The ONLY unit with a private patio and grass yard at our beachfront condominium!
Directly overlooking the beach and ocean, beside the pool and steps to the beach. Forget your sunscreen or towel? Just steps to your unit. The most convenient location in the building.
Completely renovated including total replacement of plumbing and electrical.. Low grade marble floors and bathroom have been removed and replaced with beautiful ceramic tile and granite. Everything is freshly painted including the furniture
Small kitchenette with granite counter, 3/4 size fridge, microwave, toaster/convection oven, Pyrex bakeware, mixing bowls, Corelle dishes, bar ware, cutlery, coffeemaker, cutting boards and many other essentials to make your stay enjoyable. Dish soap and towels provided.
The bathroom has a tiled shower with a seat, and hand held shower. The counter is gorgeous black granite with large iridescent Aqua and pale yellow flakes. Storage cupboards under counter, huge mirror. Bath, hand towels and face cloths provided as well as bath mat, soap and hair dryer.
There are two double pillow top beds and pillows with sealed mattress and pillow covers that protect from allergens, pollen, bedbugs, and bacteria. All bedding and quilts provided. Windows have HunterDouglas blackout roller blinds for those wishing to sleep late. There is a large closet with shelves and plenty of space to hang clothing.
Ceiling fan, air conditioner, 32" flat screen TV with cable. Dining table has seating for 4. Two outdoor chairs are provided.
The door has a coded entry so no worries about carrying keys.
This is a very quiet unit that is shielded from noise. All you hear are the waves rolling in to the beach and the fountain right outside the door.
An exit cleaning and laundry is provided with your stay. Additional cleaning and bed linens changes are available for a small fee. See your property manager for details.
This is a SMOKE FREE unit. NO SMOKING allowed in the room or outside on the patio and yard. If you are a smoker, do not rent here.

Cancun Getaway

This condo has great access to the beach, pool, and everything else you could want. The only little patch of grass in the complex is right outside your door ... and is actually very special for just hanging out. Very clean and perfect for two people who don’t want to spend a fortune at some of the all-inclusive resorts.

Fabulous stay!

Loved the ocean front with our own patch of actual grass. The water view was gorgeous. The room, shower and view were above all. I kept trying to capture the actual beauty of the ocean. We walked in and it took our breath away. Such friendly owners. We will be back! Bar and restaurant cheap compared to US standards. I loved the bacon cheeseburger 💗🌸

Perfect Beach Get A Way

We had a great time at this property! The view is amazing and the access to the pool and beach was very convenient. There are great restaurants within a 5 min walk, 19.5 is open for breakfast, and easy access to public transportation. We also had no issues getting picked up by tour companies the 3 days we went. The only thing I would recommend is to get to a large grocery store like Chedraui and stock up, unless you plan on eating out every meal, the Oxxo near the property is not well stocked. Overall I would definitely come back and stay at this property.

If you can rent it, rent it.

The location is perfect. The manager is awesome. First time in Cancun? Stay here. It is low-key, relaxed, and fun. It’s located in a very nice part of the beach, with tons of activities right in front of the room. Don't forget your snorkel gear either. I’ve stayed in many Condos ABnB, and timeshares, and this one is very highly rated by me…every issue I had was solved very quickly by Carmen the manager. Highly recommended…you won’t regret staying here.

Weekend in Paradise

Everything about the stay was just as described on the website. As soon as you walk in the door you are greeted with a full sliding door view of the most blue water ever seen. Easy access to the beach and pool. So convenient is the room to both there is no need to lug items out to your chair. 20 steps and your back inside your room grabbing a cold beer and heading right back to your chair. The owners were right next door and very hospitable. Carmen, the property manager, greets you with a smile and shares everywhere that is walking distance. The only problem was we only scheduled 3 nights…..not the rest of our lives! Highly recommend.

Fantastic !

This property was everything we had hoped for . It is nicely situated at the south end of the hotel zone. There are two delicious authentic restaurants right across the street as well as one on the propery. It was easy to get transportation to and from hotel . The room itself was bright and beautiful . Had everything you would need, fresh water, plenty of towels .. kitchen accessories. Could not beat the view or location of room ! The spacious patio had a gate with access straight to the pool and beach. The host was very friendly and accommodating… he even arranged lab techs to come to the hotel so we could have our COVID tests taken before departure . It was a lovely experience and I would highly recommend staying there ! Thank you again Geoff and Shelia , for sharing your little slice of paradise .

Perfect! Exactly as Expected!

