“ Number 37”
A secluded villa with private pool and stunning views.
This modern detached house with its south facing terraces and pool is built on a hillside with stunning views over the Languedoc and wine growing area. The landscape is transition between the pine forests of the rugged limestone outcrops and gorges of the Central Massif and the softer lowland with the Canal du Midi to the coastal plain of the Mediterranean. The stunning and dramatic scenery around the house makes it an ideal location for people seeking to just chill out, enjoy the pool and the scenery. For the more energetic, upland and gentle countryside walks can be accessed directly from the house. The area is popular with walkers, hardened cyclists, nature lovers and artists.

The whole region is full of amazing breathtaking historical venues from chateaux, Cathare castles, pre-historic and roman settlements. The local markets and festivals are firm favourites and there is a huge range of restaurants to suit all tastes and pockets. Seaside visits (45 minutes) give the pleasure of enjoying the Mediterranean Sea and beaches. The available local activities are endless from visiting a nearby olive oil factory or wine tasting at a vineyard to river canoeing and horse riding.


It is easily accessible from across Europe and the UK by TGV to Béziers and Narbonne. The low cost air carriers fly in to Béziers (45 minutes), Montpellier (65 minutes), and Carcasssonne (50 minutes) by car.


Montouliers is off the beaten track but not isolated. It provides a haven for tranquility and peace. It is a very picturesque medieval hill top village with a population at best of 250 people. The village houses huddle together and the cobbled streets give a charm and draw you to investigate round each corner. Facilities include a church, post office and a small village shop which has an adjoining friendly café where locals and visitors can meet up. There is a variety of shops and supermarkets in the near villages between 5 and 15 minutes away by car.


“ Number 37 “

“ Number 37 “ is the first house as you enter Montouliers from the village of Bize. It stands high above the road and is distinguished by a large half moon window above the garage. It is a modern spacious and unique architecturally designed villa with a private pool. It is tastefully furnished and is decorated with a delightful array of original artworks and paintings. It has been set up and used as a family home and is perfect for one or two families. You will find that there are more facilities available than you would expect in most rented properties. Water is heated by solar power. It conforms to all safety norms and is fitted with house, smoke and pool alarms.
There is private parking in front of the house for four cars. There are some locked cupboards and areas such as the garage that are not part of the rented accommodation.


The price charged is the total cost and we do not believe in charging a supplement for every little extra. All bedding and towels are included as is the laundry and cleaning before your stay. The exception to this is the use of the BBQ. We ask visitors to clean it and leave it as found or to opt to pay 70 euros for the cleaning.



The distinguishing feature of “Number 37” is that it is built on a rocky hillside. The sloping terrain has dictated interesting split levels both inside and out. The main entrance is reached by a significant flight of steps with herb and flower filled planters on one side. There are three different south facing terraces each separated by steps. This is an amazing property for families with the following exceptions.

These unique features however mean that this property is not wheelchair or pushchair friendly. It would not be suitable for people of limited physical ability whether they are elderly, toddlers or babies
For reasons of the tranquility of the village it is not suitable for stag and hen gatherings and similar.
We wish to provide an allergy free environment for all our guests and as such we do not allow pets and smoking is forbidden in the house.

The three south facing terraces each provide different facilities. The largest has the pool, a covered formal eating area and a gazebo for shaded relaxing. The middle terrace has sun loungers on cozy artificial grass and the lower terrace has comfy seating for apérot and a must for star gazing.

The property is perfect in the heat of the summer with the pool and outdoor living. Most important is that it excels at all times of year and is preferred out of high season by people who love the sun but wish to avoid the very hot weather. The house has a wood burning stove which makes all winter and autumn evenings a pure delight. It can be rented at any season of the year.



House layout


The Ground Floor.

This could be self contained for one couple as the kitchen, utility room, dining area, lounge, entrance hall, cloakroom and double bedroom with ensuite are all on the ground floor. All of this level has underfloor heating but the house is designed to benefit from the heat and light from the four sets of south facing patio doors.

The kitchen is designed and fitted with all modern conveniences including an American fridge freezer, double oven and warming drawer, dishwasher and separate drinks fridge and coffee machine. The Utility room has the microwave, food storage area and the washing machine and ironing equipment.

The dining area has a large teak table and the luxury of cream leather seats and patio doors onto the terrace.


The bedroom is designed so that you can see the magnificent view while resting in bed! It has patio doors which open directly onto the pool and leisure areas and is perfect for breakfast in the sun The ensuite has underfloor heating a heated mirror and towel rail. The shower has rain shower and also four body jets which is a favourite with everyone.

The lounge is unique and unusual with many special features. Steps in the ceiling echo the steps down into the room. The huge half moon window overlooks the wooded and wild cliff landscape. Large patio doors disappear into the walls on the south side opening the whole room onto the middle terrace.The impressive feature wood burning stove completes the décor and with makes the cooler evenings a joy. There is a television but at this time the signal cannot be relied on. It can be used as a monitor or for DVDs and talented IT enthusiasts will be able to be successful in using it in a variety of ways. There are many books and maps on the local area and the contents of the games cupboard is to be explored.

The office and desk is for your use. It also houses the water tanks and solar panel controls. Important information will found on the notice board.


Upper Floor.

The family bathroom is large modern family bathroom with underfloor heating has a 1.2 metre long shower, bath, hand basin console and toilet. It overlooks the countryside and not a building in sight.

There are two double bedrooms and one smaller bedroom. Each room has special features but all have ceiling fans and electric radiators.

The ‘mountain room’ has wardrobe and two chest of drawers and bedside cabinets. It opens out onto a private patio with chairs and table. It is magic for early morning coffee or wine later in the day. The views from here are surprisingly different and it is possible to look in all directions and even to pick out Narbonne cathedral.

The ‘corner bedroom’ has open hanging storage and a chest of drawers as well as bedside cabinets. It has a full length window with village views and a rocking chair to relax in and delight in the surroundings with modern original wall hangings.

The ‘small room’ for small people is quite delightful with matching beds. It has a bedside cabinet but no other furniture or storage. It’s internal and external windows, with tasteful covering panels, bring light into this north facing room.
We recommend that this small bedroom, with no built in storage is more suitable for 2 children or single adult.
