The area that develops around the avenue and Piazza Mazzini is probably the most central in Rome. It is part of the Vittoria district and is under the jurisdiction of Municipality I of Rome Capital; it runs along the Tiber river and is a stone's throw from the Aurelian walls. Immediately to the south of the neighborhood is the Vatican City, while to the north is Monte Mario, both easily reachable. The Della Vittoria neighborhood is part of the first 15 that were born in 1911 and were officially established in 1921, with the initial name of Milvio. During the fascist era, in 1935, it changed its name to Della Vittoria, in honor of the success achieved during the First World War. Before the whole area underwent a process of urbanization, it was used by the army which used it as a place for military exercises. The first urban planning plan of which there is evidence dates back to 1909 with Edmondo Sanjust of Teulada under the administration of Ernesto Nathan: since the entire area was owned by the state, the harmful building speculation which instead affected other areas of the capital was avoided and therefore very tall buildings were alternated with villas of up to two floors. A very characteristic aspect of the neighborhood is represented by the Renaissance and Baroque style villas that stand on the Lungotevere, while no trace remains of the public housing built at the beginning of the century and then demolished in the 1960s.