Perfect for me. Low key. No loud music. No drunks being stupid. Small property right on the beach. Gated property from the road side to the beach side. Very comfortable. On-site restaurant good is ok. Plenty of restaurants outside of the resort if you want something different. It was great for me, but I did eat out on occasion also. I had the pleasure of renting this condo. Literally 10 steps to the heated pool and 10 steps to the beach. The shower is really nice coming up from the sand. This property has its own lawn, which I loved. The chairs are much better than the plastic resort chairs. Inside the room was as expected. Great for just me, but would feel too small with more than two people. Two other people I spoke to had roach issues. I had no issues at all. I think my property manager is superior to others, which creates a more comfortable, roach free stay. The maid was in numerous times and left the area clean and fresh. Miriam, the property manager is an angel. She really made my stay relaxing and stress free. This is the only room I would ever rent at this resort. It’s literally perfect.

Wonderful Studio with a view

This place was perfect. You walked right out of the Studio to your own Private Yard with a view of the Ocean. There is an entrance to the yard at the top of the stairs that leads right to the beach. Or you can go to the pool. The entrance to the yard is behind you to the right when you are facing the beach so I never felt like we didn't have privacy. There is a great Restaurant/Bar on the premises across from the pool that overlooks the Ocean. With large sliding glass doors to allow in the Ocean Beeze. Food is really good and reasonably priced. Staff is very nice as well. There is a mini supermarket on site. OXXO, convenience store, is right across the street as well. We really didn't need to leave the premises or go far if we did. There is a small kitchen area that has everything you need. Coffee maker, microwave, cooktops, refrigerator, etc. We caught a bus to the Supermarket to stock the refrigerator and took a Taxi back. We watched sunrises in the morning. Took late afternoon/early evening walks on the beach. Ate dinner and watched sunsets on the lagoon side at night. Just across the street. There are 3 restaraunts within walking distance. Around a quarter of a mile is what I estimated. There are also plenty of buses to take you down the BLVD to more restaurants and shopping. Miriam who manages the Condo when the owner is not there was extremely helpful and nice. She answered all of my questions promptly. I could go on and on. I will definitely stay here again the next time I want to get away with my wife.

Beautiful, updated, great location, easy access to Beach and pool, delicious food steps away!

I cannot say enough good things about our stay at this condo. My friend and I spent the week (Nov 2018) at this condo with no idea what to expect. We were greeted at the gate by Geoff who brought us to our room. Geoff and Sheila showed us our room and asked us to let them know if we needed anything at all. Our room was great. We had a fridge with a small kitchen area and a bathroom with a newly tiled Roman shower. Every morning we opened our eyes, we looked out of our large glass sliding doors just past our little grass patio (with lounge chairs) to the ocean waves and a beautiful sunrise. (There is also a shade that comes down if you like to sleep in) Just through the gate on the grass patio is the large infinity pool with a shallow end for kids or lounging. Down some beautiful Stone steps you find yourself directly on the beach with the ocean waves literally 10 steps away. There is an on-site restaurant with delicious food at a reasonable price. There is also a convenience store on site as well as one across the street. If you are interested in shopping or a fun night out, Just outside the gate of the condos is a bus stop. A bus comes by every 5 minutes or so (12 or so pesos) and goes straight down the street to wherever you like , the market, restaurants, or anything in the hotel zone and you can catch it back when you're finished. There is a great family owned restaurant called Jungle Taco right across the street from the condos tucked and hidden right in the trees. It doesn't get more authentic than that. We really enjoyed the restaurant that was on site. Everything was delicious and the open air restaurant faces the ocean as well. There is a mishmash of residents and visitors adults and children alike. It wasn't too busy at all, but it wasn't completely dead either. We enjoyed our stay and we definitely will be visiting again. We can't say enough about the owners, as they were ready to help us with whatever we needed. Sheila popped over with a brand new in the box toaster when she realized there wasn't one in our room! Geoff and Sheila were so kind and right next door if we needed anything or had any questions. We met several other residents during the week who happily gave us names of locals who helped us with great excursions. We went to la Isla Mujeres, but there are many other excursions to enjoy as well. This was such a great week for us, the sunrise is incredible, the beds were extremely comfortable and the location was perfect!

It’s a fairly small unit, but the private lawn and view make it very cozy. Convenient store in the complex and another across the street. Plenty of restaurants a short drive from the complex.

Wonderful stay

Can't wait to return to this location. Property is top notch as the beach and pool are right out your door. Geoff and Shelia extremely great host as they welcome you to their property and willing help you with whatever you need. We loved the restaurant on-site. Also, loved the mini mart as it had everything you could need. You would not need to leave this property if you did not want to. We look forward to returning!

What a View!

