There is a large screen TV, radio and sofabed in the living area - this sofabed can optionally be used as 2nd small bed. The bathroom includes wetroom shower and washer dryer, but no bath.
Ground / Entrance level is workspace with two well lit desk spaces, ergonomic office chairs and another sofa. There is Fast fibre WiFi available throughout.
Located in a former shop unit on the high street and 12 mins walk from Kings Cross station. It's central position is within walking distance of Islington's Upper Street and the new shops and restaurants at Granary Square which are a short walk along the scenic canal.
An excellent location to explore London or base to travel by train from Kings Cross station / St Pancras to other locations in the UK or by Eurostar to the continent whose terminal is 14min walk.
THE SPACE Split across two main levels the property is open plan with office / desk area at raised ground level and king size bed with quality spring mattress in the sleeping area and sofabed (optional 2nd bed) and dining table in the living space.
The kitchen area at basement level has fridge freezer, combi/microwave oven, dishwasher, induction hobs, kettle, toaster, Nespresso machine. Along with plates, wine glasses etc.
Wetroom/shower/WC are in a room off the living area supplied with high quality toiletries. There is a hairdryer and ironing board along with washing machine with built in dryer also available.
The property has electric underfloor heating and smart lights controlled by remote.
NEIGHBOURHOOD Caledonian Road, 12min walk from Kings Cross, contains lots of small shops and retailers with some new health food shops and convenience stores, chemists and supermarkets very close by.
We are near to the Regents canal which is a short scenic walk to the newly developed Granary Square which houses the largest US tech companies and Central St Martins art college along with shops and restaurants around a fantastic public space with fountains. Further along the canal is Camden and a Regents Park.
To the north are the historic london parks and architectural squares of Barnsbury with some traditional pubs on the walk towards Upper Street or Angel.
There is plenty of public transport available including the overground which will take you east/west to Hampstead or Hackney. Kings Cross is a major interchange for tube lines and St Pancras has trains to the rest of the Uk or even the Eurostar to Europe.
There is no residents car parking at the property but taxis can drop off and parking meters can be used for stays of up to 2hrs.
NO CHILDREN UNDER 12yrs Due to open riser stairs and several level changes the space is not suitable for very young children or toddlers but children over 12 are welcome and it is assumed might use the smaller sofa bed in the living area for sleeping.
CHECK IN I meet guests at check in to introduce them to the space and answer any questions and am available via VRBO app or telephone during the stay.

Tomos was a great host. Met us on arrival and introduced us to the apartment. For the two of us it was very roomy, clean, had all the requirements we could need for our 5 night stay. It was great to be able to wash our clothes before leaving. We had a great stay!
Close to everything you need, host is very friendly and knowledgeable, space is laid out well. I see the vision and can envision the finished product. Currently, some of the finishes are lacking and still need to be completed; however, everything is useable.
With a late arrival our host was there to give us a tour of everything before we settle down. This place is very efficiently and cleverly designed to accommodate two people who travel and we’re in and out every single day. It’s right on the bus line and the adjacent neighborhood is very pleasant. We enjoyed our stay there.
A very nice, somewhat quirky apt, well-located near Kings Cross and Angel, Islington, and a short walk to Regent’s Canal and the shopping of the Coal Drops Yard.We were initially worried that there might be either not enough privacy because of the window onto the street or not enough light, because the apt is mostly in the basement. But our worries were dispelled. There is quite enough natural light. The living space is ample (we were here for 9 nights), the kitchen is adequately equipped, and the bathroom is also a nice size. The bed is very comfortable. It is important to note that Tomas, the owner, used to live here himself.Check-in was effortless, Tomas answered the questions we had and we had a very agreeable stay. Thank you!
My stay was really great. The owner met me and gave me a quick tour to explain how everything works and then left me to it. The location is really great for getting out around London. Just a few minutes walk to the underground at Kings Cross and lots of restaurants and shops along that road. There is a convenience store directly across the street and a bus that heads straight to Borough Market (a highly recommended destination!).
The upstairs space in the unit was great for doing a little remote work or chatting with visitors without being down in the living/sleeping space. Having the full kitchen, dishwasher, etc meant that any leftovers from restaurants would not go to waste.
We had a great stay. The space was perfect for a couple.
The kitchenette had basic appliances, a sizable fridge and freezer, and ample glassware, dishware and utensils. It was stocked with tea, coffee, and spices.
The bed was comfortable and there was a large screen smart-TV with easy to use apps.
A highlight was the electric shower with good water pressure and temperature controls.
It was a short walk from the Kings Cross station and the Coal Drops center with many restaurants, shops and fun outdoor space.
The owner greeted us upon arrival, provided local recommendations, and was responsive to questions before and during the stay. He was flexible about the time of both our check-in and check-out.
All in all, the space was comfortable and provided a very nice stay in London.
This is a great pied-a-terre that is just a quick walk along the canal to King’s Cross and Granary Square; closer at hand are a number of Ethiopian restaurants, shops and a nice coffee bar across the street.I really appreciated how well the flat was fitted out. Everything is well-designed so you have what you need close to hand and it stores away invisibly. There are thoughtful touches like a heated floor in the bedroom, good lighting everywhere, laundry facilities tucked away in the bathroom, great hot water. The multi-level design and invisible cupboards make it feel bigger than it is. The only thing to know is that there is no view. A large skylight over the stairs lights up the top-level study, and the entry level has a glass-frontage on the street (like a shop window) covered by a canvas blind for privacy; the rest of the flat is below-grade. This is evident from photos and did not bother me. I would certainly stay here again — the location is great, everything is there, and I also appreciated having a good workspace.
