the dog which was a lovely touch too! We would absolutely stay a 3rd time! Perfect location and super days out. We have really fallen in love with Norfolk!

Peace and tranquillity personified

The fact that we returned to Meadow Barn in 2025 as a family group which includes three generations speaks volumes for the attachment we feel towards the property, it’s peace and tranquillity, it’s location and the beauty of Norfolk per se. We have stayed in many holiday properties, but this is undoubtedly one of the better equipped and most comfortable. The area between the main house and annexe is where we spent much time (weather permitting) socialising and eating; and even when the evening turned cooler we broke out the marshmallows and digestives over the fire pit. Although it’s a short drive to Mundesley, our favourite haunt, and the car was in daily use, it’s a small sacrifice to pay for the peace and quiet when you return ‘home’, AND I do mean quiet! Mabel, our Cavapoo also adores it and loves the many walks across the fields surrounding Meadow Barn. We would highly recommend you don’t delay in booking this property - it’s sure to restore your sanity.

beautiful barn

Lovely stay at Meadow Barn. The beds are super comfy with good bedlinen and well thoughtout. Small thing - would be aesthetically pleasing not to have any plastic hangers as the felt ones are so easy to buy nowadays. Kitchen is very well equipped and clean throughout. Lounge super cosy and very good Wifi if needed. Outside is a shame there is no grass other than a small piece of astroturf if you are bringing a dog- the rest is shingle. The barn is very remote, which is what we requested, as we were trying to escape the fireworks for our super anxious Retreiver. Easy drivable distant to the lovely coastal beaches Will definately stay again.

Lovely barn stay

Great location - quiet but near enough to small local town for essentials. Barn is beautifully converted to a high standard, with quality furnishings and tasteful decor. Beds were very comfortable and everything worked as it should! A hairdryer would have been a welcome addition but cannot complain when everything else was so perfect