Spectacular sunrises! The beach was one of the nicest I've encountered. The water was warm and swimmable most every day. The condo was perfect for two people. Two beds can be separated or put together. The view was spectacular every day. We had everything we needed for the week. The Property Manager, Carmen, greeted us, got us settled in, and answered questions thoughout the week, making recommendations on shopping, excursions and transportation. The owners, Sheila and Geoff, live next door and were also very hospitable. Goeff helped me get some banking issues sorted out, which reduced stress for the entire trip. They recommended some great local restaurants and grocery stores, so we had access to everything we need.It was a beautiful get away, and we will definitely book through them if we go to Cancun in the future.

Fantastic Retreat

Overall stay was fantastic. Geoff and Sheila were incredibly hospitable. Enjoyed their company as well as their friends Tom and Sherry. The views were phenomenal! Pool area is clean. The on-site restaurant was delicious. It’s quiet and away from all the hustle/bustle/party areas but just a short ride via bus (12 pesos per way) if you care to explore those high traffic/touristy areas. We’re looking forward to staying again!

Convenience in Cancun

We had a wonderful time over Christmas holiday at this property. It is simple, relaxing, convenient and a great location. We were steps onto the beach or to the pool. We made a trip to the grocery store via the bus and bought groceries to have breakfast and lunch at the condo. Make note that there is no burner, so keep your meals simple. We ate out for dinner at surrounding restaurants. Even the restaurant at the condo had decent food. Prices were good and staff was friendly. It is a cosy space but the AC works great and the beds are comfortable. The owners, Geoff and Sheila were onsite while we stayed and they are a wonderful couple and great host. We had our first beer on their porch and they filled us in on the local scene. We borrowed beach chairs, super glue, and asked questions. They were very helpful. We would highly recommend their accommodations!

awesome - has it all, beach , location and pool

very nice place to stay - a simple small complex not too busy. steps from the pool and beach. there is a bar and grill on site so that makes it nice for a quick meal. and couple more places to eat across the street. the owners were home and live next door so they gave us ideas on what to do and where to go, since it was our first trip to cancun. and offered us a cold and much needed beer when we got there. wifi works great we just used the disney app and airplay for movies. definitely worth it.

What a View

We stayed for 9 nights and loved every minute. We loved waking up to the sunset and seeing the full moon shine down on the water at night. Spectacular views. We made one trip by bus to the Selecto grocery on the first day for some breakfast and snack items and ate at the onsite restaurant and 19.5 across the street for many lunches and dinners. Very reasonably priced meals and drinks. Went and got ice cream at the Oxxo across the street a few times - also very inexpensive. The beach and pool access couldn’t be easier - just a few steps - didn’t even bring our shoes. WiFi was fast - we watched movies on laptop in the evenings with no problems. We’ll be back!

Exactly as advertised

We stayed eight nights here and I would recommend it and we plan on booking here again, soon. The view and little yard are awesome. The check in process was flawless. Carmen and Rosy, property managers, were accessible and helpful. The owners were right next door and are both outstanding people and great hosts. We enjoyed getting to know them. That little yard , shared with the owner’s condo next door (when they’re here in country) is what we liked the best. It’s semi-private , being about 8-10’ above the beach with Adirondack chairs. You have a nice perch to enjoy the view and breeze without the sand , and steps from the patio door. It’s steps to the pool area and the restaurant/ bar is right there, friendly staff, typical poolside menu with a wood fired pizza oven. Safe, quiet portion of the hotel zone with families and couples. Beside the restaurant onsite, we liked KM 19.5, a short walk away and Naboo’s is just past. There’s a tiendo on- site as well with liquor, wine, beer , essentials.

Great quiet atmosphere!

We spent 10 days in April 2024. A very nice unit for two of us. Owners were next door and very helpful! We spent many evenings chatting with them. They were great hosts and we enjoyed our time with them. The unit is close to both the beach and pool, so very convenient. The on-site restaurant was also very good. We enjoyed breakfast, lunch, and dinners there. We plan to return again in the future.

Cancun get away!!!

The unit was very welcoming with the red Chairs set out on the lawn to enjoy the Beaty of cancun. I had no problem pulling the blinds and shutting off the air when I was not there! It stayed cool and inviting! Hosts Geoff and Sheila were amazing. They were in the unit next door and couldn’t go enough to make you feel welcomed!!! Felt extremely safe travelling on my own! Fabulous stay!!!

My husband and I purchased this property as a retirement home to live in six months of the year. We are now both retired. This room was for our children and relatives to stay in when they came to visit. Being as they are so busy now with work and families, we have decided to rent it when they are not here. We went all out on the renovation completely replacing all the plumbing and electrical to Canadian/US standards. New flooring, kitchenette, bathroom, ceiling fan etc. The private patio and yard a wonderful plus.

This property is one of a kind! Right beside the pool and steps to the beach. No other unit has a location that even comes close to the convenience of this one. It has taken many years of renovation to get this property to just the way we want it. Now it is time to enjoy!
