Character Cottage in Historic Patcham Village
Escape to one of Brighton’s oldest villages and enjoy the perfect balance of countryside charm and city convenience.
This beautifully refurbished cottage combines original character features, including exposed beams and a traditional working fireplace, with stylish Hygge-inspired interiors designed for modern living. Bright, welcoming and thoughtfully updated throughout, it offers a cosy retreat in every season.
The cottage comfortably sleeps four guests across two bedrooms, with flexible accommodation for up to six thanks to a ground-floor garden bedroom featuring a double Murphy bed and direct access to the private rear garden.
The modern oak-style kitchen is fully equipped for home cooking, while the property also benefits from a modern, stylish family bathroom and an additional downstairs washroom. There is excellent Wi-Fi and dedicated workspaces in both the lounge and two bedrooms, making it ideal for remote workers and longer stays.
Outside, guests can relax in the private enclosed garden after a day exploring Brighton or walking in the South Downs National Park, which is right on the doorstep.
One of the property’s biggest attractions is its location. Just a one-minute stroll away you’ll find local restaurants, including the popular Miller & Carter and a highly regarded local tandoori restaurant. A bus stop is located directly opposite the cottage, providing easy access to Brighton city centre in around 20 minutes, while drivers can reach the city in a similar time. Free on-street parking is readily available outside the property, and excellent road links make arrival simple from anywhere in the UK.
Dog-friendly and perfectly suited to couples, families with older children, remote workers and guests seeking a peaceful stay, the cottage offers a relaxing base away from the crowds while remaining close to everything Brighton has to offer.
Whether you’re planning a countryside break, a working getaway, or a Brighton escape with a little more character, you’ll find the best of both worlds here.

About the host
Hosted by Ana Carlton
I love the unique character of Patcham and the balance it offers between village life, the South Downs and Brighton’s vibrant city centre and coastline.
When refurbishing the cottage, I wanted to preserve its original charm, from the exposed beams to the traditional fireplace, while creating a comfortable and welcoming space with all the modern conveniences guests need. It’s the kind of place I enjoy spending time in myself, whether that’s relaxing by the fire in winter, working remotely with a good coffee, or heading out for a walk on the Downs.
I enjoy hosting because it’s rewarding to share a little corner of Brighton that many visitors would otherwise never discover. My aim is simply to provide a comfortable, well-equipped home where guests can switch off, explore the area and enjoy their stay, whether they’re visiting for a weekend, a family break or a longer working stay.
Why they chose this property
Patcham feels like a traditional English village tucked away on the edge of Brighton. With its historic cottages and welcoming local pubs and restaurants, it offers a peaceful pace of life while still being just a short journey from the city centre and seafront.
What I enjoy most is the contrast. One moment you can be walking or cycling across the beautiful South Downs with open countryside views, and the next you can be enjoying Brighton’s independent shops, restaurants and famous seafront. Everything is easily accessible, yet the cottage remains a peaceful place to return to at the end of the day.
The village itself has excellent local amenities within a minute’s walk, including popular restaurants, while a regular bus service provides easy access into Brighton if you don't drive or prefer not to. Whether you enjoy walking, cycling, sightseeing, dining out or simply relaxing, Patcham offers the best of both countryside and coastal city living.
What makes this property unique
What makes this cottage special is its combination of character, location and convenience.
The property sits in the heart of historic Patcham Village, one of Brighton’s oldest settlements, yet offers easy access to both the South Downs National Park and Brighton city centre. It’s rare to find a place where you can walk in open countryside, enjoy village life and reach Brighton’s attractions so easily.
Inside, the cottage retains its original charm with exposed beams and a traditional fireplace, while having been fully refurbished to create a bright, comfortable and stylish Hygge-inspired space. Unlike many period cottages, it feels light and modern without losing its character.
Guests also appreciate the practical touches: excellent Wi-Fi, dedicated workspaces for remote working, a private garden, free on-street parking, dog-friendly accommodation and local restaurants, pubs and transport links just moments away.
Whether you’re looking for a peaceful countryside retreat, a base for exploring Brighton, or somewhere comfortable to work remotely, the cottage offers a unique blend of old-world charm and modern convenience.
