Grass Residences is located in exciting and dynamic lifestyle district of Quezon City. Built with an exclusive bridge way connected to SM City North Edsa. SM City North Edsa is the largest shopping mall in the Philippines with a whopping 5,360,000 sq ft retail floor area! It’s definitely a convenient, exciting and entertaining place to come home to. It is also situated in a highly accessible area. It is right by main roads both for going to the North and Southside of the metro.
The space
My place is one of the most affordable in this area. Newly renovated/designed. When you book and stay in my place you are helping one person (family) to be employed - earn income (hopefully more in the future) and 10% of your rent goes supporting a church as “tithes”/donations. So you can enjoy a luxurious place without compromising your budget at the same time being generous and charitable.

Guest access
Entire condo unit.
For pool and gym access - there is a fee of 150 per person, per use. The guest will have to go to condo admin in Tower 5 to pay for the wrist band access in the amount of 150, cash only.
For parking space - it is paid parking, we do not provide parking space, but you may ask the security for paid parking spaces in the condo complex.
Other things to note
Please take note of the following:
1. Grass Residences management requires us - as a condo owner which unit is listed in Airbnb to register guest/s BEFORE they arrive in the property for security and covid purposes. Hence, they require an ID and a PROOF OF VACCINATION for EACH guest. If you are unable to provide these, please DO NOT BOOK this place because we are unable to accommodate you as much as we love to.
2. PAID parking, street parking may also be available. You can ask security guard upon check-in where are the paid parking spaces are located.
3. Amenities (swimming pool, gym, basketball court, etc.) have admin fees, normally around 150.00 pesos - this is an EXTRA fee that goes directly to Grass Residences. You WILL have to let us know BEFORE check-in if you want to access these amenities especially the pool because Grass Residences requires a ticket/wrist band for guests to use the pool.
4. Laundromat (washer and dryer) is located in the building - pay per use.
5. Self check-in is 4PM onwards. Self check-out is before 12:00 noon.
(No early check-in, late check out please as a courtesy to the next guest - we allot the time in-between bookings for detailed cleaning). Also, we want this place to be affordable, the average daily rental in this property is 1,750.00 excluding Airbnb fees. Our daily rental is the lowest in this condominium, so we ask to consider honoring the check-in and check-out times please.
6. We do not offer refunds for stay. Maximum of 4 guests only as per admin requirement. Thus, Govt photo ID for each guest is REQUIRED. Only listed guests will have access in the condo/property, security will reprimand violators. Also, proof of Vaccination of each guest is required by the Grass Residences property management. Please do not book if you cannot provide these requirements by them. They are very strict when it comes to implementation of these rules.
7. No party, no smoking, no extra unpaid guest/s, no illegal activities.
