Open-plan living space 43-inch widescreen TV, kitchen, range cooker with oven and hob, fridge/freezer and dishwasher, a dining area for eight and a sitting area, woodburning stove, utility with microwave, washing machine and tumble dryer. King-size with sofa bed, Juliet balcony and en-suite bathroom, a king-size, a double and a single serviced by a bathroom and ground-floor shower room. Off-road parking and large 3 acre garden with lawn, furniture. One well-behaved dog welcome, no smoking. WiFi, fuel, power, starter for woodburning stove, bed linen and towels are all included in the price. Note: There is a flowing, unfenced river running through the grounds of this property, please supervise pets and children at all times. Note: There are fishing rights for the river so guests may fish or kayak. Please note the water meadow can on occasion rise to create a small lake at the bottom of the garden, attracting some wonderful wildlife. Please Note: minimum 3 night restriction

Plus, plenty of crockery, glasses, cutlery, cooking utensils and bakeware. Dining area with large wooden table and chairs that comfortably sits eight. Utility room with microwave, washing machine, tumble dryer and second fridge/freezer. Ground-floor shower room with basin and WC. Master bedroom with Juliet balcony, king-size bed, single sofa bed for a child, free-standing stone bath, wash basin, walk-in shower and separate WC. Bedroom two with king-size bed and views over the grounds. Bedroom three with double bed. Bedroom four with small double bed for one adult or two children. Family bathroom with free-standing stone bath, wash basin, walk-in shower and WC. Sundeck area next to River Meon with beautiful ambient lighting. Fire-pit area with chairs and plenty of logs. Grounds with sole access to 3.36 acres of woodland and countryside. Direct access to River Meon, which is unfenced and runs along the lower border of the property, guests who enjoy fishing may do so, with the appropriate permit, when near the river, please take care and supervise children and pets at all times.
