Welcome to Sottotorre Home , a bright 80 m² apartment located on the first floor in the heart of the characteristic center of Calasetta. With the beautiful beach of Sottotorre reachable with a pleasant walk of a few minutes through the characteristic city center, this house is the ideal base for families, couples or groups of friends (up to 5 people) looking for comfort, relaxation and outdoor spaces.

The raised position guarantees fresh rooms flooded with natural light. The layout of the beds is designed to offer maximum flexibility and functionality:
Master Bedroom: A cosy double bedroom.
Attic floor: A charming area with three single beds, perfect for children or friends.
The kitchen is fully equipped for all your needs and includes an oven, microwave, refrigerator with freezer and a coffee machine to start your days in the best possible way. Comfort is guaranteed in every season thanks to the air conditioning and the presence of the washing machine. (Note: The apartment is for non-smoking guests, but smoking is allowed in outdoor areas).

The house offers two outdoor areas to better enjoy the Sardinian climate:
The Private Terrace: Adjacent to the apartment and equipped with a small table, it is the perfect space for an intimate breakfast, for drinking a coffee in the morning or for relaxing while reading a book.
The Equipped Outdoor Appliance: A large space dedicated to your relaxation, specially set up with barbecue, large table and umbrella. It is the ideal place for outdoor barbecues, lunches sheltered from the sun and unforgettable dinners under the stars.
🏍️ Parking & Motorcycle: In the neighboring streets you can easily find free parking just a few minutes walk away. If you are traveling by motorbike, the external property of the structure is spacious enough to allow you to park it inside in total safety, avoiding leaving it on the street.

Calasetta is one of the most fascinating and authentic places on the island of Sant'Antioco. The town will welcome you with its rich culinary tradition: a few steps away you will find historic restaurants with seafood specialties, family pizzerias and cozy clubs.
The location is strategic for lovers of the sea and excursions. In a short time you can reach some of the most beautiful beaches in Southern Sardinia:
Undertower (on foot) , Spiaggia Grande , Le Saline , Cala Lunga, Cala Sapone , Cala della Signora , Coaquaddus and Maladroxia.

In addition, the marina is a stone's throw from the apartment: from here you can easily embark to explore the nearby Island of San Pietro (Carloforte), making your stay a perfect adventure to discover the territory.

It is necessary to follow the calendar that you will find inside the accommodation to avoid penalties and charges charged to guests.
The separate waste collection calendar in Calasetta requires delivery by 06:00 in the morning (or the night before). The main fractions include Wet (MON/WED/FRI), Dry (MAR), Plastic/Metals (GIO) and Paper (VEN), with glass collection depending on the area.

Contribution rules:
Hours: Expose waste by 06:00 in the morning on the day of collection or, alternatively, the night before after 20:00.
Containers: Use approved containers or bags near your house number.
Ecocenter: Active in the PIP area for direct transfer.
It is mandatory to respect the quiet time.
It is forbidden to smoke in the house
It is mandatory to properly separate the waste and use the indicated bags and containers.
An incorrect or overtime transfer may result in fines or additional costs charged to the guest.
Arrival, Security and Legal Compliance
Fast Check-in Procedure: Upon confirming your booking, you will receive a fast check-in link . It is mandatory to complete this online procedure before arrival to allow for proper bureaucratic management and to guarantee you quick and smooth access to the facility.
Short Rental Agreement: In accordance with current Italian legislation on short rentals (Legislative Decree 50/2017 and provisions of the Revenue Agency ), for all stays of less than 30 days it is mandatory to sign a written tourist rental agreement . Since this is a short stay, the contract is not subject to tax registration (exempt from registration and stamp duty), but the digital or paper signature of the document is an essential legal requirement to access the property.
Identity documents: Each guest must provide a valid identity document (through the fast check-in procedure before arrival) for the mandatory transmission of data to the Public Security authorities (Web Housing Portal of the State Police).
Security Deposit for Damages: To guarantee any damage to the property, to the furniture, to the equipment or for the loss of the keys, a credit card will be requested (prepaid cards or debit cards are not accepted) on which a temporary block will be made (pre-authorization). The amount is not a charge and will be automatically unlocked after check-out, following the verification of the condition of the apartment.
Unregistered guests: Strangers or people not included in the initial booking are not allowed to enter the property, unless authorized in advance.
