Two pools or the ocean — honestly, your toughest decision all week. Sip your morning coffee on the screened-in patio while the breeze does its thing. Perfect for family memories that get told at Thanksgiving! Seriously, zero reasons to wear real pants! Come stressed, leave salty, wearing your resting beach face!

The space
Our property is one of the most private lots in the Rookery III community. Our home, "Resting Beach Face," simply has an amazing space indoors and out, ready for your family vacation memories! No matter how you look at it, Thanksgiving stories will be right around the corner. The community offers 2 pools (including a zero-entry pool) and a kiddie pool. One pool is located right across from the home, making your bun sunning access very convenient. We offer kids floaties, beach toys, a cooler, and beach chairs for your use. The community is golf cart-friendly with cart and bike rentals nearby. Two public beaches are nearby -only a 180 second drive! Our interior features Granite and quartz countertops, stainless steel appliances, and fully stocked kitchen with small and large appliances, cookware, and utensils. Appliances included: Dishwasher, Disposal, Washer/Dryer, microwave, electric range, refrigerator with Ice maker, Air fryer, Coffee Maker. Our unit includes two assigned parking spaces. Parking Passes will be supplied to guests from 5/16/2026 nd they must be displayed per community rules on the dashboard while in Rookery 3 Community. Security will ticket vehicles not displaying parking pass. Each Parking spot is 50.00 per vehicle. Our home is a 3-bedroom, 2 full bathroom home that offers a dining area that seats 10. The master bedroom is 182 sft, and offers a full bath with tub, linens and toiletries. Bedroom 2 offers a queen-size bed, linens, rollaway, and Bedroom 3 offers a bunk bed with linens, that is a full size on top, full size on bottom with a trundle. Effective June 1 all rooms will have a 55" mounted smart TV, and the living room with a 70" mounted smart TV. All TVs currently in the rooms are smaller. Off the living room area, there is a wonderful screened in patio where you can enjoy an early morning coffee, or a late day rest after hitting the beach. Perfect for determining your next days adventure, while enjoying beauty of the wildlife preserve. With having such a private lot, the kids will have room to run, while you soak up the fresh air sitting by the firepit accompanied by 6 Adirondack chairs, large umbrella, picnic table and hammock. We offer a propane grill. This is not a pet friendly home. We are sorry, but the community is very strict about pets.

*There are several places in the area where you can rent items for the beach or just to get around. Fort Morgan Beach rental is close by, and offers Beach chairs, Bikes, Golf carts, tents, kayaks, etc. Please note it is not required to have a parking spot/ pass rented for golf carts.
*We have a ring camera on the front porch
*Check In: 4pm Check Out:9am
*All guests shall abide by the "Good Neighbor" policy and will not engage in illegal activity and be considerate of our amazing neighbors.
*Quiet time is 10pm to 8am.
*This property shall not be used by more than the number of adults and children listed in your reservation.
*Early check in is a possibility if available, and late check out is offered as well, if available, for a small fee.
*Maintenance and Housekeeping/ Property Conditions- the property is provided as is. We do our best to ensure everything works, but are not responsible for the inoperability or unavailability of any amenities. Please reach out to us as soon as you notice any maintenance or housekeeping issues or any potentially hazardous conditions. We will take reasonable and appropriate steps to remedy any reported problem as soon as practicable.
*There is no access for wheelchairs
*Smoking is absolutely not allowed in the home. Outdoor only. You will be charged a 500.00 additional cleaning fee.
*No large Parties. Large Events must be approved at time reservation is made.
* Pets allowed fee for COA and extra cleaning
*Parking pass must be paid at time of Booking . This is included in your cleaning fee. Passes must be displayed at all times while on the Rookery 3 property
Anyone who violates this request will be ticketed by security and expected to pay the fine.
*No charcoal grills are allowed on our property .
*when using the propane for the grill or firepit, it is not guaranteed that the tanks are full. If you find it is not full, you can exchange the tank at a local gas station for approximately 30.00
* Clean the grill after use
*Cover the grill and firepit when not in use
*Ensure the umbrella is tied tightly and do not use if it is windy. The winds from the gulf come up quick and will damage the umbrella.
*absolutely no fire or candles on the screened patio.
*Damages: If you cause damage to the property during your stay you will be required to pay according to the rental property damage policy. Renter is responsible for any damages to property and linens that Airbnb does not cover under their Host Air Cover. By booking this property, you agree to pay for any out-of-pocket expenses or any damage

*Please treat our home with the same care you would use with your own residence and leave it in the same condition it was when you arrived.
Please make sure that you close and lock doors and windows when you are gone, and know that you will have wildlife guests, if you leave your door or windows open. We will not offer a refund.

Double Red Flags: Water closed to public- Very dangerous
Red Flag: High Hazard. Rip Tide and should avoid swimming
Yellow Flag: Caution / Moderate Hazard - Moderate surf and current
Green Flag: safe to swim. Calm
Purple Flag- Presence of dangerous marine Life (Jelly fish, stingray, dangerous fish)
Yellow Flag with Black Circle in center- no watercraft and surfboards
Windsock- off shore winds present, inflatables should not be used.
