This property offers a **charming self-contained cottage** and fully equipped **stabling for horses**—perfect for couples, families, and equestrian enthusiasts seeking a relaxing country escape with quick access to city attractions, bridle paths, and the coast.
**The Country Cottage**
Sleeps 4 guests (comfortable for 2)
* Upstairs: King-size bed in the bedroom with en-suite bathroom (**set up for 2 people sharing**)
* Downstairs: Double sofa bed in the living area
* **Optional Z-bed for children under 12**: On request, can be placed in the bedroom instead of the sofa bed
* **Bedding provided for 2 beds only** (extra bedding for sofa or Z-bed available for a small additional fee)
* If you **do not wish to share the king-size bed**, please state this at booking
* Attached to the main house but completely private
* Own entrance, fenced patio, and parking for 2 cars side by side
* Fully equipped kitchen, cosy living area, and beautiful views over the Derwent Valley
* Steps down to the front door (no handrail)

**What You Must Bring**
* Shavings, hay, feed, buckets, grooming kit, and any equipment your horse requires
* Horses must arrive clean, sound, and well-handled
* You must **poo pick the grazing area daily** and leave stables free of shavings and hay (ready for disinfection)
**Required Before Arrival**
* Proof of current public liability insurance
* Proof of horse insurance
* **Up-to-date worm count or worming programme – MUST be provided before arrival**
**Hacking & Riding**
* Direct off-road hacking from the gate across the Derwent Valley
* Chopwell Woods and Beamish bridle paths a short trailer drive away
* Coast approx. 30 mins by car (slightly longer with horsebox)
**Important**
* You are fully responsible for the care, safety, and behaviour of your horse at all times
* Horses must **not be left unattended while tied up on the yard**
* Turnout, arena, and stables must be pre-booked
**Dog Policy**
Dogs are welcome but strict rules apply:
* Never off-lead anywhere on the property
* Must **not enter the yard or horse stables**
* Must be **kept on leads** when walking around the grounds
* Please clean up after your dog and dispose of waste in the stable yard bin
* **Reactive dog on site** – safety is essential
* 1 large dog or up to 2 small/medium dogs (second dog must be pre-approved)
* Dogs may **not be left alone in the cottage** unless safely crated
**Guest Access & Exploring the Land**
* Guests may explore the orchard and grounds
* Entry to horse fields or livery yard is **not permitted unless accompanied by staff**
* Parking in the main car park is required
* Quiet and peaceful surroundings

* Park in the tarmacked car park
* Winter arrivals must be by 8pm; after this, the **gate lock code** is required if leaving the premises
