Family friendly Victorian cottage in central Windermere with parking and a wood burner

Lovely pet and family friendly cottage in the heart of Windermere, with parking and a wood burner. Aspen Cottage has plenty of space for a large family or a couple of families to spread out. It has a modern fitted kitchen incorporating a range cooker, dishwasher, washing machine and a tumble dryer. It is located within a minute's walk of Windermere High Street’s wonderful shops, cafes and restaurants and makes accessing Bowness-on-Windermere and other Lake District hot spots a doddle!

The Property:
Ground Floor: Shower room (electric shower, toilet, basin, electric towel radiator and extractor fan), fully equipped kitchen (kettle, toaster, microwave, gas hob, extractor hood, double electric oven, fridge/freezer, dishwasher (a few dishwasher tablets provided), washing machine (a few laundry pods provided) and tumble dryer), dining room (electric coal effect fire and under stairs cupboard with iron, ironing board, highchair, vacuum cleaner, mop and cleaning supplies), lounge (wood burner (32" TV with Roku stick) and a wood burner.

First Floor: Bathroom (powered mains shower over the bath, toilet, basin, heated towel rail and extractor fan), 1 x single bedroom (travel cot under the bed, please note: bedding is not provided for the travel cot), 1 x double bedroom (hairdryer in drawers), 1 x twin bedroom

Second Floor: 1 x double bedroom (hairdryer in drawers), 1 x twin bedroom, Shower room (electric shower, toilet, basin and extractor fan), Boiler cupboard with two portable cooling fans.

You will have the whole property to yourself.

Parking:
There is parking at the rear of the property for 2 small cars and a parking permit for on-street parking for one vehicle (although this does not guarantee you a parking spot).
The closest SLDC car park is Broad Street Car Park which is 0.2miles (4 minute walk) from Aspen Cottage. This car park has free parking between 8pm and 8am and designated 'Early Bird Parking' bays where you can park all day for £1 if you arrive before 9am. Please note that you can download the PayByPhone App and pay for parking without having to visit the car park.
Further unrestricted on-street parking can be found on the following roads: College Road, Ellerthwaite Road, Holly Road and Park Road.

The Area:
Right in the heart of Windermere with it's chic shops, cosy cafes and fantastic restaurants. A mile and a half from the town of Bowness-on-Windermere which sits on the shores of the Lake. Bowness-on-Windermere hosts the world famous Beatrix Potter attraction and is where you can take a cruise on the Lake.

Public Transport:
Aspen Cottage is an eight minute walk from the bus station which provides local services and the train station which is at the end of the line from Kendal Station which is on the West Coast Main Line.

Check-in and Check-out:
The property is set up to allow remote access with easy self check-in meaning that no direct contact with anyone is needed.
Please note: Check-in is from 16:00 and Check-out is before 10:00.

Dogs:
Up to two well behaved dogs are welcome, however they must be kept to the ground floor of the property and off the furnishings. There is not a lot of outdoor space and we ask that you do not allow your dog to foul outside the property. A map of nearby parks which are good for dog walking is included in the Guest Manual. A couple of bowls and a water bottle are provided but please ensure you bring your own bedding and towels for your dogs.

We Provide:
We provide a selection of complimentary teas and coffees, oil, salt and pepper, kitchen roll, cling film, tin foil and greaseproof paper as well as a washing-up pack, oven gloves and tea towels. The consumables should last at least a couple of days. If you do need to top up your supplies there is a Co-op just around the corner where you will be able to do this.
We also provide locally made hair and body wash and hand wash in refillable aluminium bottles from Bath House and some cleaning products in case you need them while you are visiting. The cleaning products can be found under the sink in the kitchen.

Additional Fees/Charges:
A £50 charge will be requested if you check out or check in up to an hour outside the set times without prior permission and an extra night's rate for any time greater than this.
There will be a £50 call out fee if keys are locked inside the property and a £100 fee if keys are lost or not left in the key safe on your departure.
There will be a £100 fee to cover the costs of obtaining a new parking permit and/or compensating subsequent guests if the permit is not left at the property on your departure.
Parties are strictly prohibited.
Hot tub hire is strictly prohibited.
Extra guests are not allowed unless you are advised otherwise.
Respect for our neighbours is much appreciated so we ask you to keep the noise down between 10pm and 7am.
Please note that check in time is from 4pm and check out is before 10am. Unless you have advance approval for an early check in or late check out, these will be charged at £50 for up to an hour and an extra night's rate for any time greater than an hour.
Please make sure that you have left the on-street parking permit on the table in the dining room. There is a £100 fee if the parking permit is not left at the property on your departure.
A maximum of two dogs can be accommodated but they must be kept to the ground floor of the property, off the soft furnishings and must not be left alone in the property.
A fee of £100 will be charged if the keys are lost or are not left in the key safe upon departure. We will also charge a callout fee of £50 if you lock the keys inside the property.
Please leave the property in a similar state to when you arrived and lock all doors and windows.
