This apartment is amazing! perfect location and owner is amazing!! he met us at check in and toured us around the apartment and then gave us a map of the city and showed us his favorite spots! it was also almost midnight and he had no issue coming and helping us get in!! highly recommend!
Spacious, comfortable apartment that was perfect for our family of four. Easy walking distance to any site but just out of the immediate tourist crush. Emanuele was extremely accomodating when travel issues meant we had to check in late on christmas day which we very much appreciated. The only note is that he is difficult to get a hold of to ask questions via email/text/the VRBO app, however once in a conversation on the phone and in person he was very helpful and friendly. We would absolutely stay here again and recommend the apartment to our friends.
Comfortable beds, ac worked well but it was 70 degrees the day we stayed. Key entry , had to meet owner/manager but communicated quickly. There is a lift and stairs. 20 min walk from train. Not well stocked, low on hot water. Florence is beautiful and full of good food, historic buildings and beautiful people.

PROS: EXCELLENT LOCATION, large rooms, a/c*, washing machine and detergent, quick online responses and via text right before arrival; hosts were helpful in setting up a third single bed in the second bedroom.
CONS: a/c only in one bedroom (but strong a/c in hallway outside so able to cool down the 2nd one a bit), bathrooms are VERY dated/rough/worn - one only has a tub and handheld showerhead (which didn't work well), the other was very small and a bit grimy; peeling paint in most rooms; thin bedding on all beds; no tv, no coffee table.

The property is located in a perfect place to make your visit to all of the tourist attractions walkable and easy. Emanuele gave us a great check in experience and great recommendations. But, the place is in kind of rough condition. The ceilings are cracked and peeling, there are wires hanging out, lighting fixtures not fully attached to the ceiling, the couches are covered with sheets, the showers are peeling and moldy, etc. it was disappointing because the stay is not represented in the pictures or in prior comments up until very recently. If the apartment is updated and thoroughly cleaned I would recommend it but as is, is likely a no-go if you are looking for a clean and updated stay.
