The Villa Emilia (300 m²) is the perfect family retreat. It comes with everything you need for a memorable, kid-friendly holiday and comfortably sleeps 9 guests in 4 bedrooms:
- Upstairs (main level): gather in the spacious living and dining room, which opens directly onto a covered, front-facing terrace featuring comfortable loungers and views of the lake. This floor also includes a fully equipped kitchen with access to a side dining terrace, one double bedroom, and two bathrooms with showers.
- Downstairs (ground floor): The kids (and kids at heart!) will love the ground-floor entertainment room, outfitted with billiards and a foosball table. This level also features a smaller living room with a TV, a kitchenette for easy access to cold drinks, three double bedrooms, and two bathrooms with showers. It opens directly onto a covered terrace and the garden.

Your outdoor oasis - enjoy the beautiful Italian summer across three generous covered terraces that offer the perfect balance of sun and shade. The grounds feature a beautifully kept lawn bordered by Mediterranean plants and flowers. There is a lovely private swimming pool surrounded by sun loungers and parasols, providing a refreshing escape for kids and adults alike.

The location - Villa Emilia sits in a peaceful residential neighborhood just 700 meters from the heart of Ranco. This laid-back village features a charming harbor, a lakeside bar, and a children’s playground. Everyday conveniences like a grocery store, bakery, and excellent dining options - ranging from casual local trattorie to the Michelin-starred 'Sole di Ranco' - are all in the immediate vicinity. You can catch ferries to the lively town of Arona, to Stresa and the magical Borromeo Islands.

Just 3 km away is the charming town of Angera, famous for its towering La Rocca castle, lovely beach, and lakeside promenade. The villa also serves as an incredible base for day trips to Milan, Turin, the renowned Piedmont wineries, picturesque Lake Orta, or hiking in the nearby mountain valleys.

RENTAL CONDITIONS - VILLA EMILIA:
Included:
Water, electricity, gas, smart TV, wireless internet, dishwasher, washing machine and dryer, baby bed and high chair, billiards and foosball table, garden, barbecue, ping pong, swimming pool (10 x 5m; max depth 1,5m; salted water), parking

Extra to be paid cash upon arrival:
- Security deposit (refundable): 1000 euro
- Cleaning (obligatory): 300 euro per week
- Bed linen, bathroom and pool towels (obligatory): 120 euro
- Air conditioning: the use is metered at with a bonus included of 100 euro. Any extra usage will be detracted from the deposit.
- EV charger: the use is metered and will be detracted from the deposit.
- Heating house (seasonal): 35 euros per day
- Tourist tax: to check upon arrival if applicable

Note:
- An extra foldaway single bed is available and can be placed in any of the bedrooms.
- Air conditioning available in the living room and 3 bedrooms.
- The swimming pool is opened seasonally approx. from mid-May to October; contact us for the exact dates before booking.
- Pets allowed upon prior request only.
- Events or parties not allowed.
- We’ve temporarily applied AI enhancements to our March outdoor photos to better reflect a summer theme. These will be replaced by fresh content following our upcoming photoshoot in June.

Additional services:
Private chef and other catering options, pre-stocking, extra cleaning and change of linen, personal trainer and massage, tour guide, boat & bike rentals, and other extra services: upon prior request only – we will gladly provide you with the direct contact details of the service providers to enhance your villa vacation experience.
Important: pre-authorization of any in-villa services by external people is required by the owner of the villa, and for some properties the services can be organised only by trusted persons of the owner. Please enquire before booking.

RENTAL CONTRACT:
