Please note, under the Immigration (Hotel Records) Order 1972, we ask guests to complete a Guest registration form before arrival. This may also require us to ask for ID for our vetting.

- Standard check-in time is 3 pm onwards
- Check-out time is before 11 am on the day of departure. Unauthorized late check-outs will be charged £50
- Please note that a fee of £100 will be charged for lost keys--please be careful with them.
- Lost property will be charged for posting and packaging of each item
- My property is professionally cleaned and is set up to be remotely accessed with the benefit of having 24/7 Guest Support
- Only guests who have paid are permitted to stay. Please do not invite guest guests who are not authorized to stay.
This is a residential area, please be respectful to the neighbors and do not play loud music after 11 pm. If the purpose of your stay is to party all hours, then this place is not for you.
Pass the Keys® provides a hotel standard of service for short-let properties. The property is professionally maintained and cleaned. We guarantee professionally cleaned linens and toiletries.
The Manchester South team of Pass the Keys® personally inspects the property and certifies the home has met Pass the Keys®’s Property Readiness Standard.

House Rules
• To undertake to pay for any losses or damage caused to the property
• To take good care of the property and leave it in a clean and tidy condition at the end of the stay.
• To observe the recycling requirements and recycle rubbish during your stay as per the recycling instructions
• To put out rubbish at the end of the stay as per recycling instructions
• To take out the correct bins on collection day if appropriate during the stay. We reserve the right to charge Guests £50 if bins are not taken out or if recycling is not adhered to.
• To report any dissatisfaction or maintenance issues immediately and to give the Management Agent a chance to rectify any issues
• To permit the Owners and the Managing Agent reasonable access to the property.
• That a cot will only be occupied by a child aged 24 months or less. The Agent is not responsible for the maintenance of cots. Where cots are requested, the Guest must supply their linen for the cot.
• Not to annoy or become a nuisance to neighbors and occupants of adjoining premises.
• Not to be the cause of any noise between 11 pm and 7 am.
• Not to smoke on the property or any of its public/communal areas.
• Not to bring any pets to the property.
• To read any safety notices and advice upon arrival at the property.
• Not to re-let or sublet the property to any other group/party without prior written approval from the Managing Agent.
• To only use the property strictly for residential purposes.
• Not to use the property for parties or gatherings. If, on arrival, it is felt the Guest intends to use the property for such an event, the Guest will be refused entrance and no refunds will offered
• Not to make use of the phone or fax line connected to the property.
• Not to light any fires or candles on the property.
• Not to allow any visitors to stay overnight at the property. Only paying guests are allowed.
• In the event of a breach of these terms and conditions, we reserve the right to ask the Guest to leave the property immediately and no refunds will be offered.
