The Price includes:

- Stay cancellation guarantee for Lockdown = In the event that you have to cancel your stay due to lockdowns issued by governments in the 30 days prior to check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown in Italy concerning the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation); national lockdown of your country of residence; local lockdown in Italy in the Municipality or in the area of residence.

The price does not include:
- extra cleaning in case of animals (€ 50.00 per animal per week)Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.
- tourist tax where required.
- In the event that the rubbish is not disposed according to the instructions provided at check in, € 50.00 will be requested at check out. If the rubbish is not even differentiated, € 100.00 will be required at check out to be paid in cash to the owner or manager of the property.

The recent renovation, carried out with particular care by the owners, has rendered the villa extremely welcoming for its guests, respecting the typicality of its history combined with the comfort of modern furnishings. Particular attention has been paid to the use of materials characteristic of the period, such as the vaulted ceilings in terracotta tiles supported by large arches, the rustic stone of the gas-fired fireplace or the oak-like floors, combining elegance and practicality. Large elegant rooms embellished with refined furnishings, spacious welcoming bedrooms, a bright, fully-equipped kitchen with a modern look and a beautiful garden with private pool and large veranda with outdoor kitchen, make this property the perfect destination for family reunions or for groups of friends who wish to spend a relaxing stay in a tranquil setting. Very close to the most beautiful towns in Tuscany, the villa is surrounded by borghi of unique style such as Lari and nearby Casciana Terme, renowned for its curative spas. The exteriors of the villa extend in a triumph of coloured flowers and areas dedicated to aromatic plants, all surrounded by multicoloured hedges where guests can spend unforgettable moments in complete relaxation in the various set-up areas. Furthermore, its location, just a few kilometres from the FI-PI-LI highway, allows you to quickly reach the main art cities of Tuscany, Florence, Arezzo, Siena, Lucca, Pisa and the characteristic villages of Florentine Chianti for spending memorable days, and also the Tyrrhenian coast with its golden beaches.
Interior:
The villa has two floors, the main entrance is located in the area in front of the garden, which includes the swimming pool and the outdoor living area. Entering, you proceed to the elegant living room with, on the right, the sitting area with large comfortable sofas, a TV area and a gas fireplace (used by request only for the winter months) while, on the left, is the large dining room adjoining the modern, fully-equipped kitchen, next to a guest bathroom and a travertine staircase with LED lighting which leads up the first floor with the sleeping area composed of four double bedrooms, one single bedroom with queen size bed and three bathrooms, two of which are ensuite. Air conditioning in the rooms.
Park:
Villa Edoardo is surrounded by a beautiful garden, embellished with large lawn areas and bordered by hedges to protect your privacy, all bounded by vast expanses of cultivated meadows and olive groves that will frame your unforgettable holidays. In the large garden you will be greeted by an explosion of colourful flowers and a corner dedicated to aromatic plants, which you can use to create the typical dishes of Tuscan culinary tradition. On the portico in front of the entrance, facing the pool, is the area dedicated to the barbecue and to making pizzas in the antique wood oven. In front of the swimming pool is a shady living area with comfortable seating and large sofas, an outdoor kitchen and a bathroom with shower.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool, located in front of the entrance to the property, is about 20 metres from the house and can be reached along a path across the lawn. Rectangular and measuring 5 x 15 m with a constant depth of 1.40 m, it is lined in light cream-coloured PVC and has Roman steps for access to the water and both internal and external lighting. The large solarium in travertine stone is equipped with comfortable sunbeds, umbrellas and small tables. The portico includes a large dining area, an outdoor kitchen and a bathroom with shower. A short distance away is an outdoor hot-water shower. The pool can be heated on request of the client with a surcharge. The pool is open from the last Saturday in April until the last Saturday in October.
