The Property
A duplex penthouse defined by its double-height living space and two terraces facing in opposite directions. The living room runs full height across both levels, creating a sense of volume and light that is unusual for a town-centre property. Large sliding doors open onto the south-facing terrace, set up for dining and seating, with open views across San Pedro and the sea visible in the distance. The apartment is arranged over two floors, with clear separation between living and sleeping areas. Interiors are functional and the combination of space, ceiling height and outdoor areas defines the experience of the property. Located in the centre of San Pedro de Alcantara, directly in the middle of the Boulevard, this is an urban, walkable setting. Guests booking here are choosing space and centrality over a beachfront or resort-style environment. There is ongoing development in parts of the surrounding area, which may be visible from the terraces. Note: the duplex layout includes an internal marble staircase to reach the upper bedroom and loft room. The building has a lift to the apartment floor. If mobility is a consideration for anyone in your group, please contact us before booking.

The Terraces
The two terraces face in opposite directions and serve different purposes. There is always somewhere to sit depending on the time of day and the sun. The south-facing terrace is the larger of the two. It has a retractable fabric awning, a dining table and chairs for six, and a separate lounge area with sofa seating. From here the views open across San Pedro toward the sea. The north-facing terrace has a wooden pergola overhead and dining and seating for four. It looks out over the San Pedro Boulevard, the town below and La Concha mountain. The boulevard is active throughout the day and into the evening, with a steady flow of local foot traffic.
Location
Edificio Corona is on Avenida del Mediterráneo, next to the San Pedro de Alcantara Boulevard, a landscaped park and pedestrian area built over the former main road, with walking paths, play areas, seating and cafés. This is an active, central part of town rather than a quiet residential setting. The avenue has a mix of residential and commercial buildings and is busy throughout the day. A car is not needed for daily life from this location, but for day trips further along the coast or into the hills, one is useful. Restaurants, cafés, supermarkets and everyday services are in the immediate vicinity. A bus stop around 100m from the building provides connections to Puerto Banús, Marbella, Estepona and Ronda, as well as along the coast towards Fuengirola. The beach is around a 15-minute walk, following Avenida del Mediterráneo down to the seafront promenade. San Pedro beach is wide and generally uncrowded. The sand is darker and slightly coarse, typical of this stretch of the Costa del Sol, and in some areas the shoreline can be slightly stony at the water’s edge, so aqua shoes can be useful. From the seafront, the coastal promenade runs east toward Nueva Alcántara and Puerto Banús. The walk to Puerto Banús along the promenade takes around 40 to 45 minutes. San Pedro de Alcántara has a typical Mediterranean climate with long warm summers and mild winters. Sea breezes keep temperatures noticeably cooler than inland Andalusia in the height of summer. Spring and autumn are good for walking, golf and outdoor dining. Winter can bring cooler and occasionally rainy spells. December to February are the quieter months and while sunny days are common, pack layers and do not count on beach weather

The Complex
Edificio Corona is a six-floor residential building with a lift, underground parking and a communal pool within the grounds. It is a mixed residential and commercial building in an urban setting, not a resort-style complex.
Pool: The communal pool is kidney-shaped with a terracotta surround and mature tropical planting. It is open from around 15 June to 15 September only — a shorter season than most properties on the coast. If you are staying outside these dates, the pool will not be available.
Who Stays Here
Based on its layout and position, it is likely to suit groups of adults or families who want a large apartment with outdoor space and easy access on foot to shops, cafés and restaurants. The internal staircase means the upper bedroom and loft room require some mobility to access.
